Whats the deal here? £4m GDV for 25 houses so £160k a house, can't see you managing to build for less than £120k a house. Now you said 7 figure profit, I'm assuming the land was bought for £500k or so. After finance, contingency, everything and to give a developers margin, you're going to need to have that build cost at £1.8m to get the 7figure profit. Now, very best of luck to you chap for building 25 houses for £72k a house, remarkable. As thats probably not the case chuck this one back in the pile
