    Exciting stuff! The plans look great! I'm currently going back through planning after acquiring a site with awful designs. Clearly a quick job to get it through planning for the uplift. Can't wait to get buckets in the ground in a few months though!

    Is aynone able to help me out the the profit percentage Rosey shows? When I divide the profit by the total cost I get different percentge compared to Rosey. Is someone able to explain why? for instance £1,443,382 / £3,806,618 * 100 = 38% but Roseys calcs show 27%

    Okay, quick recap: what have we learned from this video? Build a large funnel when sourcing investors where potential margins are high. Someone mentioned Spain. The person might be referring to a warm climate and short-term rentals, but who knows? I was trying to fake laughter and ask for this woman's phone number, but she seems very professional, with high heels and the kind that can slap you if you misbehave. What were we talking about? The general election? Labour manifesto promises 1.5 million homes. We should get in on some of those deals!

    Ah, dear viewer, gather 'round and lend me your ear, for today we go on a most intriguing exploration of a peculiar and perilous device: the landmine. Or an intelligent woman, which a few misogynistic men might call otherwise. Crafted from metal or plastic, these insidious devices come in various shapes and sizes. Some are as small as a dinner plate, whilst others can be more substantial, akin to a sizeable loaf of bread. Yet, despite their humble appearance, their impact can be devastating. Landmines are activated by pressure. When an unfortunate soul steps upon one, it triggers the explosive within, sending shards of shrapnel in all directions. This gruesome explosion is intended to maim or kill, creating a hazard long after the battles have ceased, leaving the land riddled with these hidden perils. One must tread with the utmost caution in areas known to be mined, often marked by signs and warnings or cordoned off entirely. Brave souls, known as deminers, risk life and limb to locate and disarm these dangerous devices, restoring safety. So, as you wander the world and explore its many wonders, take heed of the hidden dangers beneath your feet. For while the landmine may be out of sight, it is never out of mind, a somber reminder of the past conflicts that have marred our beautiful world. And there you have it, dear viewer, the tale of the landmine, a most insidious invention lurking beneath the serene surface of our earthly paradise.     Why dont you consider 20% of your GDV as your profit. Then deduct that and your costs to get the residual land value rather than trailing and erroring til you get there.

    And I'm speaking for the boys here - a 6% interest rate compared to an entirely different strategy, going all out with a 'throw-wares-to-the-wall' like our old times, interest-only strategy. Maximizing all and your mother's credit card to acquire as many properties just to sit on them for 8 to 12 years before lighting one of payment of 4 properties - who knows what I mean - sometimes late at night you just have to light a couple of candles, light up a signal to the sky, let the boys know - what time it is. Titles won't really matter, it's a wedding night, someone is definitely getting some action!

    I was thinking about an exit strategy at the point of ''equity''. I might be able to build it in 15 minutes: start with some cheeses, light-hearted jokes, perhaps one compliment on your dress, and follow-up questions about your family and friends. Would the strategy include letters back and forth? Would it involve scenarios where I might lose the keys to my house and need to borrow yours, or if we're left with a gig that's already been taken and my friends and I should become more serious about our financial standing?
