Sir, can you recommend any book regarding investment literacy that you might have read and thought that this is the book every investor should read once in their life?
If you want gurantee, then Mutual Funds are not for you at all. They are always subject to market risk. But holding them for linger term can reduce the risk.
Something is wrong in Option 2 the revised Tenure for Investment you have taken 208 months but t his is derived only when we have paid the 5,00,000/- amount. In option 2 this 5 lac is not paid then we should not take it 208 months.
In option 2 we are assuming that the person wants to prepay the loan in next 208 months and does so by investing 5 lacs and using future value of the aame to prepay the remaining principal outstanding out of 208 moths.
Woh 68 mahine agar EMI ki jo rakam hai woh SIP karte rahoge to bhu 12% cagr ke sath bhi 38,57,757 hoga. Agar baki ke samy bhi invest karne ke liye taiyar hi ho to 5 lac aaj invest karo aur pura 25 sal emi karunga to bhi as per 4th option 67,76,174 banega.
Kyu galat hai? Jo EMI kam huva 4130 uska 12% se 23 saal tak ka FV hai option 3 mai. Option 2 me assume kiya hai ke loan jaldi khatam karna hai aur option 4 me loan original tenure tak chalne diya hai. Agar phir bhi koi gadbad lag raha hai to exactly bataie kaha hai.
Thank you for the comparison of different options! Please share or upload the excel for use
Will try to upload that in description. My laptop is not handy and travelling for couple of days.

Paychology of Money. Not exactly about the investment literacy, but if investor needs to read one book which is must, it should be this one.
Awesome Sir. This i was looking for
Glad to know that It helped
Good One Sir Ji ❤
Thank you
Is 12% return guaranteed?
But saving in 8.5% interest is guaranteed by prepaying.

But loan had floating interest rates & consider ltcg on mutual fund how to calculate which is best option?
You can remove the ltcg still you will be in benefit. Just deduct 12.5% from gain amount
What about floating interest rates
Which formula is used in the D18 cell? Please copy and paste that formula here.
Actual EMI minus reduced emi due to prepayment
Actual minus reduced EMI due to Prepayment
@@JigarParekh Thank you 🙏

Kuch gadbad kar diya sir
Option 3 mein wealth creation galat hai
Also option 2 and 4 mein kya diff hai ??
