      It is a lot get a home ready for sale. I’ve been working with a current seller for about a month and a half before it actually went on the market but that prep work,staging, few contractor referrals, and then marketing materials and juggling showings while she was out of town was a godsend to her. I know! as she's told me so repeatedly!( And it sold to forultioke offers the first weekend)😋

    Exactly my thoughts . The homes sell themselves right now and they can get 20k or even more with the prices of homes now it’s crazy

      If you look at the date... that was the market here in Nashville area 2 years ago. The market has definately shifted and the days of multiple offers over asking price are over. Well priced and marketed homes ARE selling, but knowing the numbers and analytics of the last 3 months in each micro area is key to selling for top dollar!

    I'm sorry this is just another realtor with a soft sell pitch on why you need to have a realtor there are services available that will do all the critical paperwork for you selling your own home is not this risky scary thing that they make it out to be.

    6:47 If we're all here as FSBO watchers, is the lockbox you describe just telling us what we can't have. or is there a version available to us civilians?

      @@elixtido1448 I am not aware of a lockbox you can use a civilian. That is a part of a service that someone has to call to set an appointment get a confirmation and then has specific times that they can actually open and close that box plus that keeps that database to be able to research and go back to in case something is stolen or missing to tell you who was there at that exact time that it was missing. I hope I answered your question. I think that’s what you were asking.?

    Thanks for the video. You didn’t mention where to list your house other than Zillow. Is that the only place you recommend?

      You can pay a fee to an agent for them to list it on the MLS- and you do all the marketing, showings, appt calls, negotiation but that will get you far more exposure to approved buyers

    I am going to have to disagree with the point that you need someone to help you negotiate your price with selling agents. I have sold 7 homes without an agent, and it's been my experience that agents are very self-serving. I have never known one to as for a lower price as the commission is based on the sales price. They will ask for concessions but that is to be expected. I always get an inspection on my own homes. I also get an appraisal and a CMA. If an agent still wants to haggle over price, it usually means their buyer is problematic. Regardless, it's all a process seeking an end.......the most prepared wins.

      I applaud you! You obviously have had great success and have the time to do all the marketing, staging coordination showings negotiation that a full-time listing agent would do for you. You are a rare breed to be able to take on a full-time job while you also have a full-time job and not to lose potential because of time constraints.

      I'd suggest you get an appraisal first assuming she wants to close within the next 45 days. Ask her to start her lending paperwork and get you a fulol pre-approval NOT prequalification so that you don't waste time hoping she can afford to buy the home... but you may find she cannot afford to pay a fair market price to you. Just my first of 100s of thoughts, but a beginning/

    This does not give any information about the "how"; it's just talking about the value of realtors. I wanted to find out about the legal requirements/paperwork needed - this wasn't even addressed (she said get an real estate attorney). 27 minutes of my life gone.

      I’m sorry you didn’t find value; there is no way to detail paperwork needed as it is different in each state;. If I had gone into the minutia of describing all the paperwork ( never my plan) plus the process and marketing, the video would’ve easily been an hour to an hour and a half and I don’t think I’d hold your interest!       Interesting that all the how-to-sell-by-owner videos are produced by realtors trying to convince you it is just too much work and just get a realtor and pay them at least $30,000!

      Yes. Depending on how long you've owned your house and if you have a current homeowners policy, you can get a credit on the new title policy- whether you the seller pay for it or the buyer pays( part of the contract negotiation)

      Hi Linda thank you for your question!
      No, a "bidding war" simply means more than one person makes an offer to buy a home ... For example, buyer A sends an offer through their realtor At 1 PM Tuesday afternoon and buyer B Since an offer at 3 PM Tuesday afternoon. Buyer C sends an offer Before the seller can even take a look at A or Bs offer. The sellers agent will notify everyone who’s made an offer that there are other offers, and may call for the highest and best offer to be opened and responded to by the next day at noon. More offers may keep coming in until that point but noon is the deadline after that the seller makes his response. This is a bidding war it is totally legal and happening all over the country

      Usually the seller's agent and buyers' agentS will discuss that they have multiple offers and the buyers' agents will convince their clients (buyers) to raise their offers. That's where it effectively becomes an auction. Lather, rinse, repeat until all but one stops and the sellers picks one.
