I'm seriously considering buying this property in Piedmont Italy, but not for €85,000

  • This is the first property that I'm considering buying in Italy. It was originally listed for €95,000 but reduced to €85,000 by the time I looked at it. The realtor said the price is negotiable so I'm going to check with her. If the sellers are willing to drop the price, I think I'll buy it. It has almost everything that I want: a garage, rooftop patio, two bedrooms, two bathrooms, great location, easy transportation connections, quality building material and an amazing location.     Beautiful house and if you like that area go for it ❤ I wouldn’t prefer Piedmonte but everybody has his own prefers

    Beautiful Floors!
    I love that every room has a different tile design. Something new to see in every room. So much better than the same tiles throughout a house. Those are nice!
    The marble stairs are gorgeous, but be extremely careful wearing just socks going down them and don't get them wet or you will have a marble slip and slide.
    As long as you can navigate all those stairs for years to come, go for it! I don't know how old you are, but stairs will be a hurdle in old age...just talking from experience.
    That's probably the best house you've posted so far.

    Hey Mike! I do like this place in Piedmont except for all the stairs to get to the view. I didn't hear what the price was but motivated sellers sounds good. I'm sure there are lots of places there which meet your specific needs and wants. I'm curious about the climate there and if you would need air conditioning. Piedmont region would probably feel a lot like Colorado I bet. And it is closer to other parts of Europe so that's a big plus. Thanks for sharing your experience with us. And continue your journey.       Thanks @randygulleryjr2180. I think the climate will be similar to Colorado. I asked some locals and they said it can get up to 35 C/ 95 F. But it if cools down in the evenings, I could deal with that. And I'm guessing these old houses have thick walls that could help it stay cool. And there is excellent air floor with all of the windows.
      Being closer to Central Europe is one of the big reasons I decided on Piedmont. Of course there's the landscape, wine, food, etc.
      The asking price is €85,000, recently reduced from €95,000. The realtor mentioned a couple times that the current price is negotiable. So clearly the sellers are motivated. I'm waiting to hear back from the realtor to see what they are willing to do. Check in next week for an update.

    I like it Mike….! The floors are amazing, the homes size is wonderful! Income potential is a bonus. The stairs are the only issue I can see as you age it gets more difficult to climb. 60 here and my knees are starting to bother me a bit. With that said, you’re young and I’d throw them an offer. 😊
    The view is fab!

      Thanks! I like it too. As you could tell I loved the floors. I'm ok with stairs. It's good exercise. And since I want to live in a hill town, I think there are always going to be stairs. If the become a problem later in life, I can always sell it. But honestly, why knows where I'll be then. I'm a nomad and need change. 😊

    Loved the floors and views, not much else to do before being move in ready! Lots of space and potential rental income, if you don’t mind the stairs. And am sure you’ll be able to find reasonable cleaning help. 😅

      Rents in a small and half empty town or village are not that high though, if you can find renters at all. These same renters could also buy their home very cheaply with a bank loan.

    There are so many positive things about this property. Rental etc. Go for it, if steps are not an issue.

    I saw your latest video where you mention this property so went back to take a look. Lovely place assuming the roof is good it could be a really good deal for 65,000. To me the main draw back would be the cost of heating this large property but it is very very nice.

      I have thought about that too. There would be an option to put in two different heating units, and just use the one in the unit that's being used. Still, I think it would be expensive.

    Cute home. Negotiate the price bc I see room for that. The flooring is chef’s kiss, the ceilings are perfect, the rooftop views worth the price, the reno should cost around 75K EUROS. I think this could be your new home in Italy, Mike. The log cabin, not so much. 😮😅😊

    This is a lot of house that obviously was built to be quality through and through. My question, might it be more house than you really need?

      Absolutely! That was my initial reaction. It is definitely more than I need. But for the right price, I think I would be ok with it. Ha. I'm checking with the real estate agent. Wish me luck.

    I think it's a great property, Mike. It certainly could be occupied right now, and what work needs to be done could happen gradually over time. See if you can find a geromita (sp.?) to look it over and give their opinion. I've watched MANY videos on property in Italy. The price often depends on the size and desirability of the town. Some towns, close to ski areas or the ocean can fetch higher prices. Perhaps there's some room for negotiation on price. Good luck.

    Happy kid sounds mean the town in inhabited by locals, not all ex-pats, which is a good thing. I've viewed a lot of houses in Italy, and this one is excellent. Love the original features. Did you say the price?

      That's a great point. This town had a good feel to it. The town square about 30 yards/meters away was active, had a big restaurant and things going on. I for got the mention to price, but just updated the cover, title and description. It was reduced from €95,000 to €85,000 and the realtor said that price is negotiable. I'm going to check.

      @@aroundtheworldwithmike My experience is that Italians expect negotiation. If no one else is viewing it, give it a go with your lower price. You can always go up.

    You will spend your life on the stairs, there will always be something in another room that you need. A friend bought a place like this (not in Italy) and this was his experience

    That is a stunning property,it really is worth the money,85k,but if you can do a deal it would be well worth it

      There are a lot of additional costs to consider. It's not just the purchase price. Almost as important is the Cadastral Value which affects the taxes when purchasing and the annual property taxes. On this place the value is pretty high.

    I love the house in Piemonte! There is so much potential there and the tile floors are AMAZING!! I lived near Torino for 3 years. I love this area of Italy. Can I ask what town this is?

    On a per square meter cost basis, and considering the charming historical features, this Italian property is very inexpensive. If you're seriously considering it, don't procrastinate or you may lose it.

    I love that property! From everything you've been saying, not to mention that you clearly have a gut feeling about this, I think you should go for it. The price isn't that bad, actually, for all that you get, though I know you have to put a lot of work into it. Even so, it's livable now (to some degree) and there's just so much potential with every part of that house. Make an offer, Mike!

    Personally, I wouldn't buy beside a school. That being said it's a pretty cool place, but I've seen a lot cooler for sale in Italy.

      It might be loud at times during the day, but one advantage is the school building would very likely be empty in the evening and weekend. That's not the case with other houses.

    Tremendous potential, but my goodness it needs a lot of work to reach that potential. Quite ambitious, but it sounds like you are OK with that.

      Really, you think it needs a lot of work? I think there is hardly anything that needs to be done. A few cracks need to be repaired and then some paint. The skylight, stairs to the rooftop and maybe some walls around the stairs, but that's about all I see. The issue for me is building out another kitchen, getting furniture for all the rooms, etc. That could be a lot. We'll see. I'm still thinking about it.

      @@aroundtheworldwithmike Good point. I think we are approaching this from different perspectives. I consider the prospect of a major kitchen renovation in a foreign country to be a lot of work. It just scares me. I'm not quite handy enough to do it myself. You seem to be much more comfortable with such an undertaking. I couldn't really tell much about the roof, but it looked a bit suspect when you showed the attic. You might consider hiring someone to examine it before you buy. Other than those two issues, I think it's great.
      When you showed ladder to the terrace, my first thought was 'a simple stairway would make that so much better'. As you said, the view is spectacular. This place really does have a lot going for it if you're not afraid of the renovations.

    Some cool features, love the floors and the plate warmer, not sure how often it would be used. Perhaps if you are coming late and someone cooked dinner that needed to be kept warm…I’ve been following One Stop Abruzzo Italian Properties…take a look. Appreciate your wandering meandering soul.

      😁 Yeah, the plate warmer is probably not very practical, but I love interesting little things like that. I really liked Abruzzo, but I'd prefer to be a little more north.     I guess homes in this part of Italy are crazy cheap. As a Airbnb each apartment could reasonably rent for 2000 Euros a week in season. That place would pay for itself very quickly.

      In Italy, the realtor is attached the the property as they serve as both the listing and buying agent. So you will need to find a place you like and then contact the agent for that property. Best of luck!

      I was thinking about that, but then I'm sure I would have to file income taxes in Italy, which I don't want to do. Taxes are complicated enough in the US. I can't imagine what it would be like to add Italy to the mix. Sisu, Sauna and Sibelius!

    Yes its a big place but it needs lots of fixing up.. maybe a bit smaller place that is in better condition would be a better buy...

      These are all of the things that I need to take into consideration. For sure a smaller place was my original plan, but I certainly do like that place. We'll see...
