In case it's a little confusing how Giddeon having the deed equates to ownership, Alex Hirsch explained in one of the little side details elsewhere that Gravity Falls has some weird laws. one of which being the 'Finders Keepers' law, where physical ownership of an item is enough to lay claim to it. So Giddeon just holding the deed is enough to count to him owning the Mystery Shack.
I dont know if you noticed, but you can see Bill since the very first episode. Theres imagery of him all around the shack and the town, and in the intro you can see a flash of him after the title
to be fair, its easy to glaze over since its played for comedy in very short scenes, but stan is harder on dipper! Like in the first episode when he makes him go hang up signs in the woods, and [I cant think of any other examples but there are some]
You can definitely see in earlier episodes how Stan is more demanding and mocks Dipper more than he does Mabel The Manotaurs, the party, boss Mabel and little dipper are all examples of how he's harsher on Dipper But the body switching episodes showed how Stan just wants to make him tougher, Dipper didn't now because it was Mabel in his body she didn't told him why Stan gave him the room
Once you've finished the show, if you're interested, there's a pretty good video essay about how masculinity and family relationships are presented in the show I forget the creator but I'll comment it when I find it, it's been awhile since I watched it

Though we all know that Stan is trying to help dipper "toughen up" the way he is doing it is definitely unhelpful but he also didn't have any great role models for it so he's kinda just winging it
