    Indeed its really nice
    To have the corridor fence as air flow friendly..ventilated corridor
    Most of the building will building wall or glass which is limited the air to flow
    And the air inside building is not fully circulated and just a lil circulated
    That is so thoughtful..

      That's true bro, it helps alot. Not just the air circulation, but also in terms of lighting also. The only risk is that with the grooves in the cement blocks, it makes it easy to climb. This can be a real danger especially for small kids that are not monitored. 😞

    Saya baru pergi tengok 1 unit tadi.
    Gempak beb!!. RM 300k memang value for money.
    Untunglah sapa yang dapat beli. Tahniah!!
    850 sqf tak besar, tapi cukup untuk keluarga tipikal 2 anak.
    Harap lebih banyak lagi Kondo mesra rakyat macam ni dibina.

      Hahahaha...memang mantap. Untuk harga RM300k, kat area tu, memang value for value. Mont Kiara woi! Ye, 850 sqft memang cukup untuk keluarga kecik. Kalau ada orang tua tinggal sekali, susah sikit.
      Banyak je kondo rumah mesra rakyat sekarang. Tapi ni one of the top yang I review setakat ni. Lagi 1 yang power ialah Laman Sari kat Batu Caves dengan Aman Bukit Jalil @ Bukit Jalil.

    Great review! I do agree Aircon installation is a challenge. Just wondering where will be the best place to put up the Air condensers ? Are the windows and balcony door panels installed with double glaze sound proof ?

      For me, I would put the outdoor air con compressor at the balcony, at the top. Rather tight, not sure if able to slot in 4 there, left and right, and back and front.
      The sliding doors aren't double glazed, way too thin to be so. Could potentially be noisy, since it's just after the toll, nice spot for motorists to do 0-100km/h sprints. But after staying in awhile, more often than not, the occupants will get immune to it.😂

      Good suggestion. I think having 4 condensers will be over kill. Maybe a set of system 3 for the rooms and a set of system 1 for the hall will be sufficient. Is there any possibly to install the condensers at the laundry yard?
      It’s a potential noise hazard to those units facing the highway sight! Probably for those owners who have deeper pocket can consider changing the sliding doors to double glaze 😊. Looking to more comments and contributions. Cheers!

      @@Adrian-np8vl That's true. Besides being an overkill, also not efficient to pull all the way from the back room to the balcony. For the living room, front guest room and master bedroom, still OK. The back room would need to have the outdoor unit at the yard area then, but that would mean either no cooking there or if yes, it better have a good cooking hood. Otherwise, the outdoor unit gonna be very oily/dirty. 😅

    I think the master bedroom is quite small. Unit facing the highway is great, can view firecracker and the wind must be strong.

      Yeap, agreed. I would personally prefer if it was without the balcony, but provide windows that are wide that matches the wall width. Then whatever space saved from the balcony, it goes to the master bedroom.

    Does the lift come with security ? I mean does everyone need to scan the card in lift to access their own unit floor level only or can access to any floor?

      Yes, will need to scan the access card inside the lift. Can only access own floor, ground floor and the facilities floor. Can't go to other floors.

      ​@@Nick-cq6qm Residensi Desa Timur jz opened for balloting 2 days back. Location quite solid with lots of potential, since its near to the upcoming Bandar Malaysia. That itself might have 2 MRT stations, already provisioned in the now operating MRT Line 2.
      And distance wise, its even closer to the KL city centre than Kiara Kasih.

    The window size is very underwhelming tho, especially the master bedroom. It's one of the smaller ones compared to other rumahWIPs. Not sure is it because this location's cost is higher.

      Yeah, damn small and pitiful. This is the only thing in the unit that can't be fixed with money. Finishing like the floor tiles or the toilet tiles to ceiling height, can be easily be done with money. Likewise, aircon piping and electrical wiring.
      But window on the exterior of the building, absolutely no way.

      Aiya, to be fair, quite many RumaWIP projects, the tiles in the bathroom not to the ceiling. No? From my review, majority of RumaWIPs only partial.
      Nevertheless, memang best if can get till full ceiling height.

      Bought late last year to install for my condo. But damn tough to install, no joke.

      I think rumahwip is not meant for renting out, it is merely for own stay. And the owner can't sell the house within 7 years.

      @@sherenetang8655 The Federal Territories Minister did make a press statement that renting out is allowed, but under certain conditions and to be monitored by the JMB. No such info or FAQ under the official rumawip website though.
      Nevertheless, I think it's fine, for market balance. There will be people who need to rent, as opposed to buying. Example, those who are relocating for short term (work assignment), not able to purchase yet, waiting for purchased rumawip from another project for completion.... Most importantly, the owners that are renting out, need to do so reasonably within an acceptable rental rate.
      Hence, these benefits of affordable housing will still circulate within the public, be it for purchase or for rental.

      I think fully sold out already....usually, untuk RumahWIP ni, kena register masa construction. Sebab permintaan memang tinggi memandangkan unit memang value for money.
      Maybe boleh cuba register untuk projek baru yang lain. Register terus dengan govt body.

      Gulp....true. But I noticed that over time, more often that note, people will get immune to it. First few days/weeks, might be very noticeable. But over time, it becomes normal. This is for a 'normal' highway.
      If its a highway or any other road that is a hotspot for illegal racing, be it cars or bikes, then that's another level already. This one can't get immune to one...🤣

      For me it's more of a concern at night when the sounds get amplified with each car speeding up after passing the tolls.. Anyway this project is still a steal, thanks for the review!

      I am certainly for a warm body (security guard) to be at the entrance for any housing development. As a nation (Malaysia), we are not there yet, in terms of social crime rates (break-in and auto theft). Statistically, public housing developments which aren't gated and guarded, have more break-in and theft cases.
      Hence, certainly not a waste, to have security guards at the entrance.
