House Of Lennard window cleaning is irrelevant. It's more than likely no one will ever spend a night there. Like many of the most expensive properties here in London, these apartments are simply assets, a store of money, to be bought and sold. Many are owned by investment companies, pension companies etc who have no intention of every actually letting them.
Nice tour, but probably the space would have been used better with fewer and larger rooms. It feels a bit claustrophobic at places. Also somebody should maybe hire a window cleaner someday...
Kind of hard to keep windows clean with the upper floors still under construction. The real problem with this building is the lack of East / West views. If you want to see a sun set or sun rise you are out of luck. For the price they are asking people are going to want to see a sun set. They are going to have a hard time selling this to anyone other than an "investor" who won't bother living in the property anyway.

Go to street level and you have much scarier things to worry about 😀 There was a plane that emergency landed on the Hudson. Some pilot friends of mine totally see that pilot as a hero, as that as very hard to pull off. No casualties. It was the Hudson or a couple of blocks of random houses. Hitting a tall skinny NY building with hardly any residents is hard to even try, whatever CIA and FAA tell you.

@@brandonwisco The problem is, you're probably the tallest thing in the city at that height. And lightning is always drawn towards the tallest objects. It doesn't help that both sides of your apartment would have the storm on full display right outside your windows, leaving you few places to go to get away from it. I'm sure the building comes equipped with some kind of lightning rod, but that knowledge would do little to make me feel safe if I were stuck in a glass-surrounded house suspended thousands of feet above the ground amidst the deafening strikes of lightning and claps of thunder raging like Zeus' temper tantrum all around me.
Yea houses in canada are like 2-3 million a pop (REGULAR EVERYDAY HOUSES) because the real estate bubble never popped for them and it's a hyper bubble now USA market crashed then went right back into a bubble because nothing actually changed the banks just got bailed out and the debt was offset onto the future generations of citizens to pay in taxes it's fucked up yes but a no brainier investment tool if you know the world's ending in a couple decades (when I say end I really mean the markets will go to shit and mass homeless and unemployment over 50%)

I can only say It is a Shame because we have super poor people who can’t afford even rent better apartment and we have super rich people who can buy apartment that could cost as 6 properties building and each of them 30 units. Basically 180 apartments for poor people or one for rich. This is called Capitalism.

What people call capitalism today is not free market capitalism. The problem isn't capitalism, it's the general public's inability to be responsible with their dollar (and in general their way of life), and the social problems that come with this show up in many different areas of society. If the govt. is given too much responsibility/power, we know where that leads. Sadly, a culling of the heard is coming.

How much for maintaining per month? (window cleaning, property taes, etc.) Plus NYC takes 10% of income in taxes! So if you make 300M/year, then 30/mil to own this. Think about the city taxes! You could owe more in taxes on income than the cost of the unit.

You have a nice intimate dinner party in which you cook for your guests, dirty pots and pans in the kitchen for all to see. You tote it all to the dining room at the other end of the room. You eat. Then you give your guests after dinner drinks in your living room but they can't hear you because their couch is 18 feet from your couch. Anyway, the evening conversation continues between dirty pots and smells in the kitchen and dirty dishes on the dining room table. The evening breeze picks up, the building sways perceptibly and your friend who gets carsick hurls the lasagna on your white couch. Good night.
It is a bit awkward once dinner is done and everyone retires to the “living area” the help has to keep walking by as they clear the dishes and they’ll be a stone’s throw away washing up in the kitchen in full view of guests. This is why no one will ever eat a real meal in a place like this. You’ll have your friends over for drinks before you go out to eat at Le Frou Frou’s or the dining table is used to set an array of finger foods to go with the cocktails.
Agree ahahah and I wonder why the living area is in between while the dining table is so distant from the kitchen... bizarre !! Anyway in my view, an elegant apartment/house cannot have an open kitchen-dining area for the reasons you have well pointed out. P.S.: I can fill that closet with my weekend bag, where can I put my other gowns ? and the bathrooms are horrible.
Even if I could afford it I'd never live in those thin buildings that seem all the rage in city residential architecture. I know they're made with strong materials but in a very windy day or strong storm I'd be a nervous wreck.
The core itself is like an I-Beam . . . not just elevator shafts. And those 'what appears to be ceiling beams'? . . . those are ALSO some of the serious steel. They're just concealed in plaster/drywall/and other delights. This building is EXTRA strong!
They're held by billionaires or financial institutions (hedge funds) as real estate assets and then sold for a profit of around 20 pct. Nobody really LIVES in them

I’ve lived in the middle of know where Wisconsin my entire life and it’s just so hard to imagine livening in a place like that 🤯 and it’s even harder to understand that people actually live in places like that everyday. That’s the best I can do to explain it.
Very few people actually live in these towers. At most it's a billionaire's 5th home and at worst it's a $30m dumbfuck box to stash to funnel cash so you can avoid taxes
As someone looking for inspiration designing my home, I'm surprisingly unimpressed by much of this. Alot of it feels mismatched paying more attention to rarity and quality over cohesive design.
I had the same thought. The apartment is thoroughly unimpressive for the price point, the only things about it that are impressive are location, size and view.

And lets be honest if you can afford a 28 million dollar apartment you can afford to fly wherever you please.

So, I'm afraid of heights. In fact, I'm deathly afraid of heights. I once stayed on the top floor of a very high rise hotel when a Richter scale 7 earthquake struck. The top floor swayed dangerously back and forth and sheer terror seized me.

Loved every detail of the apartment, but even though I wasn’t there in person, I experienced vertigo when I looked out the windows! I know the windows will be cleaned professionally once all the of the building is completed, but dirty views through me for a loop. I could easily get used to the high floor level and the decor was understated and lovely. Much thought went to making the interior neutral so the view didn’t have competition. All in all, very lovely and livable. Now to find the money to buy this home…
That's not what it's about in the city though. The people with money that still want some sort of land and close proximity to Manhattan move across the river to Jerseys ultra rich towns.

@@sweetcheeksdaddyd thank you for the update. A previous commenter mentioned that the architectural firms have in-house engineers also. I just think that engineers tend to get overlooked in these situations as the architectural firms take front place. It’s a very good dual relationship between disciplines to get these developments to fruition. I’m a believer of give credit where credit is due.

Slight correction, the building doesn’t have the traditional center core, it mainly relies on the two side walls, that’s why the outer wall is super thick(as showed in one of the bathrooms)

What people call capitalism today is not free market capitalism. The problem isn't capitalism, it's the general public's inability to be responsible with their dollar (and in general their way of life), and the social problems that come with this show up in many different areas of society. If the govt. is given too much responsibility/power, we know where that leads. Sadly, a culling of the heard is coming.

How much for maintaining per month? (window cleaning, property taes, etc.) Plus NYC takes 10% of income in taxes! So if you make 300M/year, then 30/mil to own this. Think about the city taxes! You could owe more in taxes on income than the cost of the unit.

It is a bit awkward once dinner is done and everyone retires to the “living area” the help has to keep walking by as they clear the dishes and they’ll be a stone’s throw away washing up in the kitchen in full view of guests. This is why no one will ever eat a real meal in a place like this. You’ll have your friends over for drinks before you go out to eat at Le Frou Frou’s or the dining table is used to set an array of finger foods to go with the cocktails.
Agree ahahah and I wonder why the living area is in between while the dining table is so distant from the kitchen... bizarre !! Anyway in my view, an elegant apartment/house cannot have an open kitchen-dining area for the reasons you have well pointed out. P.S.: I can fill that closet with my weekend bag, where can I put my other gowns ? and the bathrooms are horrible.
Even if I could afford it I'd never live in those thin buildings that seem all the rage in city residential architecture. I know they're made with strong materials but in a very windy day or strong storm I'd be a nervous wreck.
The core itself is like an I-Beam . . . not just elevator shafts. And those 'what appears to be ceiling beams'? . . . those are ALSO some of the serious steel. They're just concealed in plaster/drywall/and other delights. This building is EXTRA strong!
I agree. Too thin, too tall. The building flexes so much when its windy, the elevators get shut down. Just looking at it makes me nervous.

I’ve lived in the middle of know where Wisconsin my entire life and it’s just so hard to imagine livening in a place like that 🤯 and it’s even harder to understand that people actually live in places like that everyday. That’s the best I can do to explain it.
Very few people actually live in these towers. At most it's a billionaire's 5th home and at worst it's a $30m dumbfuck box to stash to funnel cash so you can avoid taxes

Loved every detail of the apartment, but even though I wasn’t there in person, I experienced vertigo when I looked out the windows! I know the windows will be cleaned professionally once all the of the building is completed, but dirty views through me for a loop. I could easily get used to the high floor level and the decor was understated and lovely. Much thought went to making the interior neutral so the view didn’t have competition. All in all, very lovely and livable. Now to find the money to buy this home…

The architecture firms that design these types of buildings have their own engineers on staff.
In this case the structural engineering was done by WSP. Geotechnical engineer was Mueser Ruttedge, and facade engineer was BuroHappold
@@sweetcheeksdaddyd thank you for the update. A previous commenter mentioned that the architectural firms have in-house engineers also. I just think that engineers tend to get overlooked in these situations as the architectural firms take front place. It’s a very good dual relationship between disciplines to get these developments to fruition. I’m a believer of give credit where credit is due.
People don't usually see the structural members so less people ever realize the engineering involved.
I mean, it's stunning, but I think I would be scared or get vertigo being that high in such a skinny building!

The window cleaning system will be housed at the top of the building. They expect sometime time in 2021 it should be completed. So not much longer. 😀
Slight correction, the building doesn’t have the traditional center core, it mainly relies on the two side walls, that’s why the outer wall is super thick(as showed in one of the bathrooms)
