    I suggest moving onto the property ASAP and installing security. It’s not uncommon to get ripped off. Everything is valuable nowadays with recycling, and drug addicts know no limits. Also, beware of squatters moving in. Lock it up tight and good luck 👍

      If it were my place, I'd concentrate my efforts all on getting one area suitable for you to live in. You'll help with security because you will be living there and I'd even rig up 3 or 4 timers in different areas and sides of the inside to have lights turn off and on at random times during the day and night. You moving around and those lights going on and off will give the appearance of activity, which will deter people from messing with you and your new place. That's essential!
      BTW, nice going on the final price! WHAT A FRIGGIN' STEAL!!! I'm interested in what you plan for it in the end. a bread and breakfast? An office for multi different small businesses?, etc, etc. It's so big with so much potential and options...

    I don’t understand mean and negative remarks by people. It’s your money that you bought this property with, not theirs. It’s your project, not theirs. They just don’t need to watch your videos. I’m anxious to see your progress. I know it will take a very long time. Don’t give up. And don’t read the negative comments. Not worth your time or effort. 😢

      It’s probably because 62% of people essentially live as slaves (paycheck to paycheck) and will never be able to afford a simple house. So seeing the excess others have can be very hard to deal with. Especially when many of those people work back breaking jobs and often multiple jobs and don’t understand why their contributions to society are not appreciated. Like teachers for example!

    Well, as far as I've seen, restoration channels that post at least once or twice a week and in which some progress is apparent tend do pretty well. At least that's true for properties in France, villas, chateaux, mansions, etc bought by Brits and Americans. That's what youtube keeps showing me.
    If you do regular updates with the smaller work that needs to be done now and a little luck, chances are that the channel will grow to a level at which you can have useful sponsorships from companies that deal in solar panels, batteries, power tools, paints, building materials, etc which will boost your ability to repair the place.
    Also, since you also work on cars, you can also do some videos on that, attracting an audience from that side too.

      Yep, this is 100% true. A YTer in Vancouver Canada recently bought an abandoned home, and is renovating it on her channel, which used to consist of crocheting and sewing content. She now has close to 1M followers on YT and 2M+ on Instagram. If I lived in the US, I'd love to volunteer a weekend to help with the tear down work!

      It looks like an amazing mansion, with some work and repairs.
      I imagine I would be so overwhelmed with such a massive project, but he has a better-matching skill set and likes a challenge, but at least I can dream.

    That place is so big you easily could rent 3rd floor and live on the other two. There are plenty of possibilities. Don’t be so quick to gut interior. Reuse what you can. Because it’s important to put money into roof, heating and electric. Then you can start thinking about making her pretty. You’re going to make her beautiful once again! And having all that property in a nice neighborhood…. Wow!👍🏻

    Think about how to fix the home up in sections. Live in one zone while fixing other zones. You cant do it all at once

    You'll be replacing a ton of pipes and the boiler - Look into point of use electric water heaters for each bathroom, or at least just one small WH in each bathroom. Heat pumps would also be a huge savings in the long run. My second tip is to avoid smart home stuff. It becomes a huge PITA faster than you can imagine. Six weeks in you will have 15 apps for 20 devices and nothing works together like they claim. Third tip, reach out for sponsorships instead of purchase agreements. Anker would probably sponsor your full electrical overhaul.

    Love the house. When I saw your tour I noticed that there are a ton of old sinks, toilets, tubs, etc... If you plan on taking out any of it find a local salvage company to sell it to or sell it yourself because so many people just trash it and there is a market for just about everything in an old house. Also, I would recommend you watch Rehab Addict which was on HGTV from 2010-2019. The show host (Nicole Curtis) purchased houses in disrepair and brought them back on a tight budget. She saved an old damaged wood floor by taking wood from a space where it wouldn't be noticed like a closet to patch the part of the floor that was too damaged to be sanded down and saved. Probably one of the best home repair shows because she tried to save everything original and I think you could find a lot of ideas from the show. I look forward to seeing what you do with the house.

    Try looking into types of companies that deal with tax credits for window replacement for historic buildings. Anderson Windows is not the best choice - their products do not retain heat/cool in the seasons. My cousin just had this done on her home and she saved a bundle. Plus, it was explained to her well & future savings will be well worth it. Good luck 🤗👍✨

    as a mom on a budget ,i would rent rooms to friends to help pay for the repairs and id put regular gutters they are way cheaper. metal roof is way cheaper. buy your supplies from places like menards and lowes in states where prices are way cheaper . even if you have to pay shipping prices i think would still be cheaper or order alot of stuff you need get a uhaul truck and pick it up your self. i remodeled my bath room for 300.00 and it looks great . there are so many ways to do cheap. i got my toilet free and it was new someone just wanted a different kind. second hand stores are great for good used items. craigslist has some cheap building supplies . ive been able to get dry wall, plywood. 2x4's, ect on craigslist for way cheaper than they store and it was brand new. good luck to you cant wait to see when its done. praying for you

    I have always fantasized about making my home in a place like this. School, church, warehouse, strip mall. I’m happy that you are brave enough to do it. I hope it’s the adventure of your life! I don’t think you will ultimately lose money on it, but I don’t think you will make money either. The important thing is that it’s your home, and you should be happy in your home, if nowhere else.       But how can they deal with the sky-high costs of maintenance and repairs? I am nowhere near that handy. I love the idea of having such a massive house, with 3 floors and even land space to add whatever else might be needed, such as well maybe a garage for working on cars.
      One of my favorite cartoons is _Dexter's Laboratory._ Imagine having space to build such a massive mad-scientist's laboratory, for real.
      I wonder of the structure is solid enough to add more floors later on? Or might that be disallowed, due to it being "residential" now?
      Plus, it sounds like it is in a great location, for him anyway.

    I would seriously tackle this project in baby steps, get one small area nice and livable, take care of anything that is leaking water, get my electrical in order, I wouldn't bother repairing or replacing the boiler, I would opt for Mini splits through the house so I could heat and cool only what I needed.

    WOW, I really appreciate your full disclosure, it's great to to get the whole picture. As you get estimates for work, I hope you consider dumping the ancient technologies this building uses and take a look at more up-to-date and efficient applications. Like zonal heating and cooling (Mutsubishi mini-splits to do the job in specific interiors), heat pumps and tankless water heaters (ditch the crazy heating vents and clumsy water heater and its piping.) The upside is that you can install these in specific core living areas as you upgrade (very budget friendly), rather than blowing your budget to do the entire building at once which would be a very old-school method to take (pun intended).

    Get some cameras on this property. Once construction starts, metal hounds will be scoping it out. Word will get out when you start hiring folks to help you. Keep this location to yourself as long as humanly possible.

    Do what you can to try to get live in there ASAP. Install security cameras, locks on all the doors, etc. etc. You don’t want somebody coming in and destroying your work or stealing your tools etc. There are a lot of scumbags in this world.

    Definitely watching this reno right to the end and as well as the reno we will see your skills improve on filming and how your channel grows. I wonder if one of those hall closets is a laundry shut or was/is a dumb waiter. Probably heaps of hidden design elements in this building from years gone by.
    Have you thought about providing free accommodation for skilled workers whose main job is working on the reno? You'd have to be careful with the personality and integrity of the people you pick and their skill levels but finding the right people could be really beneficial and it seems like you have the skill to weed out the bad from the good. Anyway I'm looking forward to watching this adventure of yours, it's a beautiful property and the outside land looks great including that retaining wall out back, I look forward to seeing that cleared out and looks like you've got the space to build an amazing car work area for your main passion

    Helpful tips:
    You can do all the work yourself.
    1st. Waterproof.. remove the flat roof, so if you need to replace any roof joists and 5/8 plywood, then I would foam dome for water runoff, apply foam with roofing lap seal and 45lb torch down, run long way first overlap opposite.
    You can use the same method for your gutter system.
    Next I personally would provide a great layout of what you want, opening a wall is possible even with cmu to make a garage or small workshop.
    The home area is where I would look at first after water tight work is completed.
    Focus on the home side since there’s more in place.
    Workshop and or garage is in other building at a later time.
    I’m a retired GC and HVAC from SoCal, I live in NE OK now, renovated many schools, worked on many restaurants (Cheesecake Factories) 116 of them, built and remodeled many homes etc…….
    Like you said, most of the funds is in overhead and burdens - labor, materials are basically cheapest, think it through, rent the right equipment, watch many TH-cam videos lol 😂, you’ll get it done eventually.

    10:00 Ok as a contractor before you should know that gutters are the easiest things to replace as well as the windows. Honestly call a local guy PJ Fitzpatrick wanted somewhere between 800-1200 per window for replacements. I found a local guy who got the windows custom made for 200 and installed each one for $50. We had a lot of windows so I said deal and he actually cut off 10 a window if he could do it between his other jobs which worked out even better bc we weren’t in a rush.

    If it were me, I'd get a watch dog & leave it inside the house so you don't loose any tools,fixtures or anything else that comes with fixing the place up.

    I would suggest moving in to the best room that needs the least repair. Then start with the most important issues first like the water leaks/plumbing and roofs. Then get the electrical and hot water going. Once the those are done, you can start with one room at a time and then move to the next room until it's all done. Don't worry about money. The monetary system isn't going to exist for much longer, so do what makes you happy, not what makes money.

    Try to get a part of the house into livable condition as early as possible. you can save a lot of money if you can live in the house, even if you have to make compromises. My father did that and went room by room over 20 years without ever taking out a loan.

    You can build your garage and put 2 or 3 apartments to rent if you pay a architect for some plans to get more out of the plumbing.

    It is a phenomenal deal. Excellent investment. Everyone stresses when they buy their first home, no matter the price, as it's a huge liability to take on. Definitely don't give out your location, need an excellent security system first. People are crazy lol. So glad your channel popped up on my feed. You're kinda cool in my book 😎

    Also! Since it was commented in the previous vid! I work woth asbestos. It's best such buildings to be checked. I assume this is in the US. So asbestos is treated different than in the Netherlands where I am from, so I can't say much in English since it's all in Dutch for me. But it's best to at least get it checked! Cuz asbestos aint so cheap to remove 😬

    Now did you get all the asbestos surveys for the school, you know the ones required by law. They would tell you what is left to remove and where it is. that is if it is damaged. Remember if there are 4 units or more EPA regs apply. Not counting state requirements. Hope it is not in NY, but in PA the saying goes, pay us for the training, follow EPA, OSHA and have fun.

    Do your contractor friends need “free rent living” for a year? Some single folks trying to save for a house themselves might “live rough” while working there on the property.

    That place is a gold mine but you are going to have to do a lot of digging... I help restore old buildings. Based on what I have seen you are going to want to do almost a complete renovation on the inside. Tear everything out down to the bones. The plumbing is no good, the electrical is no good and there is nothing in there worth saving. Frame it out and modernize everything. The outside of the house is another story. It has some nice features. You are going to want to restore as much as possible to maintain the look. Windows are always a big issue. Are yours really that bad? The look old and inefficient but not terrible... I would kick that can down the road if possible, you can always do them later.

    Good buy! (Especially if you can renovate it within your budget) Especially for where you are, to get that much land in that area was a steal you can always house hack there. I was looking for a school a year ago and it's just too much for me. Im currently renovating a duplex and it took me waaaay longer than expected to finish. Maybe if I find a good deal I may consider it again. Can't wait to see your progress thanks for the numbers.

    I just moved into my newly constructed home and our interest rate was 7%. Our credit score is as high as it goes and we went through our credit union instead of a bank!
