Thank you, waiting for Part 2. We don't have any clear idea about the process of redevelopment when the flat gets old. This should be a burning issue as every one now lives in flats.
They tear down 4 storey buildings and build 20 plus storey towers in Mumbai in the name of redevelopment, but 20-30 years down the line when these towers will be as shabby and dilapidated , are they going to tear them down and build a Burj Khalifa ? … My point is that the redeveloped towers are not of good quality .. Government needs to have higher standards for these
Once our Hounarable Chief Justice of Supreme court told that if administrators and politicians honestly perform their duties then definitely cases in all courts will be less than 50% but when Neta aur Adhikaari becomes corrupt then general public becomes victims of injustice.
Sir you have information about one case from byculla ,but sad you haven't raised that issue.what points u are raising but u didn't address that issue.just wondering what is the reason.
There can be only one or two reasons: (a) That Byculla party has given me bribe of crores of rupees OR (b) Every week a packet is delivered to me by those guys 😂
What to do. Flat ka value niche ja raha hai....in prime area....80 lakhs was the value 3 years ago. Now it's 75 lakhs apparently and no decent person wants to buy at a reasonable price. Lower class people want to buy it for 60 lakhs. What should we do? Can't sell also, and the house is not going to redevelopment because of non fsi as airport is nearby.
Sir so here question is what is they remedy on this. when building is about to dilapidated condition and one more question if single member is against the redevelopment then what would be the legal course of action should be follow? Please help
A fairly large proportion of them have been completely successful i.e. they have got the possession in time, and construction quality is mostly ok. Success ratio may be around 80 percent. But the 20 percent of societies that fail in various degrees -- the fate of the residents is really quite tragic.

No of people displaced / lives destroyed are far more than Kashmiri Pandits. Political parties come forward for Kashmiri Pandits but no one will come forward for redevelopment victims. Kashmiri pandits gets quota in Maharashtra, Redevelopment victims don't. Kashmiri pandits can go to the courts and ask for justice from Indian courts for all the wrongdoing, Redevelopment victims can't go to the court (well they can but too much money & time will be lost, and hardly 5% people will get reasonable & favourable order in their favour from the court. The biggest mistake of my family is to settle down in Bombay.

There are very few practical remedies that individual members have.
Krish, would like to know how many buildings have been successful in redevelopment ? Did the builder not think of cheating such societies?

Nowadays builders refuse to take 20% bank guarantee.
managing committee cannot take the decision without majority approval of society memebers.
How can 51% members take decision about my flat?
Nothing is mentioned about redevelopment process and remedial action. 98/99 percent people don't take interest.
