Maintaining a healthy foundation is all about moisture balance - you want enough water, but not too much. Proper drainage around your foundation ensures that water doesn't sit and pool, which can lead to an unhealthy condition. The same is true if the soil is too dry.
Because of this, it is important to have a system in place that addresses all concerns. In this job, the house had a wall around the foundation to prevent flooding of the home. While this served its purpose, it also caused water to sit around the foundation without any route of escape. Standing water around a foundation is a big problem!
Our task in this project was to collect and direct all that excess stormwater in the retaining wall beds away from the foundation and safely to the alley. We did this, and then added a foundation drip irrigation system, so that in dry summer months, it would be easy to maintain that healthy soil balance.
The project went really well, and we added some nice aesthetic appeal as well. Hopefully this video will demonstrate a few good drainage practices, as well as give you some ideas for your own foundation health solutions. Enjoy!
