    Great video Shawn. Looks good I think that after the gutters are cleaned that apartment will finally stop flooding. Hopefully building maintenance will clean them soon and you can update us.

    I work i masonry on houses and smal businesses and practically everybody lets the gutters fill up, such a small job to clean them out but people will let their houses rot away begore grabbing a ladder and rubber gloves...

      I always try to sell them gutter guard to help with the debris. They still require cleaning but the guard helps so much.

    Tell them to get the gutter washer extension for either a hose or power washer. You can literally stand on the ground and wash them out. I have one for my house gutters. Wash mine twice a year in 15m at most.

    That building has a shallower eave than the roof to the left. If it was extended to match the water would fall farther from the building (if gutters are left clogged).

      Yep! I just mentioned to the concrete plant owner that we were mixing a small pad and he said he'd send me some concrete. That was huge for saving our backs!

    I could see all that brown gunk in the gutters when you flew the drone over at 10:23. I wish I had a drone to inspect my gutters, it gets exhausting climbing up and down the ladder.

      I use two leaf blowers to clear out gutters. Once up and once down the ladder. 👍

    Sean, I have a question for you on what to use as a liner in a swale. I know you mentioned it before and I can’t find where it was but can you give me a product name and source? I’ve got renovate a section of a swale here in Hendersonville, NC with all the rain we have been getting. Man, I wish Greensboro was close by. I have other water issues, but this one is important.     This building complexe is a weird one. Hasn't it been seen on few videos by now to fix all kinds of water problems? Another three videos and the whole outside has been concreted over to protect it from water damage. Is this just "bad luck" or bad planning by the architect here?

      It's been built below grade to save on building costs probably. Not much you can do about it now than to try to funnel the water away as best as you can.

      Maybe the land around the house sank down or got washed away a little bit over time and now they have problems.

      Like TMM said, they built all of these with part of the building below ground and the area sloping towards it. These are all issues that have been a problem for decades, but the new owner wants to get them fixed for good.

    Could someone please tell me what size is the Sch 40 PVC and exactly what are the PVC fittings called and size that is being used. My gutter downspout is 3" x 4" seamless that I need to connect, redo / add/extend to the yard drain? TIA Jeannette

      He mostly uses 4" sch 40 PVC. The fittings are easily available at major home centers, although you may have to go to a plumbing supply for some of some less common fittings. He usually uses a coupler at the top ends of the pipe to squeeze in the downspout. You should watch some of his drainage videos and look at what's at the home center to get a better understanding.

      They now have an owner who cares about fixing stuff. They had several other people trying to solve these problems and that's how they found me. 👍

    I'm surprised they didn't put a railing at the end of the new concrete you just poured. That seems like a big fall injury risk given the abrupt drop off, especially in the dark where it might look like a continuous path.

    yep and the tree root systems is wrecking the foundation ,plus filling the gutters ,I try to keep the trees cut back HUGE !

    Think you need few more guys to lean on the shovel 🤣😂 one question why didn't you dig out against the wall and put a shingle drainage in there would have saved taking all the nice shrubs out way 🤔👍

      By placing drainage against the foundation you are encouraging the water to go close to the foundation then hope it drains away. I prefer encouraging the water to flow away from the foundation and providing a path of least resistance like we did here.

    They're was no need for a concrete slab you should have cleaned the eavestrough and put rocks along the wall 1 foot out then create flow towards the down spout and install a downspout clean out.

      Rocks let water fall through them Denny. I would never recommend placing rock against a foundation as it lets the water go deeper.

    Why not save and replant the shrubs? Was it not worth the trouble or did the client not want them? New shrubs are expensive

      Both. It can be tricky to move shrubs in spring/summer with heavy equipment. They were also happy to remove these maintenance items.

    Put stone down first and then compact it went you concrete binance into the concrete better you should never put concrete on Earth movement after a while it a no no on Earth that way I was told to do it

      That might be appropriate with your local subsoils. Here we have extremely stable subsoils, no bentonite, no frost line, no subsurface water. 👍

    ✨👍. Another great job 👌. Gutters should be first thing to check out before doing anything...And the clogged gutters could be solved by installing gutter guards...No need to replace gutters .. Looks like gutters haven't been cleaned out in years ...Also they have debris filters that can be installed on gutter downspouts ..I made a gutter cleaner ..Out of 3/4 " PVC. Using 10' lengths and made a hoop at the top...Heating up the PVC and bending it into small candy cane style hook ..And have a pressure washer fitting on end so you can connect pressure washing hose to it ..and you can clean them from the ground...Those should have been cleaned first...Is that your dad with plaid shirt and suspenders?🤗. I see him on your jobs ...I see he brings his chair 🪑😊

      We don't use rebar around here because we have no real frost line. It sounds like you're unfamiliar with this type of climate and subsoil.

    Hmmm .... no, not a fan of that sollution, the steep slanting of the slab to hide the pipes looks kind of weird... its so steep, you cant even use the space for bycicle parking...
    When the trees get removed anyway, more earth removal and cleaning the gutters probably would also work and look cleaner.... but well, when you are a concrete guy, everything looks like a slab-in-the-making ...

    You must joy know what you’re doing….you can’t put concrete there to prevent water from getting inside. You have to address the problem from the wall, water proof that and you solve the problem.

    Obviously water against the wall is an issue, but it seems like a lot of buildings entirely neglect sealing from the outside and underside of the foundation, too. The owner relying on only one method of prevention is asking for trouble, as this complex shows.

    Always a learning time when watching these videos. Love the way you keep going back. Those gutters should have been fixed by some one, could mess up a lot of stuff. Hated to see the shrubs go, but I get it. Had to remove some I planted years ago that were so pretty and healthy but I had put the wrong plant in the wrong place. Concrete truck reminds me of old Studebakers, can't tell if they are going forward or backwards.

      I agree but I am sympathetic that they have bigger projects around the property. However, a cheap and easy item is making my more expensive fix less effective.

    Fixed my wet basement problems with some simple outside drainage for hundreds
    Basement Doctor wanted tens of thousands for a inside sump pump system.

    They need to just get those $4 gutter drain guards that stick into the downspout and that would have stopped it from clogging and allowed them to go a lot longer between gutter cleaning.

    Our codes require floor levels to have minimum distance above cleared ground level. You can see why in this video.

    Maintenance cannot spend 30 minutes to clear a gutter but can spend time calling drainage and tree removal contractors and writing them checks???

      or they arent allowed to. complex's like where I work forbid us maintenance from being on the roof, being on ladders higher than 8 ft. OSHA regulations are a b-tch, the fines for violating them are more then subbing the gutter cleaning out

    Nicely done Shawn. Too bad the shrubs couldn't be saved and put back ? Was there a reason for that ? Whats the deal with the gutter cleaning, you would think you could hire someone pretty quick to deal with the gutter cleaning and would likely be inexpensive, too high ?

      They were fine getting rid of shrubs as they are a continuing maintenance cost. I'm not sure why they haven't gotten the cleaning yet.

    Difficult to get access to those gutters for sure. The problem trees have been removed so once the gutters are clean they should mostly stay that way. I wonder what would happen if you took a leaf blower and blew back up the drain pipe? Might unclog the down pipe and help a little.

      Great idea! It wouldn't hurt and might blow out that top area so it flows. Any debris that gets into the pipes will be washed out.

      Those pipes are probably packed solid with tree debris. Probably have to remove the elbows and tops of the pipes to get them clean.

      it'll make a glorious mess when it clears the downspout, elbow and area around the downspout drop. if its packed solid, you get a fun face full of crud and muck when you try blowing in from the bottom

      Hahah they did send notices and we banged on all their doors. Around 11am some residents came out upset that we were blocking them in. You just can't fight it.

    Would leveling the dirt and adding a small channel drain to the area that needed it and have it tie into the PVC pipe not have been an option?

      Yes that would have been an option. I don't think the water at the edge of the concrete was the problem but the water spashing along the windowsill

    the clogged gutters are prime example of deferred / nonexistent maintenance. our complex is the same way. put off cleaning the gutters too cheap to have them done more then twice a year and wonder why we get flooded units. those windows arent helping the situation either. only so much you can do when property owner/manager is negligent

      Not needed with our subsoils. No bentonite, no frost line, no subsurface water. No worries.

    Would it have helped if you painted the brick with some water proof membrane before covering it with concrete?

      My idea is is to move the water off the foundation, which would make a waterproof membrane not needed. The idea of having water sitting against a membrane is not appealing to me so I focus on moving the water rather than waterproofing. Great comment!

    Your concrete trucks are very different to the ones in Australia, we have a traditional like truck with mixer on the back also pours from the back.

      Most trucks here are rear dumpers too. Those require someone to man the chute, which takes away a worker. The front dumpers let the driver control it and is an extra man on the job.

    Archaic building science. The 2” x 3” downspouts and 4 inch gutters are inadequate for removing sheet water from the roof. If the downspouts are 3” x 4” into the pvc pipe there would have been no need to add the concrete, which inadequately mitigated the flooding issue.

      The wide gutters are used to catch fast moving water from running over. I'm not sure of the size or pitch of the roof, but even with over sized gutters, downspouts and 4" pipe, it would still not work with all that blockage.

      They are removable but a pain to take off and put back. I was banking on being able to use the curb to gain a couple inches but those people didn't move their cars like they were supposed to.

      pine trees have tendency to easily blown over. their root system doesnt go deep, its wide and shallow. they look pretty till the soil gets saturated, heavy winds and they fall over

    In the UK we have 'Hedgehogs' we can fit in our gutters.
    They're made of polypropylene bristles with a stainless steel core and are designed to keep detritus out of the gutter, but let the water flow.

      My old man had an overflowing gutter, that would create a niagra-esque waterfall right in front of the front door. A quick scurry up the ladders, 3 minutes to dump the leaf litter/moss onto the grass below and then 4 or 5 minutes to lay in the 'hedgehog' and to this day he's not had an impromptu shower when leaving the house.
      He's also got the installed in the gutters out back and encouraged both neighbour's to install them.

    That far from the Batch Plant, I'm a little surprised they didn't send you one of the Batching Trucks (the ones that have Sand, Aggregate, Cement and Water in separate containers and it mixes the Concrete on site) out to you, then it doesn't matter how far away you are, the Concrete is fresh when it hits the forms...
