    After checking out their hilltop development, I'm just thrilled to check out their seafront development. It all began from the construction of one of the main highway which made this location absolutely relevant. On site, the scale of works and engineering are massive that is part of the strength of this team.
    The light collection, which was completed earlier took the industry by surprise. And it totally blew my mind. I'm extremely impressed with the maintenance and the engineering works. The central water body that uses seawater to host marine sea-life was insane. There were also luxury villas that were located above water with silts, giving it that great human water experience.
    For the new project Mezzo, it would be a different approach as it will be less private. There will be an integration of the mall, residence, promenade, and a convention center. This is one of the main benefit of a township development. Everything is in control of the developer, from landscape treatment to road width and these makes the space feel different compared to conventional Penang.
    However, part of the inconvenience of a township development involves lots of construction works for the future phases. Also the main access to site seems weird during the visit. But anyway, this is one of the most memorable property visit ever.

    Watching this as the consultant engineer who is in charge of Mezzo hahaha. I frequently visit the site to make sure things are going in order. Shame that I didn't get to meet you man. Anyways, cheers and quality content as usual.

    Hi Sean, good video . Those people that I know who bought IJM properties have made good profit. They are a very reputable developer. I have owned their property since 1990s. Missed a lot of good buys too. So far I have not heard of any abandon project by them. That is a very important point when buying property!!! Light collection is a very upend development. Nothing less than one million ringgit so residents who can afford are generally the better off so the surrounding are kept quite pristine by the residents as compared to some development. Staying here is like staying in a holiday resort!!

    bro...don la do content like this.....see,now i wanna go back settle in my hometown-haishhh!sooo proud to be a fellow Penangite...the developments r amazing...almost most of it u reviewed r awesome mate!i seriously considering getting the Mezzo maybe subsale dev units(2 bedroom)...this is sooo ideal for my preference!n its always satisfying to watch my hometown on such contents....do more Penang lehh...

    Amazing review Sean, you didnt show the show unit though. 1000 sqft for 2 bedrooms, that is huge even for a family of 4. I get why you didnt show the show unit. The surrounding areas within the development is much more interesting and the condition of the development is quite impressive. Maintainence fee must be high. Why does the light collection look so empty ? Has it gone through VP ?

    There is a downside to sea-side living. The salt water (in the air) causes more wear and tear on appliances, electronics, fittings, furniture, etc.

    im as one of the resident living in the light city i can say that the management arent taking much on building maintenance. Its just look good from outside is because IJM giving the long lasting painting(10 years) to look brand new for the first 10 years 😢. Hope IJM can improve taking of the light city

      Well I'm pretty confident that they have allocated a safety level. But I understand the risk but this side is within the channel instead of open water, so if thunder storm occurs, those within the northern side would suffer more actually.

    Sadly The Light office management is a total wash, one of the worst you could possibly find. Extremely slow in dealing with property repair and cleaning despite residences having to shell out one of the highest maintenance cost in the island. The apple doesn't fall far from the tree, expect the worst from Mezzo.
