    BTW your correct about if your forced to move out because they sold the place, you have 2 months notice but you also don't have to pay for the second month either.

      @marcprobin1659 Appreciate the added detail. If I didn't mention that, you are right. BUT, it's actually not because it sold that they can give you notice. It is only because the new owner wants to move in, and you are on a month-to-month lease. In that case, the tenant gets two (full) months notice and (as you rightly point out) the tenant gets the last month's rent refunded. Thank you for checking out the channel!

    I can't imagine us renting, but for that reason, I should consider it as an option. As a short term option, it allows us to evaluate an area when inventory levels are low not offering good home options, but from my experience, unless the market is not he edge of a collapse, buying is always preferable.

      Yeah for sure @ordinaryfilmmaker! I think it makes sense to expect you may rent a short-term furnished place when you first arrive. It's a lot cheaper than a hotel and It gives you some flexibility and eases up some of the pressure on making an immediate purchase.

    Moving to Vancouver from Houston 7:22 for a family issue for my wife’s family . Will be there about six months . Looking to just Airbnb for this period Yaletown / downtown Vancouver . Any hints would be helpful

    Nice video! can you suggest a cheap neighbourhood near SFU for a family of five (3 kids). what rent should we expect?

      "Cheap" is relative of course @hinaatif5481. I don't know what that is for you...but SFU is surrounded by relatively good value neighborhoods such as Burquitlam. Appreciate you watching!

    My partner and I are having the toughest time because I’m a full time student :( it has been awful. We are supposed to be out on the 1st but having no luck.

      Oh my goodness. That's stressful! I know it's not a long-term solution, but have you tried securing an Airbnb as a stop-gap until you find something more permanent? Many of the airbnbs will rent month by month.

    I believe in Ontario the laws changed in the 1990's and they are NOT allowed to deny renting to tenants with pets, but in Vancouver they are still free to do so. I know that this has been brought up several times over the years and the Provincial Government will not budge on changing the rules.

      Right you are. I know Vancouver city council passed a motion in 2020 saying landlords had to rent to tenants whether they have pets or not…but they actually have no jurisdiction over this…so it’s entirely unenforceable. All they can do is request the province to change the law. Thanks for watching and clarifying!

      i believe enforcing the law will not make the rental market more pet friendly.Current rental act leaning more toward tenants makes the landlord very picky which intensifies the rental market.I know a landlord who’d rather pay the vacancy tax than rent out her property.The situation is only gonna get worse with the pet act on.I am not saying protecting tenants rights is bad in any kind of way but in the end it is the demand/supply that determines the availability.

      @billob1305 Yeah. You are right. It's all about supply and demand...supply can be hurt by the rules/regulations tilting too far in one direction. If too many rules are put in place that make being a landlord more challenging then people may choose to take their rentals off the market...like your friend. There definitely needs to be a balance between the landlord and tenants rights.

    The system in Vancouver really needs to change. Real Estate agents should be able to represent renters and landlords should be able to use an agent to list their rental properties. It seems like commerical real estate is easier to lease than residential properties! With lots of people wanting to Work from Home and reluctant to return to the office, the city should consider rezoning certain office buildings to allow residential use on some floors. It would be nice to be able to lease an empty "shell" in a commercial building and and put some money into leasehold improvements to "build" a very nice and luxurious apartment that I can occupy for 5 years (usual lease term for commercial leases) just like I would if I were leasing office space. In some cities, you might find certain floors of an office building converted into luxury hotels.

      Thanks for contributing @yvr2002rtw. I should clarify…it’s not that real estate agents aren’t allowed to represent tenants. It’s that the license is separated between residential sales (the license that i have) and property management. It’s by convention, not by law, that tenants aren’t represented by property managers.

    Is it a good time to buy a condo this Nov/Dec 2023 or would you suggest wait for 6-8 month for market & mortgage rates to cools down

      That's honestly a very tough call, @smtt688. I don't know enough about your specific situation to give you personalized advice...generally, I'd advise clients to jump in the market when it makes sense for them. Predicting the market is a bit of a fool's game. But, if you pressed me...I'd probably hold off until early 2024. More like 3-4 months than 6-8 months.

      I don’t think having someone else rent for you is a good idea. For them or for you. I would focus on improving your credit score if you can?

    I am moving back (i currently live in California) and have been out of canada for 12 years so i dont have access to my references anymore also need to find a new job once i fet back. Im worried that i wont be able to find a place. Job wise it will be easy for me to get one but how do i convince a landlord i am a good tenant? Coming out of a divorce so starting fresh and late 40s. Any tips on this?

      Hi @rickprocure6321! The rental market is rough. You may have a hard time competing for the best rentals but I think you'll find that a small-time landlord will be willing to listen to your situation. I would write a cover letter, make a good impression, and follow-up consistently so they don't forget you. The landlord references don't have to be local. If you were renting in California, use those as reference. Showing a bank statement that proves you have the financial capital to easily cover the rent couldn't hurt either.

      @@LivingInVancouver-BC I guess a bank statement is what would be needed for a retiree, also? I'm moving back to Canada after being in the US over 30 yrs., and bringing my husband, daughter and cat with me. Sounds like it will be difficult.
