I give it 9 out of 10. It's a great unit for someone who comes to Vegas and has something of their very own. Maybe a second property. I love the the shower/jacuzzi combo. Definitely would make some minor changes. Like replacing the fridge, as you stated. Is your unit available to rent? I'll bring my Shihtzu with me. The unit is a 9 out of 10 but we all know Shihtzu's are a 10 out of 10 🤣🤣🤣

Depends, anywhere from $300-380k depending on floor, view and if it has a balcony or not
7 nice unit fees are high.
For everything you get they are actually very reasonable
The HOA is actually on the lower side for all of the amenities and including utilities
8/10 needs laundry in unit.

if you plan on living there do you still have to pay the transient fee? what about property taxes is it included with hoa?
No you only have to pay transit fee if you rent it out, property taxes are not included but are some of the lowest in the nation

I’m an 59 year old Las Vegas Dj living in a 55 and over community. I’m also a Slot Machine 🎰 Technician. I would love to even stay in a place like that for a week. That’s good living. My neighbors are so noisy.

Its a 10, for example $200 per night, 30 days, thats $6000. Minus $560 hoa fee, minus $400 transient fee. $6000- $1000 fee = $5000 in profit. Nice investment property. Meaning property is payoff.
Sounds great, but how often do you get it rented out for the month throughout the year given that hotels on the strip usually are cheaper than that per night on weekdays. If I had tons of money, I can pay it off and just use it as my vacation home.

10!!! I was considering Trump Tower but after watching this video, it looks like Palms Place is the place for me! If you don't mind me asking, how much for this particular studio condo? And what are the HOA fees? And is the down payment 20%, 25%, 30%? I'll be sure to keep your contact information since I will be moving to Las Vegas soon.
Sounds good thank you for watching! It really depends I have a few lenders who are currently lending but you’d be looking at 35% down. $350-400 for a studio!
HOA fees are $556-
We stayed in one of those units, and I was blown away. The bathroom was amazing!

I stay here on vacation a lot and I love it if I ever move to I would definitely get a unit at palms place because the amenities I give it a 10.
It really is the best, I am really happy with mine! I make some decent income off of it and I can let my family and friends stay there when available :)
to buy a condo and cannot decorate or storm items in it...plus it is just a hotel room.
It is a hotel room with a kitchenette and there is nice storage depending on how much you need
Great video! Quick question, is the monthly transient fee charged if you join the hotel on site short rental program and rent your unit?
Currently it’s only charged if you do it yourself if you use the hotel program there is no additional transient fee
I have some questions....the $90 cleaning fee, is that per cleaning or per month? Are there certain things I can't change? You said something about changing the fridge, I didnt think you could do that with units like this? If I hated that couch, could I change it? I like the the HOA includes EVERYTHING, so I would only pay the HOA fee every month and no hidden costs to pop-up, right? I give it a 7 because no laundry in unit. Nice place tho.
Hey Brian! I suggest booking a call with me to get your questions answered as often there are more questions! Overall is +\- $91.00 each check out or whenever you want a full cleaning. Some one bedrooms have laundry in the unit, you can change anything you want but if you want to enroll it in the hotel program and for resale you’d want to keep the same pieces.
What type of internet do you get and how fast? Also are you allowed to get your own internet? Thank you
I rate this 9/10. The only thing for me is bringing our dog up and down for potty breaks but besides that, I would have given it a 10 for sure.
The one thing about high rise life that is a total con even for me! The pros outweigh the cons though

Great video of your studio! I was looking to purc6ine last year but i didnt k ow this was called hotle/condo which means i had to fork out 35% of the down payment?! Is there a way around not paying that much upfront? Im just looking to have a place with a virw and its only for myself. Illngive your comdo a 9 outbof 10 only because I dont own it 😅. That is typical as these are non warrantable condos so it’s not a traditional loan and are more difficult to lend on.
10 Btw, that last comment I’d take with a grain of salt. Change is the lifeblood of Vegas. All areas will go through ups and downs. My take is that this particular property will pass the test of time. If I would ever anticipate leaving my ‘resort style’ community in NE Scottsdale, PP would be on my short list. Cheers 😺 👍

Fantastic! We stayed at palms place in May travelling from the UK, having done all the hotels on the strip over the years this was a refreshing change, in fact we have booked again for next summer via airbnb, the pool and amenities are great.

Its an 8 flawless condos and penthouses are the italian designs in NY and around the world there shocking.
I agree there are some incredible designs and architecture out in New York!

3X/week, especially the Wynn and Palazzo
And Resorts World and Aria and Bellagio
For lunches and dinners and shows and
Bars and fun!!! If I lived at the Palms I would

1 bedrooms typically have laundry and you can also go to a laundromat
no offense but its a hotel room that they just remodeled
Interesting take I know they haven’t been remodeled and the rooms look much different compared to the condos but I can see where you see that

It's not a home without a an oven.
This is meant for a shorter stay! I have to have an oven as well for it to be a home but for this view and with top tier restaurants nearby it isn't too bad!

@@courtneybentley I would switch the microwave to a convectional oven/ microwave .. Also I would put a bidet in the bathroom. I do agree with switching out the fridge. Since it would be for me and wife, I would probably need to add a little more storage space for her. I did like the self parking option since many places only have valet. Have a good day.

I stayed in a studio(without a balcony) the first month it opened. I am usually not a bath person but one of the things that really impressed me was the jacuzzi tub had different pattern settings. That was really relaxing. I have not experienced that feature before or since.

That entire area is very sketchy. Palms Casino has gone totally down hill. It may or may not be on the copping block for demo. It is virtually deserted. There are a lot better values then that place.
Thank you for your feedback, I’m sorry you had a bad experience! I own a unit there and have sold many and my clients are all very happy as well as myself. Every time I am in there it feels full with lots of guests checking in!

I was there a couple weeks ago and the place is creepy. I saw the people that I saw in there for some reason I got a weird feeling I kind of like the casino though at the palms place. I have to keep looking around after touring that
These people don’t know what they’re talking about. The casino is under new ownership. It’s beautiful. Very stable. And one of the nicest places in town. That place is a 10 now because of the new ownership.
Not talking about the casino. The casino is very nice. It’s the condos. That’s the problem.

It depends, anywhere from $300-380k depending on floor/view for a studio and $450-575k for a 1 bedroom depending on floor and view
You said they rent it out for you How much would a room like that cost per night cause im thinking about getting one to do that when my stocks hit? Does your HOA fee include property tax or do you have to pay a separate property tax at the end of the year? Is it more profitable to put it on airbnb or put it in hotel portal?
Thank you for watching it varies depending on what’s happening on the strip, when superbowl and F1 are in town there is a higher premium. No HOA covers property tax and it’s paid quarterly. Airbnb seems to be the best as they only charge the 3% fee
@@courtneybentley Let's say Out of 90 days how many days you think they could at least have my room booked for? I'm sure it would depend on a certain time of the year but just a rough estimate. And this is with using the Hotel portable. Also even if they don't book your room a lot you'd still have to pay that $400 fee even if they booked it once a month for those 3 months?

@@courtneybentley The view from that balcony (and the bed, for that matter). But (as you know) I love the building as a whole (prestige, location, amenities). I also loved the cute efficiency kitchen and the modern bathroom. A sound investment indeed!
