  • When purchasing a home many people will say “Don’t Buy A Manufactured Home” But I say Don’t Buy a mobile home UNLESS you have done your homework on mobile homes first. It will make shopping for the right real estate agent that understands the manufactured home buying process. Your realtor should also understand the laws and restrictions when income to where your manufactured home is placed. You’ll also need a GOOD Lender that will finance the mobile home that can give you ALL the options for your budget.       @@ileanaserra6780 You are welcome! It was sort of disheartening...We went to about 4 Mobile Home sales centers and one manufacturer today. Our old Mobile home is giving up the ghost and has roof leaks all at once and aluminum wiring. It's just been through too many hurricanes and it's old! Hubby just started getting his VA benefits and I'm concerned that we are going to end up homeless before we end up getting into a house.The mold from the roof leaks is really bad.
      So, finding out that it's taking that long, and that's not counting getting land under contract, I don't know what in the world we are going to do!

    We just signed our loan on our new home it’s a 3 bedroom 2 bath 28x56 double wide and base price was under $65,000 and it’s a 2021 model! We’re super excited! We were gifted a piece of land to put it on! We’re ready to live out the rest of our lives in our “trailer” lol we upgraded to have the permanent foundation so we will have a deed just like a stick built home!

      @@hugosanchez.5476 well our credit isn’t the best but we ended up with a 6% interest rate I know it is probably higher than most but we also used out land as our down payment, and didn’t have any thing else to put down, but out payments are affordable and we’re happy

      Can you tell me does it feel like home Or like living in box cuz those homes doesn't blend in with surroundings. Plus are they gonna Break Or something over time? Like insects feeding on it and wood getting weaker cuz of rain water, sun Or something? Cuz wood is breakable more than concrete..

      yeah the country is great until you need an ambulance in a hurry and it takes 20 minutes for them to get there.
      i live in a manufactured home in the country on its own lot and its great except for someone is likely to die before you get medical assistance.
      and more importantly the internet is terrible out here.

    I have to tell you, I moved South (from up NORTH) 10 yrs ago when the housing market crashed . We bought a 2800sq ft house at a steal. Lived in it till we downsized to a 1800sq ft, (both beautiful houses in a great country area with great interest mortgages) When my husband passed I decided I didn't want that mortgage! ( Let's just say I saw the writing on the wall with our current government situation.) I recently bought a 20 yr old double wide almost "in town" with the money I made off those past houses. Of course I renovated somewhat & it looks great. Did I mention my kids thought I was nuts? ( They ARE snobs-lol) But now their Mom has a paid off house on my own restriction free land with insanely low taxes. I can easily live within my means and have great comfort in that knowledge. Now I totally understand WHY my parents had a party when the house was paid off! Oh yes, and the kids are coming around...

    A lot of people have this stigma about manufactured homes from the past. I live in a Palm Harbor manufactured home on 5 acres and have been here 22 years now. These homes are built in a factory in a jig and are more on square than any stick built home and none of the materials are exposed to the weather while being built. I wouldn't be scared to live in another one.

    We have been house hunting for a year now and it's been very unsuccessful and unrealistic for our 300k budget. We have always talked about buying land for a manufactured and we officially decided to take this route!     I’m so sick of the high costs of housing which is a basic human need. As far as I’m concerned this is motivated by pure and simple GREED. Manufactured homes wouldn’t be an option for most people if home builders and banks were not so greedy.

      Heck it used to be if you couldn't offered a house next step get a nice mobile home...but they are getting as expensive as house's.... it's all greed and slum lord's buying them to get rich making rental units..... it's all about money political BS to have a roof over your head.... otherwise live in a tent in the forest until the park ranger runs you off ....you just can't win....

    This is so awesome, I will retire within 3 years and plan on purchasing a manufactured home. I will pay cash and those people who want to look down on it that's fine with me. I probably have more than those people. I will laugh on the way to the bank. I drive a 2009 Honda and I live debt free. I am happy and content.

      They are better built in most instances.
      Most manufactured homes from the late 1980's will have 6 inch side walls instead of the stick built 4 inch side walls. After having been in the industry myself for several years and owning 4 manufactured homes, I would always recommend that no one purchase a home with 4 inch side walls.
      All manufactured homes are built inside a climate controlled atmosphere so none of the building lumber ever sits out in the cold, rain, or snow. Outdoor lumber at a building site is subject to warping and mold growth. Manufactured homes are inspected throughout the building process - framing, plumbing, electrical, etc.
      The home will always be on an iron or steel frame running the entire length of the home - no stick built home has that feature - the iron/steel frame remains under the manufactured home even when it is set on a crawl space foundation or basement.
      The options in some of the high end manufactured homes are superior to what you would find in a simple stick built home, and the price will still be much lower than the stick built home, and you'll have better quality all the way around in the higher end manufactured homes.
      The reason for this is that all of the build of a manufactured home is done in that one location - there won't be lost building time due to bad weather or construction workers that don't show up to work.
      Manufactured housing is very efficient.
      Demand has gone up. Wood products are becoming somewhat harder to procure, and the Covid crisis are some of the reasons it's taking sometimes months longer to take possession of a finished manufactured home that someone orders.

      @@Theywaswrong where I live manufactured homes are profitable. I bought mine in 2018 for $136K and this year my assessment was $274K and could easily sell for $300K. I call BS on your BS.

    I recently purchased a 1632 sq ft manufactured home built in 1979 on 5 acres in Hamilton County/Chattanoga TN area in growing Apison area.. The property has a well, a 2nd septic tank where a 2nd mobile home was set up and now removed. There is a also public water and a paved driveway. I only paid $139,900 and an additional $5000 to repaint, new appliances. I have checked with the city I can can divide into 3-4 lots. I am renting out the property for $1250 mo. After 1 year the property alone is now worth $200k. I don't plan to sell. I will eventually have 4 cottage size rentals on the property.

Same thing will happen to cars in WA and CA where no "new" gas cars will be allowed to be sold after 2030. Used cars will go way up, and no, you won't be able to buy a used car in another state and bring it over. Welcome to the corruption and communism of the demonrat party.

    something to always remember. In a mobile home park if you fall behind in your space rent they can take your payed off mobile. you are out period. This happened to some close friends. and really 4 or 5 hundred a month just to park it. buy your own lot and do your homework. thank you kristina for sharing all your knowledgge

    Love your channel newly subbed. Bought our double wide for cash in mi in a nice park for 26,700.....2008 skyline 4 beds 2 full baths. Very nice home. 2by 6 and plywood floors. Affordable heat and cooling. Lot rent is 590 month take away a tax bill of 300 a month for any traditional home that everyone will pay regardless im living here for only 290 a month. Lot rent could go up for 20 yrs and still be cheaper then apartments right down the road and im in Oakland County MI. A rich area. Both me and wife have great jobs and this lets us not be house poor and enjoy life. Small lot to deal with but still have a nice little yard. We remodeled interior and it looks better then some of these traditional homes at 200k. Got crown molding, slate stone accent walls. Lifeproof vinyl flooring new updating baths. Been here 6 yrs and plan to stay alot longer! These homes r not bad at all

      Ya, I'd do one in a park over an apartment...But ours is on land and my property tax is just under $300 month, no mortgage, it's paid for.

    Manufactured homes today are very attractive and use space far better. Unless they are on a permanent foundation it is hard to get financing unless you have a huge down payment and they do not hold their value like a site built home. I would have no issue owning a manufactured home if I never intended to sell.

    Found your channel late but I appreciate this video. Home searching and found the perfect double wide and my realtor basically turned her nose up at it !! She doesn’t even wanna meet to view it. She so adamant about resell and depreciation, which very well be true but if I can find something with enough space and within my means as a single parent that is what’s more important to me! Last thing I wanna be is house poor

      4 years ago my sister went through the same thing with her realtor she is disabled on a fixed income she couldn't afford the rent so we found her a affordable mobile home for 29 thousand in a motel home park lot fee 291 includes tax trash pick up water bill and park upkeep her mortgage is 20 year 250 a month fast forward the mobile home across the street just went on the market much smaller than hers for 60 thousand its older and it sold in 2 weeks so they do go up in value

    I've been interested in manufactured homes for many years. I have researched them and I have shopped them. I always end up in frustration. I have found used mobile homes very attractively priced, but because they're older homes the banks don't want to lend for them or they want to impose ridiculous terms such as 5-8 year loans because they're so scared of depreciation. It seems like no matter what you try to do, the banks are always trying to lock you into $1,000/month or more for your monthly payments. These days I find myself for shopping the tiny house market or even thinking about building one myself -- no banks allowed.

      @@KristinaSmallhorn One problem that has not been thought about that my husband and I decided to stay put because of is this: The banks in America are NOT Federally insured any more. It is a LIE! They ran out of money to insure the money decades ago. I learned this fact from an extremely wealthy financier in the United Kingdom that has property in the United States. So when the banks fail they are going to STEAL your savings account. If you sell like we could and put that money you made in the bank the banks are going to STEAL that money. So we decided it is too risky for us to sell our current home and use the equity which is a great amount over$100,000.00 to be stolen by the banks. How many times have you seen the "great reset"? Make no mistake our government does NOT care about the people as demonstrated by the current fiasco with the stimulus money being withheld for months on end which is going to cause the crash and the banks will crash and steal the money, YOUR money. We realized we would be sick to our stomachs to see that money disappear that we had planned on using to buy land put a manufactured home on! Also rent is going up and up and up and in short supply as well increasing the homeless population. It is a total disaster.

    wife and I decided to go with a manufactured home because the housing market is so tight that we had no fighting chance with our budget. land to purchase is plentiful and fairly affordable. found land that met our needs and purchased a manufactured home. only downside we had was the time it took to get financing. it took nearly 6 months to get approved and close. was originally told it would take 2 to 4 months with 4 being an absolute worse case scenario.

    Many of my family members in Louisiana have trailers on their own land. My plan is to buy a nice double wide in the future, but on my own land. Also, mobile homes are cheaper than some of the homes here in Houston that cost a arm and a leg, and the homes are too small for $300, 000 dollars.

    Great content Kristina. I worked in the manufactured housing for quite some time. It baffles me how uneducated real estate practitioners are about manufactured homes.
    So when I retired I bought me a single wide in a park. Never been happier.

    The reason a lot of people are negative about manufactured homes is that manufacturers are still sneaking in partlcleboard flooring instead of plywood flooring. The industry needs to ban particleboard flooring.

    The only downside to buying MH is the land. Most of the time they are on MH communities and lot rents are very predatory

      You can pay 15k to get it moved and there's rent control on certain lots so it doesn't fluctuate

      @@alexariza2459 but you know 15K is a lot of money and a lot people don't have it. That's basically a downpayment for a house. So people are stuck in parks due to that very reason.

    My husband sells manufactured homes and he loves it!!! His clients love him. These homes can be so beautiful and he has a great team he works with ie lender, home inspector and handy mans.

    We lived in Pasadena CA., for 20 years and 18 years in the city of Dusrte. We bought a mobile home in city of Glendora (6 years ago). I can not be more happy. A lot of people told me " I don't see you living a mobile park"
    and I always said " why not?"
    We don't have a mortgage but we pay space rent.

    I've been doing alot of online home touring for these manufactured homes and believe I or not some of them don't even look like manufactured homes both inside and out, just recently I saw one with a built in guest house, where it have its own kitchen, and it had a decent porch and didn't look like your traditional trailer, they have garage attachments now, it's unreal and affordable

    Living in michigan. I've seen people put down 30k over asking for 130 year old run down houses that just aren't worth it. Looking to buy some land and a single wide for my first home 😁

      I am moving, well, trying to get back up there from outside Pensacola. Been outbid and beat on every property from Shepherd to Mt Pleasant and even the Goodwin area. It's insane. And that's the middle of the state!

    The market does make it hard to buy a manufactured home, I live in San Antonio and I've been looking for land to possibly go with a manufactured home and the plots of land in the fine print say no manufactured homes which is frustrating

    Newer and/or renovated mobile homes (a.k.a “trailers”) are nice, but I’ve been noticing that some of the newer ones cost about the same as a home. Also, the region of the US that really could benefit from them are low income areas (majority of the South), but the tornadoes and hurricane activity is too high for me to justify anyone getting one. I live in the South and see trailer parks and mobile homes get decimated every other month or year by tornadoes.

    Geting a mortgage and insurance for a manufactured home is so hard!!! It was a nightmare when we purchased ours. But it was definitely worth it in the end. Just need to make sure your lender will work with you. Single wides are the hardest.

      Thats because any manufactured home below a "modular" is considered a depreciating asset.
      If you go to sell property with either a single wide or on frame double wide if the home is say 11 years old you are selling a 11 year old singlewide or doublewide on the property.
      Any gain in value over the years is generally from the land itself increasing in value and not the mobile home.
      Even states that allow a doublewide to be considered as real estate if they have a permanent foundation erected around them as far as value is still considered a however many year old manufactured home on x property where a modular is treated more like a on site built structure.
      This is why they are so hard to finance and you cannot get regular homeowners insurance on a trailer that is not considered real estate.
      Depending on your state and how they treat a doublewide as long as the axles and hitch are removed and it is on what they consider a permanent foundation then you can get regular homeowners insurance which over time the difference in rates will pay for the cost of the foundation installation.
      Also another difference can be in how they are taxed whether as real estate or personal property.

    Once again another outstanding video. If you think back to the 30's ,40's and 50's many homes were built on pier and beam. A properly anchored modern mobile in my opinion a comparable option to those and many of homes of those generations are being sold fir insane prices and many are being remodeled with huge budgets. Manufactured homes are an amazing solution on many levels. If remodeling one you can also paint the framing with moisture resistant fire retardant paint that nee home builders WILL NOT USE in building a new home.

    I love your channel, Kristina. You really provide so much information. I found you several months ago because I want to buy a small modular home as my last home. I'm 70 and went through the process of clearing out my parents' massive home prior to their move to assisted living. I don't want to do that to my children. My issue is the transition from my current home to the new home. I'm debt free, so I own my home valued at around $220,000 or above, I can't afford any debt, so the idea of selling first and waiting on completing the build is terrifying, because I can't afford a temporary dwelling. I'm looking at the Falcon by Oak Creek; however, I discovered they aren't in TN, so I'm still looking. Suggestions?

      Stephanie, I just read your post. Here's a suggestion: Franklin Manufactured Homes. They are family owned and have locations in TN. You can find a video on their website - I think it's on you tube as well - you'll see the inside of their manufacturing plant and learn somethings about them that way. Their homes are beautiful!

      Try Franklin Manufactured Homes in Alabama. Their manufacturing plant is in Alabama, but there are sales districts in 4 or 5 locations in TN.
      Their website has both manufactured and modular homes - you'll need to scroll through several different models to get to the single wides towards the bottom of the listings since their square footage is less than the other modular and manufactured home listings.
      It does say Franklin Homes so you may have been on the correct site.

    Retired sold our lovely 3 bed 2 bath hood with in law suite. Bought a wee older manufactured home on 2 1/2 acres with several out buildings on a private road in grayling mi for 30,000.00. Sure we put in a new furnace for 2,500.00 and a few smaller less expensive updates. Very happy.

    I think people shouldn’t judge others because of the house where the people live in. Each of us is struggling in a way, especially if you are not a millionaire/billionaire. (Or even them may be struggling psychologically)...

      I don't care if people judge us, our manufactured home has been paid for going on 3 yrs now, I still got 5 yrs to retire. I have friends who's stick built homes aren't even close to paid for.

    What are the extra costs I don’t see included on the sticker for manufactured homes? Cost of transport, cost of ac unit, cost of septic tank. What else? What can they cost?

      The costs of set up include many city/town etc fees. Call the town in your area and they can give you a run down for a new setup. Depends on how close you are to water vs a well, electricity being run out there and internet, etc.

      Our first double wide in 1988 was about $25,000 new. Getting it fully set up on land and including the land purchase was about another $43,000. Its easier to just buy one set up on land already.

    I've been reading reviews about some of the main sellers like Palm Harbor and Clayton Homes, and so far I've run across nothing but horror stories, e.g. people receiving broken damaged homes, and Palm Harbor and Clayton Homes ignoring phone calls and emails and not fixing anything even though it's under warranty.

    Every lender I have spoken to about manufactured homes stops me right away because of the land lease. They tell me no lender will approve a loan for a manufactured home if the land is not owned. We’ve found that every home not on leased land quadruples in price. At that price point, why buy a manufactured home? That being said, how can one actually obtain a loan for a manufactured home on leased land??? Anybody? Please?

    Cool interviews with very knowledgeable people. Manufactured homes are a fantastic option and we believe people understanding and knowing what these homes are is currently more important than ever. Building inspectors are a large factor in this also. Manufactured housing is being unlawfully declined by town officials that are forcing folks to build state code construction even in poverty areas. This is not feasible for majority of people right now. We urge building inspectors across the country to learn about HUD manufactured homes and the wonderful options such as 5/12 roof pitch and drywall packages, that can make these homes not only fit into communities across the country, but improve them.

    Grate video. I don’t like headaches and until things are clear and realtors understand mobile homes sales transactions I would stay away from purchasing one. I was thinking of buying some land in Ocala and buying a manufactured home, my forever home so I don’t care losing money.

I do have a question, I am planning to buy land where the manufactured home is going to be at. Who is responsible for the perc test, the seller or buyer.? My common sense tells me the seller, how come I am going to buy a land for a manufactured home if septic tank is not an option. Again, thank you so much.

    For me, it is how much the bills add up to at the end of the month and what space I have to live in. I'm looking at some 1,000 sq. ft. 2+ bed 1+ bath manufactured homes that are around $1,200 a month including site rent and 650 sq. ft. 1 bed 1 bath apartments for $1,300+ a month. I feel like I want my own driveway. I am in Western Washington looking around Seattle.

      And me too, here in w Oregon , our family needs four bedrooms, but four bedroom stick builds are well over half a million dollars in the area! No way! We’re on the verge of financing a mh in a park and with the lot rent is what we’re paying for our three bedroom apartment! Even with a 20 year loan! I’d rather personal green space, our own ceiling with no rude people above or below us! You know? She makes those of us that buy in parks feel like idiots, but I feel like my money, even if this place never turns a profit, is going to be better spent in a place that feels like a home then a cramped apartment! And in 15 years or when my hubby retires, we can gift to our kids or sell? We want to travel in a true mobile home rv in our later years anyways, so? It just makes sense right now. When it doesn’t, we’ll figure it out. We always have.

    Great Information. The median home price here in Prince George's County is $424k (9-10) days on the market. So I will definitely make it a goal to learn about ALL of the different housing options as some may not be affordable for some folks.

    I agree with you. Manufacture homes from what I have been analyzing have evolved. I just need to find me a Two acre property and we will be set. Many have downsides and build small homes and are happy. Rent and home prices are out of control.Thank you for the information provided.

    Thank you for your informative videos. Do you consider Modular homes different from Manufactured, or is Modular under the umbrella of Manufactured? And other than the foundation, what are the differences between Modular and "Mobile" nowadays?

      Modular is better built than just a double wide..Most use drywall..That's a + 4 me..

      @@bonniebell2050 But to muddy the waters further, it's now an option on most manufactured homes too. Looking into buying soon and aside from some siding differences that can be updated later, I don't see a difference from those and my site built home.

    Omg Kristina you came across in my recommendations because I’ve been so torn on whether or not this was a good idea (purchasing a mobile home), if been so conflicted I think way more about the stigma about them but what you said at 6:40 is my biggest issue. Rent is ridiculous and I’d rather own my own little mobile home and have my money put into something rather then wasting it paying rent and god, now I’m just binging your videos thank you so much for all this info seriously!

    I wish they would upgrade the plumbing from those tiny gray pvc pipes, to copper or something more substantial and longer lasting. And the roofs from lower quality shingles to something that lasts longer. The hardy board 50 year warranty concrete siding should be used in more of them too.

    Do you recommend a mobile home for a senior citizen? I've considered buying a used mobile home, renting the lot, in a mobile home park. But I'm concerned about the cost of maintenance and repair. And also, lot rent increases, and if the park owner sells the park, etc. I wonder what your advice might be. Thank you!

      Mobile home parks sell usually to people who also want to make money. So as long as you’re paying the lot rent, I wouldn’t worry. Repairs on any home can be expensive but then if that’s an issue, rent instead. A mobile home in its mid age will not be as expensive as an older that has not been maintained.

    I just saw the invoice that my sales center paid for my home from Oak Creek Homes in Lancaster, Texas. I am getting an inexpensive home, and the sales center is making a nice profit to boot. I can hardly wait to get moved in. I am moving into a manufactured home gladly.

    Manufactured and stick frame aren't that different. Plus with manufactured you save a lot of labor costs. But somehow they get a bad reputation.
    At least it's another option to greedy builders (who might be even using undocumented workers)

    We want to buy a double wide, and my parents said we can put it on property that they own. Problem is we don’t have much credit, even though we have basically paid 130,00.00 in rent just for the ten years we have been here. How do we go about this cause have no debt, but because of that! We have no credit. We live in California! Rent is high and so are house prices!

    Thank you for this. We have been renting for 1 yr money goes to the trash since it doesn’t end up being ours. It gives us a place to live for the moment but I believe 1,200$ a month for something that isn’t our is not worth it. We have no credit and buying a manufactured home has been the only thing we can buy at the moment at the same price as renting! I believe it’s the best move for now. We can later sell or rent it out to earn our money back and get our forever home when we have the money and credit for it.

      @@firstlast8190 Land has to have access to water and power and be zoned for residential. The least expensive land I have seen in this area with those qualifications is a rual 1/2 acre for $39,000.00. Add that to the cost of the home plus the cost of transport plus the cost of inspection Approved foundation,septic, plumbing and electrical installation(waiting on the county takes time) $500,000.00 (+) the cost of living expenses in the meantime.

    Can you make a video of home insurance for a manufactured home? In Texas I can only find insurance for $75k but to replace this $200k double wide 2100 sq/ft home would cost more than $75k to replace in the event of a tornado etc.

    Make sure you own the land it sits on. I highly recommend it. There are new homes made to higher standards then regular homes. Im beyond happy in ours. There ARE lenders in Florida that will finance them. Guess what ? 50k " equity in 3 years ! Do your homework ! If you have to start out in a rental or rv first. Research, there are owner financing/ rent to own deals. Who wants to live in an overpriced cookie cutter community ? You dont have to live in a park, unless you want that type of community. On your own non deed restricted land, you can live like a king.

    Indian River County FL, only modular homes are allowed in residential zoning districts, you can however have a manufactured home in the Agricultural districts as long as it meets minimum parcel size requirements, building code criteria.
    Definition: Manufactured home a structure, transportable in one (1) or more sections, which is eight (8) feet or more in width and greater than four hundred (400) square feet, and which is built on a permanent, integral chassis and is designed for use with or without a permanent foundation when attached to the required utilities. The term "manufactured home" does not include a "recreational vehicle" or "park trailer." [Also defined in 15C-1.0101, F.A.C.]
    You can build a very nice home under that definition. To my knowledge a tiny home fits under this criteria also, except it's limit is 250 sq feet, which is the Florida building standard for a bedroom size.

    Great information on this often confusing subject. I’ve worked for forty years as a California Building Inspector. I’ve worked with HCD on manufactured homes, mobile homes, trailer parks. Private Property, State licensed parks, permanent foundations locally approved, State approved foundations…
    The major drawback to manufactured homes is adding additional rooms. Modular homes, I’ve inspected ten 10x40’ units forming a 4000 sq ft homes. Also 184 commercial coaches forming a two story, 60,000 sq ft office building completed in 60 days.
    I can show you many manufactured homes valued over 5 million in an old park that has no triple wides!

      The major drawback to manufactured homes is the Land Lease. In los Angeles if you have to pay $1200-1500 monthly to rent a land under your house it doesn't look like a best choice for a lot of people.

    Here in sc if you own the land an tie it to your land it’s then known as a site built home or modular home an the meter is put right on the house an it does not depreciate in value

    Me and my wife planning to by manufactured home in Long Beach CA. it is not a trailer it its fresh build and modernized. But one thing question. WHAT IS THE DIFF. BETWEEN MOBILE VS MANUFACTURED? my realtor told us manufactured we own the land too?

    I'm looking at mobile homes on land out in FL, NC and Huntsville. The idea of someday being rent free/mortgage free sounds more appealing than a regular conventional home. As long as you live on private land of course. Now a mobile home in a park(my current situation in mesa az) I wouldn't spend the big bucks. Thank goodness my future father in law is letting me rent his 2nd home. But we do eventually plan on buying our own.

    Manufactured homes are no longer affordable housing. I live in California I was trying to buy 3 acres and a manufactured house long story short to buy everything and develop it it would have cost me right around $500,000 this is my affordable! I can go buy a brand new stick built two-story house for right around the same price

      That’s interesting. Is this something new this year that caused the uptick in price. I know the supply chain for building materials has been crippled this year with covid, and natural disasters.

      Yes mobile homes here in mass where we live have gone way up in price 5 years ago my sister bought a mobile home for 29 thousand it's a single wide with a large 2 room addition the mobile home is 1000 square feet it needed a new roof which we just had put on at cost of 11 thousand her home could now sell for 70 thousand easily

      Probably your area. You can buy a very nice manufactured home in my area (Midwest) for $15-$30,000. Land goes for around $3,000 an acre. Most trailer parks have low lot rent too. Generally it’s $250-$400 a month.

      I'm in sanjose and decent mobile homes are 300k. Yes for that price you can obviously get a nice big house in the valley some where but honestly you pay for your area.

    in spring creek nevada in most cases any manufactured homes under 200,000 will need a lot of work some not livable

    Kristina, do you suggest putting a manufactured home on a concrete slab.....or something else? I'm assuming you manage to buy a lot to put the home on and have access to public utilities.

      If you can, do the cement. It helps so much with condensation and rot inside the walls. Getting specific advice, and a few different opinions in your area would be helpful. I know a few people that did gravel pad and regret it. Some of your decision might depend on old trailer, new, or how long your expectation is for the home to stay integral.

      @@lindasunderlin6936 Why a full basement? Basements can have water damage; just yesterday I talked to a realtor about a traditional house with mold in the basement.
