    The size and layout itself are great, but I think Penang lang is mostly concerned with the "leasehold" as most of the projects in Penang are still freehold. Maybe can consider exploring Triuni Residences and Quaywest which share the same price range? Looking forward to more episodes in Penang!

      But thinking about it, Penang state government has renewed leasehold land tenure for apartments before for a project around Queensbay and the price almost went doubled. In that case, leasehold and freehold got not much difference anymore technically…

    If only the M’sia higher end development can play around with a mix of tiles/stones application. That will be great. Do drop by to Sg to take a look at the completed units, show units and we can see a huge difference on the flooring application. :)

    The layout is perfect. Though it has 4 bedroom+ 4 bathroom. But it's not too big especially for principal bedroom

    Very nice. Not bad for roughly $350K US. I wonder what the monthly HOA is. Still, a tad too private for me (away from the action). To me, the pool is located there to provide some view to the users right? If in the back, nothing there and not like there are people looking down at you (front side).

    Hi Sean, whats your thoughts seeing as this property is leasehold? Years left on lease is 78years, having checked with an agent after watching ur review.

      In Penang, there are examples of project that renewed their lease successfully. So I didn’t think that was the issue compared to ours here in KL and Selangor. We haven’t experienced any renewal of lease for high rise yet.

      and somewhere in the future maybe a Sunway township at Paya Terubong

    I am genuinely shocked that the building isn’t turned the other way around: have the mountainside/forest view from the living room and principal bedroom, and the city view from the kitchen/laundry. Seems like such a waste of a million dollar view!

      According to Chinese Feng Shui, its 背山面海,with your back to the mountain for solid backdrop and the front facing the sea.
      No one developer has defied this Feng Shui for good reasons.
      You build the other way around , it will be stagnant, it will not move units.

    u stay in Pg sure will live longer than if in Kl,by a clear decade or so(wa penang lang)...so cleverly designed with sooo much attn to details,esp the privacy n exclusivity of the entire project n spaces...would seriously grab one,BUT unfortunately the cons outweighs everything else which is its leasehold...i'd rather rent it on an indefinite tenure,bare unit-spec it to my preference,n when if i leave-just leave everything as is!haisshhh-but still hw i'd wish its a freehold-hence the cheaper price i guess for sooo much lux...another thing with mountain being closeby is the freq visits of the famous beruks....silap2 u see them lepak at carpark(confirm got one)biawak also sure got one....hope birds can chirp them all away!ular sure got...my fren condo level 11 also ular can masuk,nearby bukit jambul area!so,embrace the entirety of nature....if 500k i can consider la kot....

    Sean. Please have a look at the link. My apartment is adjacent to Treehause and the landed properties in front. In 2017, my family witnessed the landslides behind those houses and adjacent to Treehaus.

    If the elevator breaks down, there will be no money to repair it unless the monthly maintenance fee is a few thousand. 46 units all the money will be spent on security guard and cleaning. Based on my observations high rise with less than 200 units mostly very badly maintained and will look very run down just after 5 years.

      To put into perspective, it costs 30k just to deep clean a pool and change all the water.

      Plenty of 45 to 50 year old apartments in coastal areas and tropical ones of the USA are in jeopardy of collapse. Combination of weather, high humidity and not good maintenance. Just a warning to owners here...
