Hey guys, to clarify some of the questions 😉 we are planning to do either a long-term lease or finding a local partner to buy via a partly owned corporation. We know that outright ownership is not possible 🙂 Of course we will keep you guys up to date once we work out all the details!
Thanks so much for clarifying on this. I was about to pull out my textbooks on Philippine real estate laws 😅 God bless on your endeavors Mike & Nelly! 😊👍
please be careful of a local partner, its better to lease ang make a business out of it makes you both busy what important is the inventory of it. keep it up......
I agree be careful with business partners. I used to be partners of a beach front in Puerto Galera,Mindoro. I still love to have a beach front in the future. I love seeing Deutsche in my birth country 😉.
there is a economic federal law that in a 3rd reading in.the congress now if that past and sign into federal system government any foreigner can own a lot in the philippines but for now foreigner cannot own a lot only condo's
I agree with Nelly, the second property seems very nice with the view. Purchase your land, don't lease as mentioned by another below. We just purchased a piece of land in Mindanao and that will give us the option to build at our own pace. Take your time with the purchase - location, location, location...but you already know that :) Very excited for you both!
La Union has everything you need. Beautiful beaches, modern hospitals, malls, a lot tourist spots aside from beaches it has also ecoparks, highland areas (Baguio/Sagada feels) very calm, clean, very low crime. La Union is also a multi awarded Province. It's also became a hall of famer for Best in tourism and event in the Philippines that has been awarded by DOT-ATOP in IloIlo convention center last 2017 and had won for 5 times already. Also, La Union is in top 10 major destinations in the Philippines according to DOT and NEDA stat. This year it was awarded by DENR (Department of Environment and Natural Resources) for having a cleanest River (Naguilian River) in the Philippines. La Union also been consistently one of the most competitive Provinces in the Philippines. I hope you may consider the lot in San Fernando City, La Union. San Fernando is the Capital of La Union and the regional Center of Region 1 or Ilocos Region (Ilocos Norte, Ilocos Sur, La Union and Pangasinan). It was also became the most competitive city in the Philippines (component city category). It's also included as one of the 25 digital cities in the Philippines for 2025. Easily accessible to malls, groceries, schools, hospitals etc. It has also a lot of beautiful tourist spots from coastal, lowlands and highlands. For your future investment you may consider the link below and enjoy reading 🙂 www.yumpu.com/en/document/view/63627079/ppfz-presentation-2019
You will have this opportunity and privileges to own property. If Philippine government grant you as a Filipino citizen to enjoy equal rights. Don't rush. Seek legal advise first for your permanent plan and protection.
Agreed !!! guys you should be vigilant and everything if your looking for a partnership so that you can buy a property in Philippines make sure that all those papers done clearly because you cannot buy or own a property in Philippines if you are not citizens a lot of foreigners have this problem property issues. And a lot of Filipino especially areas like this selling property with out tittle so .... CALM DOWN TAKE IT EASY
I love the second beach property. The vibe is so peaceful and relaxing. Imagine building your dreamhouse there with big swimming pool by the beach with palm trees or coconut tress and plant some grass.
i strongly ADVICE YOU CAN BUY BEACH PROPERTY IN CARAMOAN PENINSULA - LA UNION TOO CROWDED --- CHECK IT OUT ...! FACING PACIFIC OCEAN MUCH MUCH WAY BETTER

Hey guys, I am from Utah, USA and I actually used to live in La Union. I lived in Bacnotan for three months and I loved it! You guys would love La Union! It is a very special place! Take care always!
Agree with Nelly the second one is absolutely stunning, I love La, Union, I actually got married there 😀. I know foreigners can never buy land in Philippines, but I also know you can buy least, for as long as you wish for a good price too. Good luck to you both and enjoy the life in paradise.... one day I will come in visit to La,Union again. God bless to both and stay safe always.
Ahh nice to hear of your beach house plans in La Union. Close to Baguio too. Mountain & sea! Got married in San Fernando all those years ago. Miss the place. Stay safe in SFLU, M & N. Godspeed. 🥰👍🙏💝
Try to look around Bataan, Zambales and Pangasinan! There are many beautiful beach properties around those provinces with awesome mountain views and they're also easily accessible through the expressways. I wonder where are you guys going to stay when Mike starts his pilot course in Subic.
Whenever I am in a new place, I would often think of the vibe it gives me. If it's a place I can see myself staying in and having fun, I give it a lot of consideration. Good luck in your property hunting! Stay safe! ❤️
Hi Mike and Nelly! Been your subscriber since you guys we're just starting. I grew up in La Union too but moved to Chicago 20yrs ago. La Union is a good choice... location wise, it's in the middle... you can go north to ilocos, south to manila, east to baguio in no time. The sunset is what i miss the most...Looking forward to buy a property near the beach too. Hope we could meet there one day. ☺️💕
Hello Nelly.. Find more option to buy Beach lot. Watch the Biyahe ni Drew in youtube. You can see a lot of places. You choose what the best for your plan to buy a property in the province. Stay safe✌️😊
the second property is worth the investment, that pine trees 🌲is already stunning and all grown up already , just put a native inspired houses and cottages , or the bali inspired wood house 🍺🍺🍹😎
So excited for you guys! We just bought a property near the surf point and I couldn’t be more excited. Heading there again by the third week of June to finalize papers and transfer of the deed :) I hope you really move into surftown, coz it just hits the comfort spot for a long roadtrip, foodie destination, surfing, adventure and easily accessible to the cordilleras and northern regions, it’s at the center of it all, typhoons don’t hit as hard thanks to the mountain range shielding it, you can easily go up or down the highway to a new location. If you guys move you’ll be wonderful additions to La Union tourism so please choose Elyu!
Been following most of your blog I'm from La Union just a simple consider looking for a property with a good water source, since water is quite challenging in beach front areas. Hope you find a good spot. 😊👍 Welcome to Elyu..
Hi guys, I’m intrigued and interested, and at the same time very excited in this endeavor of yours. I have a lot of questions about building a house in a province from a foreigner perspective-you sharing this journey will help many people/expats who are thinking the same thing.
Looks like you are exploring some cool spots. For pizza .. Amare has real wood fired home made pizzas and you can walk there from your place. right across the hiway south of 7 11 from where you are. They have other amazing Italian dishes.. Awesome mint tea. And right on the ocean! I've vlogged it twice if you want to watch the video first!
You can apply at Philippine Retirement Leisure Agency ( PLRA) to be considered as Philippines naturals so that you can both acquire properties, work in the Philippines and do everything that Filipinos can do. Apply for retirement visas at PLRA. Consider Dumaguete, Bohol or Palawan too
I like the 2nd lot ,you can start your Farmville, with a lot of plants, vegetables, mahogany trees,Plant berries ,Strawberry.Wow how Blessed are you❤️❤️❤️👍👍👍
A moderate size modern BAHAY KUBO definately fit the location.a deep well water suply and an off grid electrical system(since you have plenty of sun light, might as well harness it).a mountain property is also an excellent choice.
We as a Filipino is very very happy for both of you beacause you love our country GOD bless you. I hope you speak in tagalog if you really love our country pls learn to speak tagalog.
That's a good start, for settling and making business. Good luck to you guys, both of you are incredibly bright making plan for you future here in the Philippines. Hope for your success.
Hi Nelly & Mike ur so blessed cos ur so kind & generous.. For me it's d 2nd one property it has a nice location abd GUD vibes.. GUD luck to ur new property soon.. God bless u always
Just a note, buying or try to settle to coastal places like in LU is better check the annual weather stormy conditions, availability of tap clean water, communications, area safety and continuous power or electricity. The food necessity and everyday comfort.
That's a very brilliant and smart decision my brother and my sister if you're planning to get a property in Philippines especially it's cheaper than other countries. You know what, you could start also your small business in Philippines like a coffee café together with computer café rental too
Just keep on pushing while you are young,, there are lots of Filipinos who are going to partner with you guys. foreigners love investing on properties in the Philippines most especially beachfront properties.
I’m happy that you’re considering buying property in the Philippine. I thought that foreigners cannot own property there, does it means that you did apply for Philippine citizenship? I’m so happy and excited that you guys are making it happen!!👍
I thought the same think. As far as I can remember, foreigners are only allowed to own condos and not anything else. I hope they’re not getting screwed or something. They’re really nice couple.
I liked the 1st and 2nd property, its really good with nice beach sand, plant some trees and thats it... Perfect. But the property with the natural lagoon is also good. A house with a front porch and drinking coffee in the morning while looking at the beach is very nice...😁
God bless you Mike and Nelly Just live it to our God everything will work out cuz with him nothing is possible.Stay safe and your Family much love God Bless 🙏🏼♥️
Also try to identify the property boundaries or look for the muhon (?) as there is a government mandated salvage zone between the waters and the actual property. Please double check on ownership or leasing for foreigners. Wishing you all the best and happiness. God bless
Property number two,if you plant more trees and make a best garden with your unique vacation house that would be very awesome, with a very friendly neighborhood
Look for a place to live Self-sufficiently. One door for your personal place and doors for air BnB as for your added income. If time comes normal. Business will boom again. More tourists will book your place. Consider also the safety and accessibility of place.
I would suggest try to search properties that are foreclosed by the bank for sale/bidding that's already clean title and more cheaper. At least those are bank owned no need of 3rd party or agent commissions. Its between you and a bank assets department.
I like more the 2nd property. Next is the 1st property mainly because of its lagoon but you have to through the residential houses first on the narrow road.

Don’t rush guys! Think about it several times. Just what one guy told...you need due diligence. Philippine law does not allow foreigners to own land!
