You don't just go and pick out some developer, bring him to the society members and announce "this is Mr Shah and he's going to undertake our redevelopment." Such a method is sure shot disaster. There is a proper professional way to go about it - appointing a PMC (there are many PMCs of standing and integrity - not all are bought by the builder). Then the process of preparing Feasibility Report. Then if necessary preparing an EOI document asking for all financial and technical details from various builders, shortlisting the developers and inviting only a select few to quote for the project. The whole process is long and stringent. And here a very important point: the MC members are a team of well to do professionals - doctors, engineers, software consultants, bankers, etc. who are very much aware of the right way, the professional way to do things. They are people of standing and repute. So ultimately the whole redevelopment process goes through (there are many obstacles and challenges along the way) and completed finally.
If a court case has been filed in a cooperative court by few members of the CHS and society decides to go for redevelopment then... (01) Can society go for redevelopment if the court case is pending? (02) Can disputants say YES to redevelopment? (03) What will be the fate of the court case? (04) Who should tell the court about society is going for redevelopment? (05) What if case is withdrawn and society drops the idea of going for redevelopment?
