I own one. It's not new. It needed some TLC but it was just cosmetic issues. I realize my home may never increase in value. But I'm okay with that. Just needed to get out of our old apartment and our lot rent/mortgage is only half of what we paid at our old apartment and we get more space.
I went to a seller who has been in business 50 years...they were wonderful. Had the ability to help with anything we needed from a drive way to furniture. Everything done by the seller. The brick underpinning we chose is beautiful. I have nothing but praise for our Sunshine home and for the dealer where we bought our home.
Don’t be afraid to purchase a show home from the previous year(s). I saved a lot of money simply by purchasing a previous year’s home where they were wishing to bring in the brand new models to setup as show homes.
Are the any structural issues from having the home transferred after it’s already been set up on the companies lot ? I was thinking leveling / concaving issues may be likely
I've been in this business for over 30 years installing transporting I can tell you one of the biggest problems the frames that they use underneath if you don't have a wide frame and a short Outrigger and cross members underneath meaning i-beams you're definitely going to have a leveling problem because the walls sag as they're going down the highway it's the bird wing effect like a bird flapping his wings all the weight is on the walls my wood floors are a must plywood roof is a must always buy a wind Zone 3 never win Zone one or winzone two if you have any questions talk to me online

Number one !!!! Get concrete footers in the deal for the blocks to sit on. mobile homes settle in the ground and its absolutely imperative to have this done. My dad brought a Franklin double wide and it was set up on footers .
I bought a brand new manufactured home in 1999 in Fontana CA. At the time we got a nice deal with the mobile home park. Space rent was only $200 for 5 years. 22yrs later and I still own the home however my mom and her bf live there. Space rent is roughly $700 and actual home payment is $340. Still, adding those two together it's cheaper than if they rented an apartment or house. Having said this it's best to put a manufactered home on your own land.
How long and how much went into this process? Your almost exactly who I want to talk because I live in the Coachella Valley and am trying to do something like this. I just can't figure out everything that needs to be done.
Renting land is not ideal but that's still very inexpensive. Interesting enough is when a manufactured home is on owned land and well taken care of it tends to appreciate over time (quite a lot too) where as a manufactured home on rented land will not appreciate (or barely appreciate). The land is certainly an important part.
@@tb1235 you're right. My mobile home was purchased at $43k in 1999. With the price of realty being so high right now, I can easily sell mine for at least $60k.

What surprised me the most was in my old double wide you could hang a picture every 16 inches on center and hit a stud. After selling that old home in a park I then bought a new one and put it on land I had purchased. You're lucky if you can hit a stud within 2 foot in this new home. How this meets any building code or safety standard is baffling to me. My guess is the legislature in Pennsylvania were bought off.

You should do a video about land covenants. A lot of people don’t know about these things before purchasing land. I’m dealing with a 5 acre lot that preventing me from building a house therefore I turned it into a huge orange orchard since I was planning on planting a few orange trees before being struck down for building a house there.
3.5 months to have Clayton come out and fix no electricity in my kitchen. Nail through the Romex on outside wall. Temp readings of 34* on a 2020 model. No heat in master bathroom. Doors don’t seal out the weather. H-VAC system was full of building debris. Every plastic pipe fitting was finger loose. Lag bolt through toilet sewer line blocked up toilet immediately. Took 2 months for Clayton to come fix. The warranty from Clayton is useless. By a Winnebago!!!!!!!
Totally agree we bought from Clayton homes as well and we got the run around. Clayton homes was supposed to have blinds placed in my bathroom and the women in the office starting giving us excuses but finally got them to put blind's I could go on about how they started to ignore our calls and a whole lot of other complaints
I can't tell you how many times mobile home park owners don't pay the property taxes. In my local municipality, we actually had someone purchase a trailer park, which included several subdivided lots within it. They never even had those lots transferred into their name, to the previous owners kept receiving property tax bills for those lots. Sometimes they paid them, they didn't. It was one of the most shady things I've ever seen, and it's astounding how common this type of behavior is.
I went into a manufactured home. I was not impressed. Everything was cheap feeling and thin material. It just didn't feel like it would last longer than ten years without needing an overhaul.
With 2/6 walls, drywall, nice flooring and getting to the granite countertops it has all the things a normal house would.roof is the same. Axles usually go off and the hitch too, so you are able to lower it and build a brick wall under it making it look like a real home. You can also have a garage made out of one. They've gone a long way lately. But don't expect to pay change for it. The pld ones, with metal siding and roofs, yeah, they look cheap but who cares.
This is true but i don't think many stick builts are built much better. My friend bought a brand new construction in a nice neighborhood and she had issues with her kitchen cabinets and stair railing falling apart within a year!
I don't know about other communities in California, but I bought a double wide 4 yrs ago for 45 thousand. It was billed in the 80s and is still in great shape. Has 3 bed and a bonus room. I rent the space in a nice park for 550 monthly. Every year it goes up about $20. I just found out that homes way older and smaller are selling for $65thou in the park and we have none for sale because we have a shortage of any kind of homes in Ca.. Owner of the park told me that I can sell mine for $80 thousand as is right now.
I’ve been living in a solid well-built manufactured home in a resident owned community for almost 10 years. Happy as a clam. Minor maintenance, worth about double what I paid for it. Affordable housing , with affordable rent determined by the residents. Rent has gone up $11 since I moved in. I would never buy in a park not resident-owned - that would be risky.
Do you mind if I ask which company manufactured your home? I'm doing my research and not liking what I'm seeing in Mobiles. I might have to go the Modular route. I'm looking at types of mortgages, town ordinances, etc. I already own the land.

There are problems with site built homes.There are problems with remodeled homes.There are problems with apartment homes.There are problems with condos.
Lot rent rates in mobile home parks are driven by demand, which is partly driven by local apartment rental rates. As apartment leasing cost rise, so will lot rents in a mobile home park. One method of determining lot rent increases is to basically match apartment rental cost after inferring tenants estimated monthly payment on his/her home. Example..If a 2bed apartment rents for $1000/mo in your area, you can almost bet that your combined 'house' note payment and lot rent will be close to that. This might be especially true of parks that are professionally managed by investment groups with large MHP portfolios. Of course there's exceptions to this, but mobile home parks typically are all about return on investment. Mobile home parks require a specific rate of occupancy to meet rate of return goals (same as an apartment development). Same as with apartments, park owners will push lot rents up until vacancies become a problem. One advantage of professionally run 'portfolio parks' is that they tend to stay on top of common area maintenance, park appearance, and problem properties/tenants.
If you buy a manufactured home buy it or put it in co-op park, there's no lot rent only a monthly co -op fee which ranges from 100 to 150 per month depending on the park. These are scarce and usually have a long waiting list, but worth being a share holder in a co-op park
Yeppers, I owned one years ago and never will again, it was brand new too. The company that put it together did a sloppy job, but I didn't know until 7 years later when I needed to sell it. Got an inspection and found out it was offset at the roof and was about to leak. There was also dry rot on the underside paneling because it wasn't sealed properly at the time when it was set up.
The housing crisis in some places could be easily solved, but I swear some counties make it more difficult for people to have affordable housing, getting a piece of land and also finding the money to buy a type of house they accept sounds like an impossible task sometimes. Cheap housing doesn’t make them high tax dollars. But then again if you don’t have enough people moving to your area because there’s no affordable homes then you won’t get tax dollars either. It’s hard for these officials to see the bigger picture.

On my list for purchasing a home. Is reaching the lot dealer the home maker and the installers. Not using the lender on the lot. Finding a floor plan that works and then looking for the maker. Go walk through any floor plan you like.
I'm in a 3 yrs old Clayton 864 sq ft. A real cheapy. Location of my lot on the Oregon coast has increased incredibly. Value is now 225 % of my all-in cost.
Lived in an RV when developing out here. Now I'm taking my 100% equity from this super hot market and moving to west Virginia. I Think WV markets are climbing, but not as crazy as out here. Wife and I work from home and love rural living, so we have options.
One very important thing that Christina does not mention. Mobile homes actually depreciate in value like cars.if you own the property it sits on then the land itself might appreciate. If ut sits on rented land in a mobile home park it eventually depreciates to nothing and you still owe the rent on the lot. I do not recommend manufactured homes!

It's a affordability decision for many people who can't afford homes but don't want to rent somebody else's home. Unfortunately, the housing and building supply crises are making even manufacturered homes unaffordable for many people now.
If you are on public property you can film anything your eye can see. There is no expectation of privacy in public. The company can't do anything about it.
Such great info; gotta check "modular homes". And don't mobile homes have different supply parts from regular homes (for example: some repair parts have to be ordered from a mobile home parts supplier instead of just going to buy at Home Depot because specifications on parts are different).

Do not choose a site where water runs underneath when it rains. 2. It's best to have 10 inch thick concrete runners to place blocks on under you're house. 3. Set you're home high enough you can comfortably do repairs and inspections. 4. If it's a permanent site, build you're skirting tight enough to keep out mice and snakes, it is possible. 5. Do some nice landscaping to enhance the future value of you're property, 6 Do not plant fast growing trees for shade, they break off in storms. Sorry but beauty takes time. 7 I hope you have nice neighbors and happiness and contentment in your future.
I have never considered investing in manufactured properties but I've always wanted to buy a shipping container home and plop it on a plot of land up north as a vacation rental / personal vacation home!

I've worked at a mobile home building facility for 29 years and I wouldn't buy what we make for a dollar. I shouldn't say the name but I saw it mentioned toward the beginning of the video addressing customer complaints😁
I'm in my second manufactured on private property, and the $140Gs I saved over stick built allows many minor repairs. You should be fired from your job since you clearly take no pride in your work. I've heard horror stories about stick built too.
Problems with the seams are why I am only looking at "single wide" style homes. I would much rather avoid that potential nightmare with a smaller home and just build extensions myself.
She should have covered more on the difference between Mobile Homes and Moduler Homes. The biggest difference is the how it is attached to the wheels. Modular is set on a trailer with a wooden frame. Mobile is built on a metal frame with axles attached.

You are still a renter when you buy a manufactured home in a park. My friend's space rent went up to $1,800 per month about 10 years ago, so he ended up buying a house, which is what he was trying to avoid!
1. They're wanting to sell the older models not because they're "trying to get new inventory in" but because they are paying curtailments on older homes which is eating into their cash flow. 2. If you're having issues and they aren't fixing them you should call the fire marshall. Unbiased, and if it's an issue that they are responsible for fixing then the fire marshall takes over and can levy fines and even pull their license
Perimeter blocking is preferred with a perimeter frame or a frame that is about one foot from the edge of the home if you want to know more just contact me
Got my house w/ the Formica, tile, & linoleum in the wrong rooms & the wrong combination. When I called the salesperson I received the runaround from her, so I called the bank, and was able to hold the payment to the sales company & their subcontractors but not the factory, which helped immediately! They had somebody out fixing everything toot sweet. Salesperson actually told me their company was supposed to have control over our construction loan & payments being distributed to subcontractors (road construction, garage construction, footings, septic & drain-field, etc.). She may have filled out the finance application, but that gives them no right to control over my loan, or the subs I hired! That simply was not happening…😂😂😂😂

Id buy a modular home any day of the week 32x80 with a full basement. 2x6 framing. In mn you cant touch a site built for the price of a modular. Im talking 200k for 3800sq feet + land. Site built will be 700k+ for that much space

Just went with my wife to see one of these mobile homes. I couldn’t even stay for more than 5 minutes in those cages. I felt like trapped in a fragile box surrounded by more boxes… it was a really bad experience. On top of that, price was $80K for those things. I will prefer to buy an electric pickup and live at a walmart, than living in a “mobile box home”.
Don't forget about the construction loan that you have to pay interest on while the builders build your home. I am using prestige and I have my own land and a great credit score. I wanted an FHA but because Prestige homes are on back order for a year, they would charge me interest on the construction part of the FHA for about 30 Grand extra. So now I am stuck looking for a conventional loan through a different lender. They have to run my credit twice !! I am very upset. I still feel like I am being taken advantage of

I just purchased from Clayton 3 weeks ago. This dealer has been fantastic but some of them have real bad reviews.

Living in a park that you rent is the worst to do there usually isn’t no rent n utility regulations

Do you mind if I ask which company manufactured your home? I'm doing my research and not liking what I'm seeing in Mobiles. I might have to go the Modular route. I'm looking at types of mortgages, town ordinances, etc. I already own the land.
@@mbrower3304 go see the assembly facilties. if you see someone - literally - stapling the frames together with galvanized steel staples, move on. you're about to buy quality so lousy it will leave you homeless eventually.
There are problems with site built homes.There are problems with remodeled homes.There are problems with apartment homes.There are problems with condos.

Lot rent rates in mobile home parks are driven by demand, which is partly driven by local apartment rental rates. As apartment leasing cost rise, so will lot rents in a mobile home park. One method of determining lot rent increases is to basically match apartment rental cost after inferring tenants estimated monthly payment on his/her home. Example..If a 2bed apartment rents for $1000/mo in your area, you can almost bet that your combined 'house' note payment and lot rent will be close to that. This might be especially true of parks that are professionally managed by investment groups with large MHP portfolios. Of course there's exceptions to this, but mobile home parks typically are all about return on investment. Mobile home parks require a specific rate of occupancy to meet rate of return goals (same as an apartment development). Same as with apartments, park owners will push lot rents up until vacancies become a problem. One advantage of professionally run 'portfolio parks' is that they tend to stay on top of common area maintenance, park appearance, and problem properties/tenants.
If you buy a manufactured home buy it or put it in co-op park, there's no lot rent only a monthly co -op fee which ranges from 100 to 150 per month depending on the park. These are scarce and usually have a long waiting list, but worth being a share holder in a co-op park
Yeppers, I owned one years ago and never will again, it was brand new too. The company that put it together did a sloppy job, but I didn't know until 7 years later when I needed to sell it. Got an inspection and found out it was offset at the roof and was about to leak. There was also dry rot on the underside paneling because it wasn't sealed properly at the time when it was set up.

The housing crisis in some places could be easily solved, but I swear some counties make it more difficult for people to have affordable housing, getting a piece of land and also finding the money to buy a type of house they accept sounds like an impossible task sometimes. Thank you for your videos, Kristina.
Cheap housing doesn’t make them high tax dollars. But then again if you don’t have enough people moving to your area because there’s no affordable homes then you won’t get tax dollars either. It’s hard for these officials to see the bigger picture.

What kind of things would you like to see on a checklist?
On my list for purchasing a home. Is reaching the lot dealer the home maker and the installers. Not using the lender on the lot. Finding a floor plan that works and then looking for the maker. Go walk through any floor plan you like.
I'm in a 3 yrs old Clayton 864 sq ft. A real cheapy. Location of my lot on the Oregon coast has increased incredibly. Value is now 225 % of my all-in cost.
Sell now. Live in RV for a year, and then buy a real house when the prices come down.
Lived in an RV when developing out here. Now I'm taking my 100% equity from this super hot market and moving to west Virginia. I Think WV markets are climbing, but not as crazy as out here. Wife and I work from home and love rural living, so we have options.
Do you feel that the Clayton is poorly constructed?
One very important thing that Christina does not mention. Mobile homes actually depreciate in value like cars.if you own the property it sits on then the land itself might appreciate. If ut sits on rented land in a mobile home park it eventually depreciates to nothing and you still owe the rent on the lot. I do not recommend manufactured homes!
@@timothythompson4036 She's made this point in previous videos and encourages people to consider modular homes instead, but she acknowledges that manufacturered homes are the only option for some people who don't want to rent. It's a affordability decision for many people who can't afford homes but don't want to rent somebody else's home. Unfortunately, the housing and building supply crises are making even manufacturered homes unaffordable for many people now.

If you are on public property you can film anything your eye can see. There is no expectation of privacy in public. The company can't do anything about it.
I didn’t want to take one too many steps too close to the property so they couldn’t give me an issue.
Such great info; gotta check "modular homes". And don't mobile homes have different supply parts from regular homes (for example: some repair parts have to be ordered from a mobile home parts supplier instead of just going to buy at Home Depot because specifications on parts are different).

This is exactly why my wife and I are going this route!
Do not choose a site where water runs underneath when it rains. 2. It's best to have 10 inch thick concrete runners to place blocks on under you're house. 3. Set you're home high enough you can comfortably do repairs and inspections. 4. If it's a permanent site, build you're skirting tight enough to keep out mice and snakes, it is possible. 5. Do some nice landscaping to enhance the future value of you're property, 6 Do not plant fast growing trees for shade, they break off in storms. Sorry but beauty takes time. 7 I hope you have nice neighbors and happiness and contentment in your future.
I have never considered investing in manufactured properties but I've always wanted to buy a shipping container home and plop it on a plot of land up north as a vacation rental / personal vacation home!
I have one as a rental. Love it. The renters always pay cash and on time. It’s better than my other properties.

I've worked at a mobile home building facility for 29 years and I wouldn't buy what we make for a dollar. I shouldn't say the name but I saw it mentioned toward the beginning of the video addressing customer complaints😁
I'm in my second manufactured on private property, and the $140Gs I saved over stick built allows many minor repairs. You should be fired from your job since you clearly take no pride in your work. I've heard horror stories about stick built too.

Problems with the seams are why I am only looking at "single wide" style homes. I would much rather avoid that potential nightmare with a smaller home and just build extensions myself.

She should have covered more on the difference between Mobile Homes and Moduler Homes. The biggest difference is the how it is attached to the wheels. Modular is set on a trailer with a wooden frame. Mobile is built on a metal frame with axles attached.

I bought a property with a mobile that's been there for years. Mobile is classified as real property. Do I just own the land? In El Dorado, Arkansas.
You own both. It's attached to the foundation making it real estate.
I have a friend who gave me a horrible story about manufactured homes in your state. I was told the manufactured homes that were built after the Katrina hurricane are POS and some already fell apart😱
Really? Anything built after hurricane Andrew is built to withstand hurricane force winds. Now I know the “FEMA trailers” were terrible.
You are still a renter when you buy a manufactured home in a park. My friend's space rent went up to $1,800 per month about 10 years ago, so he ended up buying a house, which is what he was trying to avoid!

Why that high price is it in Beverly Hills ???
1. They're wanting to sell the older models not because they're "trying to get new inventory in" but because they are paying curtailments on older homes which is eating into their cash flow.
2. If you're having issues and they aren't fixing them you should call the fire marshall. Unbiased, and if it's an issue that they are responsible for fixing then the fire marshall takes over and can levy fines and even pull their license

All mobile home parks are rent traps. You live in a trailer, but unlike a trailer you are not just going to hook up to your truck and pull out.
I know that manufactured homes are hard to insure. Not many companies will offer insurance for them.
You can get insurance on them as long as they not older than 1976. That where you have the most issues.
I have American family insurance.
Perimeter blocking is preferred with a perimeter frame or a frame that is about one foot from the edge of the home if you want to know more just contact me
Got my house w/ the Formica, tile, & linoleum in the wrong rooms & the wrong combination. When I called the salesperson I received the runaround from her, so I called the bank, and was able to hold the payment to the sales company & their subcontractors but not the factory, which helped immediately! They had somebody out fixing everything toot sweet. Salesperson actually told me their company was supposed to have control over our construction loan & payments being distributed to subcontractors (road construction, garage construction, footings, septic & drain-field, etc.). She may have filled out the finance application, but that gives them no right to control over my loan, or the subs I hired! That simply was not happening…😂😂😂😂

Id buy a modular home any day of the week 32x80 with a full basement. 2x6 framing. In mn you cant touch a site built for the price of a modular. Im talking 200k for 3800sq feet + land. Site built will be 700k+ for that much space

Just went with my wife to see one of these mobile homes. I couldn’t even stay for more than 5 minutes in those cages. I felt like trapped in a fragile box surrounded by more boxes… it was a really bad experience. On top of that, price was $80K for those things. I will prefer to buy an electric pickup and live at a walmart, than living in a “mobile box home”.

Be careful with trading in a home it took 19 months for them to pick up ours.
Don't forget about the construction loan that you have to pay interest on while the builders build your home. I am using prestige and I have my own land and a great credit score. I wanted an FHA but because Prestige homes are on back order for a year, they would charge me interest on the construction part of the FHA for about 30 Grand extra. So now I am stuck looking for a conventional loan through a different lender. They have to run my credit twice !! I am very upset. I still feel like I am being taken advantage of
I just bought a 2002 double wide, 4 bed 2 bath on 5 acres with two big sheds and mature landscaping, for $200,000. I think it was a steal! You can't make more land

Finding land that accepts manufactured homes to buy seems to my biggest issue in central Michigan.
Same in Connecticut, mobile homes only allowed in parks.
Seems to get harder every year.
