    DSR 연기한 가장 큰 이유는 그 만큼 건설사 상황과 PF대출로 인한 저축은행등 금융기관 상황이 안 좋아서 입니다. 이걸 아파트 상승 촉진제로 이해했다가는 골로 가는 겁니다. 😮

    요새 아파트 분양가 엄청 높여서(최근호가와 비슷한가격으로) 분양중인 것도 있고 앞으로도 고분양가로 분양할 것 들이 있기 때문인것 같은데요 대출 해서 분양 받으라고

    그넌데 지금은 정부에서 실질적인 금리인하로 집값이 오름세
    연말까지 이 태세를 유지 할 수 있는지에 따라서 집값을 예상해 봅니다.

      부동산은 항상 우상향 하는데 금융위기가 왔을때 한번은 크게 하락 하죠.
      일번적으로 오르는 것만 보다 떨어지는걸 본적이 없으니 리스크 관리를 못해 힘들어 지는 사람들을 보죠.
      소득성장이 이루어지지 않으면 리스크 관리가 필요한 겁니다.

    법인세율 인하도 세수부족의 원인이었어요
    중국과 대외관계가 안좋으니 수출이 안되고 반도체 재고가 사상 최고였어요.
    2023년 삼성전자는 법인세 0원이라고 합니다.

      @@corea. 25년간의 하락수렴끝나서 올해부터 1280원이 시작점입니다 상단은 1480원인데 거기만 안뚤리면 괜찮긴한데
      이론상으로는 2280원까지 나옴
      일단중간 1650원이나 1750원쯤에 막히길 바래야죠

    세수 펑크였다면 이미 정부에서 알고 있었던 것이고, 불과 일주일 전에 바꿀 주요 원인이라고 보기엔 약합니다.
    7월 초까지 PF 정리 대상 선정하고, 그 이후에는 정리 들어가겠다고 한 타이밍이랑 묘하게 맞물립니다.
    PF 터뜨리려면 부동산 시장이 침체된 상태면 안되죠. 터뜨리려고 보니 상황이 생각했던 것보다 더 안 좋은게 아니었을까 싶습니다.
    조금 더 나아가서 생각해보면 2022년 폭락 이후 정부가 이런저런 정책금융들 쓰면서 부동산 펌핑한게 PF 정리를 위한 밑준비가 아니었나 싶기도 합니다.

      @@Lulu-qk9ke 집값이 어떻게 될지는 알 수 없습니다. 다만 확실한건 PF사태의 아름답고 평화로운 해결은 불가능하다는 것입니다. 이를 정부가 어떻게 해결하고 또 시장이 어떻게 반응하느냐에 따라 집값 향방이 결정되지 않을까 싶네요.
