    Hi Robyn, excellent explanations of these fees. If anyone is thinking about buying a home in The Villages, do your homework. Understand what you will be paying monthly and annually. The Villages has fees and charges you may have not paid before at your previous residence. If you see a preowned home listing with the words "bond paid" or 'low bond balance" warching this video should make that more clear.

    Looks like the bond is a special assessment of sorts. In IL, the development is built into the price of the lot and/or home if sold by a builder.

      Here they keep it seperate since it's not only the infrastructure but the rec center, mail station etc.

      That would be your CDD Maintenance. That varies by district

    Hello Robyn:
    Steve here from Tulsa. A four day stop in the villages for a lifestyle visit in the first week of November is the tail end of a two week vacation for me. I’m almost 61, single business owner a year or two away from what might be a move there. Your recent video on what under $275k will buy- should that now be $325? Looks like a very fast moving market. Any homes along the lines of that video that you are even seeing ? For me I concur with your strategy of looking for a moderate fixer upper with some value apparent in the price . Is there any quality rental manager that is reasonable . I’ve recently been quoted 23% on long term rental management down there which is quite frankly outrageous .

      There are still homes under $300,000. We are getting new homes to market everyday . When you’re ready we can talk about property management. It’s a service I am starting to offer at different price levels.
