Thanks for the tour! Love the single story and the view. Only thing missing is a pool. How much is the elevation that you toured going for as well as the HOA? What’s the process for getting a pool out there? Do they offer high speed internet?
This is a resale home! I know it looks brand new the seller did such a great job prepping it for sale. We are listed for $1.39M and the HOA is roughly 207$ with Summerlin master plan and IRONWOOD community association. Getting a pool is as simple as hiring a pool company and working with them, getting it approved by the HOA. High speed internet is available and we are getting google fiber as well!
I'm looking at a condo there now.

High-rise living has been all my life being from Manhattan. I've lived in the Mandarin @ Columbus Circle, Upper west side, Soho, The W before occupancy declined and Marriott abandoned it as the property manager lol😂it was left with 1 operational elevator lmao. High rise life won't change for me anytime soon. Vegas is very affordable in my book lol. I guess it's people like us that cause the rent increases 😬

Yes many HOA has increased a tad but that’s normal and it depends on what size unit you purchase

Beautiful building and unit. Love the business center and home office. I’d probably never leave the building as we’re totally homebodies. Someday when the Vegas area improves the medical access I’ll make the move. Thanks for the tour!
I rarely left when I lived there I truly took advantage of the amenities which was awesome! I also loved Tivoli being a stoplight away :) we just opened the new west Henderson hospital and with more sports teams coming I know medical professionals are looking to make vegas home

I prepared my home 18 mos prior to sale. I had 12 offers on the first open house. My neighbors saw the transformation and were blown away. You have to fix up your home.

@@courtneybentleyThe 5,000 Square foot GYM, I believe you can pull it off since you have a listing I believe you can make a Part:2 of this video and Film 🎥 the great Amenities of One Queensridge Place GYM, Theater, SPA, Garage, Guest Casitas, etc…🙂 Also it would be nice if you could add 3D Walkthrough by Matterport on your Online Listing.
Do a TH-cam search from many many years ago, there are realtor videos showing the amenities. They no longer allow it.

Prime location for sure. The interior is a bit dated. Overall square footage is not bad but 2 bedrooms for $1.2 million? The building is well maintained and at over $3700/month HOA, it should be.
Folks need to simply accept that there's a population of folks for whom this listing is affordable. If that's not you, then that's perfectly fine; but the commentary isn't helpful.
Yes the building is well maintained! We just had a price adjustment :)
The interior isn't "dated" hahaha. The entire project is meant to be Old World style. It's supposed to be dated. If you want modern there's PLENTY of it throughout Las Vegas. Some people want options, hence, Old World charm.
If I wanted to live in a tower off strip, this would be the choice.

Courtney, one thing you didn't mention that I think people would really want to know. You talked about the condition of the unit. What if the furniture or cabinetry aren't in good condition? You can't remodel these yourself, can you? I thought there were rules with Condotels that you can't redo them. Thanks
@@Brian5316 thank you for your comment! I know it’s confusing and a question I get quite often. It depends, the hotel has services for those items but if you want to remodel into your style you just can’t put it in the hotel program you’d have to hire a third party or manage it yourself

How safe is it to walk from The Martin to City Center? That bridge crossing Dean Martin Drive and Harmon Ave seems pretty dangerous-fast cars and a super narrow sidewalk that barely fits one person. Hopefully, Vegas has plans for a pedestrian bridge there soon!
@@tinyearthcreations2754 people walk it all the time! I feel like it’s like any big city you would need to keep your eyes and ears open while crossing but it’s not a far walk at all

Pros and cons to everything. Condos are going to be tough moving forward with inflation and HOA costs. Look at how condos values flatten out over the past 5 years. Plus Courtney made great points on it’s a pain to do anything. You’re in the elevator looking at your Costco cart making comments, oh are those good? 😂
lol! Condos are an entirely different marketplace compared to single family residential. We also have replacement cost to consider but lifestyle is always #1

What's the best Highrise condo to park my 812 GTS? It's still SKY right? I don't want some punk to valet my Ferrari. I need self parking 3-4 stories above ground so I don't have flood risk like what happens to Linq on a regular basis.

The best acousitics for a concert is Red Rocks Ampitheater in Colorado. I saw Muse back in 2017 and that was god level, it made you want to throw away the CDs they sounded so good live.

I'm planning to move to the Vegas area in the next 2 years and I can't decide between High rise (condo living) or a house. I currently live in a Condo and would like a house, but the convenience and the fact of lower maintenance makes high rise living (or mid-rise) an better option. The only other thing is I have a dog as well, but he does well in my elevated first floor Condo. We just have 1 flight of stairs to deal with daily. But this decision has been on my mind for the last 5 years.

Do real estate agents live in a place more than 15 minutes? I could not stand moving constantly. I own a condo in a high-rise in Coronado, CA as a getaway place. While it is nice, the overhead is several thousand a month and the 50 year old builds need constant maintenance as they stand next to the beach. Great ten days out of the month but would not want to live in a high rise full time.
@@kennixox262 haha I felt like that at first but we will be in our home for many more years! I think real estate agents see housing as an investment strategy so it’s easy to move when the equity in a house is there ! Yes high rises can be a headache
I moved to NW Vegas from California two years ago. I am finding that living 20 minutes from the strip is kinda pointless because thats pretty much all there is to do here. It was ok back when it was still cheap to live here because, well, it was cheap. However if youre off the strip, youre just paying way too much to live in a desert with miserable weather 5-6 months out of the year and nothing to do but random strip malls. I mean, you can move to much cheaper states if all you want is a house near a strip mall. Off strip Vegas is just not worth it unless you are into fancy Smith grocery stores with wine bars lol. This was a good video and Henderson seems like a good fit for you though.
People who live in Las Vegas full time don't want to be anywhere near the strip. Have been to the Strip twice in two years, both Christmas dinner out with friends. As for things, to do, I golf and participate in many actives. Yes, the summer heat is miserable but there are worse places. Las Vegas for locals does not revolve around the Strip, locals casinos, taverns, bars and clubs. Those establishments are designed to mine $$$$ from their customers and to keep them broke. Who shops at Smiths? YUK! Whole Food's is where it's at around here and a new one is being built on Sahara @ Town Center which is near my home in Red Rock CC. As for strip malls, don't really do those or Downtown Summerlin all that much.
@ I do live in Vegas full time and it’s very boring here unless you are at the strip. Like I said, it was ok when it was cheap to live here but that’s over. You can literally move anywhere in the US if all you want are bars and taverns to hang out in. You can do it much cheaper and you don’t have to deal with super high crime and 115 degree summers. I’m kinda over it here. My two cents.
Does your live revolve around the Strip? If so, sad. Maybe you need to move back to the valley.
@@michaelbell75 I feel like there’s so much to do outside the strip, I love hiking red rock, taking a day trip to lake Las Vegas, going to Henderson silver knights games and farmers markets. I feel like we get the best of suburban living and city living all in one! Sorry you feel it’s this way but there is so much to do outside of the strip
@@kennixox262 I actually love going to the strip but I’m rare compared to other locals that’s for sure. I think we truly get the best of both worlds world class city life and quiet suburban life which is wonderful!
High rise apartment are beautiful however i cant do a high rise. Grocery shopping would be a pain in the but. I would chose a home over high rise.
Yes it really is something to consider some people LOVE high rise living while others really enjoy the privacy and sanctuary of a house, it is all dependent on the lifestyle and the individual. Have you lived in a high rise before?
Most condos have shopping carts in the garages for the residents to haul things up and down the elevator and in my case, we have valets to do that should one require.
@courtneybentley Very true. No I never lived in a high rise. I lived in regular apartments and single family homes.
They have services that go grocery shopping for you.
Ridiculously expensive not worth the price that kitchen is fine if you don't cook. Little to no storage anywhere.
This particular unit actually has a lot of storage all of the drawers have pull outs on top but since the owners still reside I did not show their personal belongings. In terms of high rise units this unit has some of the best storage with extra storage closets and built ins. Is storage a concern for you?
What is up with the $3,000+ HOA fees in One Queensridge Place?
Quite possibly the most luxurious condo you could buy in all of Las Vegas
If you toured the amenities you would understand, when I lived there I never went to a coffee shop to get coffee, did not have to go to a spa as they had all the amenities of a 5 star hotel spa but private because it was just for residents, a reformer studio for pilates and one of the best gyms in a high rise I have seen yet. The staff is the best, you truly feel taken care of. It felt high but when I started to calculate it all it wasn't so bad after all.
agreed! It really is one of the best in terms of service and amenities plus people often forget there are only 219 units so split that up compared to other towers that have 500+ units so the HOA is less.

@@johnwilson7680 insurance on all high rises unfortunately increased with what happened in Florida. These companies spread the risk nationally so every high rise had an increase which is a bummer!

@courtneybentley HOA I wish mine was more strict! Tons of crap cars parked on the street and big loud barking dogs all day long and it's a 500k+ neighborhood near summerlin
