Indian Real Estate 2024 Q2 Performance Review

  • In this video, I have done Indian real estate Q2 2024 performance review and analysed real estate India Half yearly performance report. I have evaluated data of April, May & June 2024 along with data from January to June 2024 in terms of investment in Indian real estate, new launch of residential projects, sales of residential units and quarters to sell existing unsold residential units in first half of 2024. I have analysed city wise real estate performance including residential real estate in Mumbai, NCR, Pune, Bengaluru, Chennai, Hyderabad and Kolkata.
    Based on analysis Bengaluru, Pune and Hyderabad seem to be most promising housing markets where prices are expected to rise, Mumbai is expected to have a stable housing market with consistent price growth, NCR and Ahmedabad are markets to watch as there can be a slow down very soon.
    This video will help you in making an informed decision before investing in Indian housing market.
    Based on the Indian housing market performance in second quarter of 2024, I have forecasted how real estate market will behave in remaining two quarters of 2024.

      Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are alot of wealth transfer in this downtime if you know where to look.

      The best course of action if you lack market knowledge is to ask a consultant or investing coach for guidance or assistance. Speaking with a consultant helped me stay afloat in the market and grow my portfolio to about 65% since January, even though I know it sounds obvious or generic. I believe that is the most effective way to enter the business at the moment.

    Data tells everything - In tech metro Bengaluru, Hyderabad, Pune - 95 thousands flats for sell against 35K rental. So investors are exiting and selling and only NRIs are purchasing. If people are purchasing like wildfire why this 95K listing? All this is just to trap commoner like you and me. Builders make a fortune and we live life in threat of bankruptcy.

      2600 sqft ka flat normal log nahi kharidte. Normal ticket size 1000 sq ft hai dost.

      Correction will not happen in NCR like Noida and Gurgaon but yes NCR like Faridabad prices might get down.

      Chandigarh's real estate Property rates continue to rise despite the heritage city status and restrictions on selling independent floors. There is a Continuing Price Rise: One kanal old houses up to 20 and 1000 sq yard up to 35-40 crores. As restrictions persist, it is leading to even higher prices for legally saleable properties and also heavily pushing development and population growth to Panchkula town 1/2 kanal central sectors location plots up to 15/28 crores respectively with continued price rise. Though the heritage status and building restrictions limit new construction, Yet With a fixed land area and growing demand, existing properties have become more valuable.
      The twin cities are now increasingly vibrant in demand with better air quality and clearer skies. Prices quoted are absolutely correct to the dot and that too desirable on full cheque payments, it may be a little easier for the buyer here in Gurgaon view more number of plots availability compared to Chandigarh, albeit at a higher price.
      Chandigarh/Panchkula specially sectors on the banks of river Ghaggar where new bridge is on the verge of completion in a month or so(with zero land for sector expansion) remain desirable cities due to their planned layout (Le Corbusier la a Lutyens) quality of life, and economic opportunities. They attract people from surrounding states, maintaining steady demand (Unlike Mohali which has an unlimited supply)
      Then there is that Prestige Factor. The special status which was done to preserve the city's original character and prevent unplanned densification, adds to the city's allure, potentially increasing demand from nationwide buyers. Real estate in Chandigarh is often seen as a safe long-term investment.
      Restrictions on new development has reinforced this perception. While individual floors can't be sold, entire houses can still be traded. This has driven up prices for complete properties. Some investors might be betting on future relaxation of current restrictions. With a fixed land area and growing demand, existing properties have become more valuable.

And panchkula extension 2 that is so far away ...please tell about these also...in extension 2 there is nothing of government but private societies only. Will there be any government sector type there other than private societies...societies have high maintenance charges and also have internal politics and power play after the society committees are formed..
      And what about new chandigarh is it worth to buy a property in phase 3 of new chandigarh for living and not investment...and what about jlpl side in mohali....Indian school of business is on that side only....please share ur knowledge on these as well

      When luxury flats are being quoted up to rupees 100 crs meaning 2lacs per sq ft carpet, then similar sq ft floors on plots (which are around 2/5 lacs per yard) are still 10/20 times cheaper then the flats, meaning plots have a very long appreciation in future in Gurgaon
