And it's kind of a long story but we actually had one floor plan that they started building and then our builder was super awesome and let us change our floorplan (which is apparently pretty rare). It took a lot of nagging on our part and luckily we did it before they broke ground so they agreed. But we had already been to design center for our first floor plan and then when we switched floorplans we had to go back to design center. So the second design center meeting are the "changes" I'm referring to in the video! But typically no, it's not common to change things as you go along. Sorry if I made it seem like that in the vid!

I was asking because we are second guessing ourselves for not upgrading the powder room vanity top to nicer quartz (our builder standard is white Corian😅) well I guess worst case we will have people come in and replace it if we don’t like how it turns out . You want to make sure your inspector check the roof, make sure you have window flashing and the trim around your windows are flush ‘even’ with the siding NOT sitting on top of the siding. Also, have the sewer line inspected to make sure rocks did not get in or the pipes are misaligned with the city’s pipe. Check that the floor of the crawl space is cleaned and the plastic cover the entire floor. Also in the crawl space make sure the heating ducts were installed correctly, check to make sure ‘all’ exhaust fans in bathrooms and laundry room were connected correctly in the loft. Make sure ALL doors close and open smoothly and correctly. Check caulking around windowsill inside and out and make sure windows close correctly. It’s more important to check what you can’t see. Those are the places where developers cut corners.
We brought a home already built after 20 yrs we found things we wanted different in our new dream home. This is so amazing I have a book different sections for each part of the house. I am looking through all your videos to make sure we ask the right questions. Thank you for sharing your experience.
Congratulations on your new home. Just wanted to let you know you were spot on on all your things that you told everyone I’m in real estate and trust me once you close on that house the problem is yours and they always say will come back and do a little touchups but sometimes your and sometimes your not so lucky they’ll come back. I’m so happy you done an inspection always doing inspection that’s the first thing if nothing else. Not sure what state you’re in but be sure you file your homestead exemption’s to get a discount on your taxes and there is a deadline so check with your state on that hopefully they’ll go over that at closing with you.

Your new house looks really great and it’s all yours - yaaay! Anytime a home builder (national homebuilder or builders that build in massive numbers per year) you’ll have some flaws or something that needs to be fixed whether during inspection or within that 1 yr warranty. A smaller mom and pop construction or builder would have more time or consistent employees that work with just them. And they know they’re reputation is by word of mouth and they are more detail oriented and focused and usually more skilled craftsman in their trade. Enjoy your new home and may you make many happy memories there.
I feel it. My mother advised us not to buy anything major until after we move since where going out of state and PODs are expensive. And since where minimalist I am not rushing into anything. But thank you for the roof tip I have to make sure that the walk inspection checks that!
A good idea it to number your blue tape marking and write down what each number was for on your clipboard. It would be very easy for them to remove a marker and for you to forget and miss that they didn’t fix it. This way you can go back through the numbers to make sure it was all complete.

In New Zealand, our councils do the inspections at certain stages of the house build and the big final inspection. We don't pay the final 10% until everything is fixed and completed.
The first home we built, they handed each of us a penny at the final walk through to mark the things that are marked with painters tape. They did this because the painters tape can be removed and not fixed, but the penny mark has to be fixed.
Thank you! Our house is in the framing stage now! It was originally supposed to be finished summer 2020 but with COVID it pushed it out almost a year. We hope to move in in April!

Yay! Glad it could help. Oh a flashlight is a good idea too! We had a headlamp but I forgot to show it. A level would be a good idea too (we didn't do that but would have probably helped). That's so exciting! For us, the gourmet kitchen was actually included. Some communities by our builder had it included in the price and some didn't. I know to upgrade to the next "level" of appliances it was a couple thousand. Good luck with your appointment!

I know that there's a 1 year warranty with the builders on fit and finishes, but are there some benefits of doing the inspection prior to your orientation that will not be covered under your typical 1,2, or 10 year warranty?

I would definitely say building a home is stressful but I would not say our experience was anything close to traumatic. We were lucky enough to be able to save for two full years before we made our purchase, so we were pretty well-prepared when it came to that. I would say that overall, this experience was a positive one not a negative one. Just sharing our personal experience here on my channel.

Just came from your regrets video! We’ve had our eye on a community and are preapproved on the wait list, it opens up this weekend! Even before signing contract, we have felt rushed. Your video helped me realize that I can be the “nice” client but also need to stand up for ourselves! I was shocked they won’t even provide us with a sample price list of upgrades before going into contract. And our first appointment for design has to be virtual, I don’t understand how anyone can choose floors over a grainy webcam! 🤦🏻♀️ anyway, your videos give me hope that we can get through the process and have a beautiful home at the end!

That's what they told us too (that the whole thing was virtual) and after we made all of our selections via zoom, I asked if we could come into the design center to just confirm everything and they let us! This is very helpful.Did you meet up with your home inspector when he conducted the inspection? So a final walk through is just you guys, your realtor, and builder? There's no first initial walk through after they finish everything? We closing in less than 2 wks. I feel you wait so long but then everything is so rushed at the end with the walk through and closing.

Thank you! Yes we were able to make sure all issues were addressed with our contractor the day before closing (we had to ask for this though). Our realtor really pushed that for us and we were able to make sure it was all done since we had our final walkthrough a week before closing!
Love this. I think it also depends on your builder. All appliances are under warranty so if it doesnt work or something happens after you move it it’s covered including service. Also the home should be under a builders warranty so anything that’s happen with the exception of pipes bursting (act of god clause) you would call the builder to inspect before fixing. They come out and make sure it’s not a structural fault. Any little things like the door bell, plugs etc they fix after you move in if it wasn’t done correctly . Once you move in you will still find things that needs corrected or at least I did😂. Anywhos congrats and love that you get in right before Christmas 😍🥳🥰

We had to get our own (our builder/title company did not provide one though they had their own inspections they had to answer to). Even if the builder provided one, I would recommend getting a private one done just because that way you can have peace of mind knowing nothing was missed!

S H yes. We had two major inspections. One before drywall (at our pre-drywall meeting) and one before we closed (about a week before our final walkthrough) and yes it was the same company that did both!

Some builders will allow you to make cosmetic changes but charger extra just for changing after the paperwork has been signed

Again your builder has terrible contractors. Glad you guys got an inspection. To anyone else I’d suggest at least 2 during the process. 1. Foundation framing and insulation 2. For final signing like you guys did
Yes! We got the pre-drywall inspection as well and it was very helpful. Super important to have a second set of professional eyes looking for mistakes!

So I have a question sorry we are not first time homebuyer but we are considering new build and that will be new so it makes me extremely nervous and I never knew new build requires so much check and balances wow this is an eye opening but honestly huge shot out to both of you, so quick question with all the errors or mistake that you find are builder are responsible for paying for it. Just came from your regrets video! We’ve had our eye on a community and are preapproved on the wait list, it opens up this weekend! Even before signing contract, we have felt rushed. Your video helped me realize that I can be the “nice” client but also need to stand up for ourselves! I was shocked they won’t even provide us with a sample price list of upgrades before going into contract. And our first appointment for design has to be virtual, I don’t understand how anyone can choose floors over a grainy webcam! 🤦🏻♀️ anyway, your videos give me hope that we can get through the process and have a beautiful home at the end!
Oh wow! I am so glad you found the video helpful! :) That's so exciting about your community! But I TOTALLY know what you mean about the virtual design appointment. That's what they told us too (that the whole thing was virtual) and after we made all of our selections via zoom, I asked if we could come into the design center to just confirm everything and they let us! So hopefully your builder will let you because I agree, the webcam just doesn't do flooring justice. Good luck with your build, girl! You got this!
This is very helpful.Did you meet up with your home inspector when he conducted the inspection? So a final walk through is just you guys, your realtor, and builder? There's no first initial walk through after they finish everything? We closing in less than 2 wks. I feel you wait so long but then everything is so rushed at the end with the walk through and closing.

Good, informative video--thanks. So, did the builder agree to fix all the issues found in the inspection before closing?
Thank you! Yes we were able to make sure all issues were addressed with our contractor the day before closing (we had to ask for this though). Our realtor really pushed that for us and we were able to make sure it was all done since we had our final walkthrough a week before closing!
Love this. I think it also depends on your builder. All appliances are under warranty so if it doesnt work or something happens after you move it it’s covered including service. Also the home should be under a builders warranty so anything that’s happen with the exception of pipes bursting (act of god clause) you would call the builder to inspect before fixing. They come out and make sure it’s not a structural fault. Any little things like the door bell, plugs etc they fix after you move in if it wasn’t done correctly . Once you move in you will still find things that needs corrected or at least I did😂. Anywhos congrats and love that you get in right before Christmas 😍🥳🥰

Currently binge watching your videos now... y’all are so cute, haha. I know with quarantine the build process has been insane due to things being on back order and closing dates getting pushed back. We went from closing on March 30th to now July 2nd. Did y’all get hit with the lumber charge? Our lumber went up a significant amount.

Michelle Stangl Hey Michelle! They are quartz and the color is “Cabrini Gray” Since the builder supplied them, I’m not sure of the brand, but if you google “Cabrini gray quartz” it should come up! We love them! Good luck with your remodel 🥰

If you are in a different state though, I would try to get recommendations from a realtor or google top home inspectors in your area and read the reviews on each! Did the builder or title company include an inspection? Or did you do your own? Or did you do both?
We had to get our own (our builder/title company did not provide one though they had their own inspections they had to answer to). Even if the builder provided one, I would recommend getting a private one done just because that way you can have peace of mind knowing nothing was missed!

S H yes. We had two major inspections. One before drywall (at our pre-drywall meeting) and one before we closed (about a week before our final walkthrough) and yes it was the same company that did both!
