We really need to redefine what we call, "luxury" in Nigeria. The SAs really know what it means to build better, functional and artfully -crafted homes.
This is not a diss but I actually noticed what you are talking about while watching property videos from Nigeria and Ghana specifically. Houses are just big but not that as appealing. Some developers have also not caught up to the open plan style, rooms are closed off and no flow.

Black excellence…I mean Native African excellence… There was no black before colonisation. So I’m a Native South African and I love it when my people excel.
The nice thing about SA is that you find good Architecture even in the rural areas. My home village is Emkhambathini just outside Durban and the houses there are amazingly designed 👌🏾 We are humble people and like a natural design that incorporates nature. We don't like flashy gaudy designs. Even in the way we dress as South Africans is not gaudy or flashy. Natural beauty is where it's at ❤
The greatest thing about KZN durban is that it is green, there's an estate built now where people can grow their food and keep chickens etc, please also check the midlands KZN is green and beautiful

I have always found South African Architectures incredibly amazing. I used to watch the Top Billing show till it ended and left a gap which I feel it has been filled by Steven Ndukwu. I was born in Eastern Cape province( state). But my heart is in Kwazulu natal province (state). I grew up in KZN and the warm weather 🏖sure much better than the cold Eastern Cape ❄☃️

Namibian property is built by South African architects and property developers. Namibia used to be a part of South Africa, it only gained independence in 1990
We have to accept the fact that houses in Nigeria are pricy and overrated. How come properties in Ikoyi and Lekki are more expensive than properties in Clifton and Campsbay in Cape Town, SA?
Comparing the real estate prices in Nigeria (which are beautiful houses btw) however a million dollars gets you a lot more in terms of architecture design , Land , value and quality in Durban .

Love your videos Steven 👍 As a Durbanite for 40 years, servicing residential clients in the Greater Durban Metro, this is just among a few hundreds of the upper elite. This estate is still developing so still looks a bit bare. I know this home is a clean minimalist design, but it does seem to lack some character. Actually a pretty standard design in some estates. So in this elite, luxurious category, there's unimaginably luxurious homes out here. Literally like the stuff you see in movies. Fully automated homes. 180° sea views, city views, forest views or all of the above. Umhlanga, La Lucia, Ballito, Morningside, Hillcrest to name a few other areas. Push a button, all blinds are drawn in the house, wave a hand over the kitchen sink - and the tap disappears/ or re-appears, aagh it's just crazy. I remember as far back as 14 years ago, a clients house had capabilities similar to Siri or Alexa of today. Ask to play a song, dim the lights, lock the doors, turn on the TV. Sensor lights soon as you enter a room. Oh and apart from the luxury side fellow africans, we also have mainly middle to low income neighbourhoods. Us regular guys 😂👌
Beautiful modern design mansion in Durban. I like the open design, living room, dining room, and kitchen. I like the floating stairs, and I like the face and diving man sculpture on the wall. I like the master bathroom, master bedroom, and master closet.

The house is underpriced. Somewhere in Gauteng the house woud easily cost R27M, and thats without a beach view. Its unfair, KZN must rethink the value of their properties

In Durban you're not gonna get sunset views over the ocean, you'll get the sunrise. Sunset views are on the opposite side which is inland.
