      Atty. ask ko lang po ano ang dapat gawin kung yung lupa na mana ng tatay ko inaplayan ng illiigitimate son ng kapatid ng tatay ko. Sabi ng CENRO o DENR d daw nila alam kung naapprove at request ko daw sa LRA Manila Central office. My problem is wala ako access sa LRA Manila. Taga Mindanao po ako. please advise ano ang dapat gawin.

      Di rin mabebenta yan dapat walang utang sa pagbabayad ng tax sa lupa, sabi nga ni atty kailangan pa yan ng deed of sale, maaring bayaran yang tax i less na sa bayaran, pero depende sa registry of deeds anu requirements nila sa paglipat ng new owner minsan ang registry of deeds nanghihingi ng heirs bond required kasi sa batas.

      Papano ko po Ma babawi ang lote ko sa pinagbentahan ng kapitbahay ko. Hawak ng kapitbahay ko ang titulo kaya naibenta. Ang titulo ay nakapangalan sa akin, at sa dalawa kong anak. Noon po nang maibenta ay 4 and 8 yr old pa lang ang mga anak ko. Pero ngayon na may age of reason na sila , ibig mabawi ang lote sa Valenzuela, Bulacan. Ang lote po na ito ay mana namin sa namatay kong asawa

    Share ko lang po: usually ay yung Seller ang magbabayad ng Capital Gains Tax at Documentary Stamp at dapat ay kaagad na i-register yung pagbibilihan sa BIR sa loob ng isang(1) buwan para maisyuhan ng CAR para mairegister sa Register of Deeds(R.D.).Yung Transfer Certificate of Title(T.C.T.)ay meron palang expiration na six(6)months at kapag hindi kaagad yun naiparegister ay kukuha ulit ng panibagong kopya(para maiwasan ang dagdag gastos sa Buyer).Ganuon din yung Tax Declaration na kinukuha sa Assesdors Office ay meron ding six(6) months expiration.

    Sir, all of the above po na requirements nai-submit ko na po sa Pag-ibig fund. since 2018 po tapos na ako sa housing loan ko, hanggang ngayon hindi pa po na-tatransfer sa pangalan ko ang torrens title ng bahay ko. laging sinasabi na nasa BIR daw po ang documents ko. ang tagal na po almost 3 years na po. please help me po paano ko po mapabilis ang pag-ibig fund sa pagprocess ng transfer of title po ng bahay ko dito sa Cavite po.       Gud pm po sir may nbili po kming property from bfs year 2014 n i paid them 50k for the transfer of title till now they cannot give me the title it took so long knowing that within a year i can get the title. I dont know y it took so long i paid them full amount plus the transfer of property. Can u give me some advise what to do.

    Sa succession po Atty, ano po ang mga requirements dahil nasa pangalan pa ng lolo namin ang property at lahat na mga anak ay namatay na rin. Ang mga naiwan ay mga apo na lang na ang mga iba ay nasa ibang bansa pa at may mga asawa. Paano po mai sasalin ang titulo sa mga ito at ano ang mga requirements. Kasama ba ang mga ganitong sitwasyon sa amnesty sa TRAIN Law at ano po ang kailangan gawin?

    Kami po ay 10 mag kakapatid , 1986 title deed of sale of my Parents. 2004 nilipat po Ang title sa pangalan ng Isa sa kapatid na binyaga na sa Pilipinas.. (German) Last year po ay pumanaw ang aming ina: (Tatay 2009) #Ako po ay nabigla ng malaman ko at ng iba pang kapatid ko na Ang titulo ng lupa ay nakapa ngalan na sa aming kapatid ng nasa Germany. NGUNIT Hindi po kami tinanong at sinabihan. Hindi ko po maintindihan Kung baket at Hindi kina ilangan Ang pirma ng bawat Isa na mag kakapatid .Ano po Ang magiging karapatan pa namin , at ano po Ang kalagayan ng bahay na itinayo sa lupa at doon naka tira Ang mga walang hanapbuhay na kapatid?

      Tanong lang po.. buhay pa po magulang nyo nung nalipat sa kapatid nyo yung title? Ang intindi ko kasi, automatic mahahati sa magkakapatid kung namatay na parehong magulang. Kung buhay pa sila nung napunta or nalipat sa kapatid mo yung titulo at may document na nakapirma parents mo ay legal na sa kapatid mo na yun.. Yun lang po intindi ko sa video ni atty..

      Good morning attorney. May nagsanla mo po ng bahay at lupa sa akin. Yung titulo po ay nakapangalan sa babae noong siya ay dalaga pa. Ito po ang problema..namatay na pi yung nagsanla ng lupa at bahay..ang kapatid po ay naghahabol sa titulo..nasa akin pa po ang titulo.       @@lararimocal3547 Even if parents were still alive before, all of us need to sign to put it to one of my sister's name just so she can take care of the paperworks dahil walang may time kundi lang yung isa kung kapatid na pumunta sa Pinas dahil busy kami sa trabaho. Yung kapatid siguro nila e dishonest, especially kung hindi alam ng magulang ang pakay nya. Pinapirma nalang siguro nya na walang explanation just because the parents trusted.

    May mana po tatay ko ng lupa. 4 po sila magkapatid, pero sinangla po yung bahagi ng 1 kapatid nila nuon para sa pang hospital. Makukuha mahigit 20 years na po ang nakalipas. May pagkakataon parin ba kami na makuha ang mana ng tatay namin na patay na po ngayon. At may karapatan din po ba sila na ibenta ang mana ng tatay ko.. Salamat po sa sagot.

      Sa America all transferred of title are recorded in City &county Real Estate dept. where the property is located.. if you loss the old title, you just go city hall real estate dept, file a duplicate copy, pay a fee of $25..in less than 2 weeks, your duplicate copy will arrive at your mailing address.

    Gaano po katagal (weeks, months...years?)--ang average processing period ng pagpagawa/paglipat ng titulo diyan sa Pilipinas, Atty.? Kaya ko po tinatanong kasi may mga nagsasabi na "20" taon (!) daw--which I find ridiculous and incredible. Sabi ko naman sa mga 'yun ay, "Aba, eh, di kung ganoon nga ay wala nang bibili ng lupa kung ganyan katagal!" Dito sa States ay sandali lang po. Maraming salamat po sa napaka-informative na vlog po ninyo!

      Let's divide your issues into two parts. The First.Original Certificate of Title(OCT) where the land is not yet titled under the Torrens System. There are two ways. 1) Administratrive through Free Patent Certificate by the Department of Environment and Natural Resources(DENR) for agricultural lands of public Domain, classifieds alienable and disposable land. Assuming that all the requirements are complied wiith prior to the covid pandemic, the whole process could take about 1 to years. 2) Judicial Confirmation of title/Judicial Registration, through the courts where a Petition for Judicial Registration is file. Again if all the rquirements are complied with upon filing of the petition and no opposition is filed in court, the whole process could take about 1.5 years to 3 years. With the pandemic where lockdowns and the course of business of offices are closed or suspended, expect the worse.
      With respect to titled and registered land and conveyances , transfer of title prior to the pandemic reckon from the submission of complete documents with Register of Deeds(RD) for cancellation of the title and the issuance of new one in the name of the new owner, the time line prior to the pandemic was around 2 weeks to 6 weeks depending in the location of the office of the RD. With the on going pandemic, expect more and long delays.       Palage ako naka subscribe sa iyo attorney..may tanong lang po ako..pwede ba iparehestro and deed of sale sa original title na nasa
      Asessor.. kase yong titulo wala nanduon pa sa abroad.. ddalhen

    Kung agricultural land po ang lupang i deed of donation sa akin ng aking Nanay papaano ba ito maii convert sa residential lang upang maging collateral sa aking iloloan na housing sa Pag Ibig Fund. Ang kabuuang lote ay parte ko sa nai subdivide na ngunit hindi pa sa akin na kapangalan sa akin bilang Anak

      sir ricardo .punta po kayu sa municipal planning ng inyong bayan MPD .Ask niyo Zonning officer para matalakay sa Municipal council for convertion of Agricultural to Residencial. Ask mo na rin ang bayarin kc hindi ka bibigyan ng Bldg. permit pag di mo naayus ito

      Atty.pano po ang gagawin nmin mga anak ng yumao na nmin magulang kung nd pa natitituluhan ang iniwan sa amin na lupa pero patuloy po nmin binabayaran ang tax declaretion taon taon,pwede po ba ito matituluhan nmin at saan kmi lalapit
