    All the society in noida extension is solely depending on ground water only and people demand here 80 to 1 cr cr for 2 bhk. Density very very high in 4-5 acre builders are creating 600+ apartment. Ncr specially noida is on verge on becoming Bangalore very soon

      Noida extension is for investigation, those are forced to live here are suffering only right now . There is no green cover and dust of cement (along with building are getting heat up in the wheather) . But it will be better may be After 20 yrs so one can invest for future generations but not for itself.

      What is worst for NOIDA is that, all the builders are grouting the ground under the building and surrounding space so there is no replenishment happening to ground water in NOIDA.
      So present day ground water will dry soon than anticipation.

    Good video. No one cares what will happen after 25 years in 2050. We all will be either retired with a house or perished. What most nedd to know is what will happen in 1, 3 and 5 year time frame in real estate. Someone looking for buy/sell can only hold off their decision for this time frame to take advantage of cycle.

    VERY INFORMATIVE…however you have not mentioned the supply & demand theory.. tier 1 area is booming with so many new construction that there’s no demand, 23% construction will never be complete (they’re incompetence & deserted), inflation also should be taken into account… the economic growth will not last as the war, changed IT sector & outsourcing will be more competitive in American-Euro markets.. many developing countries will grab the lion’s share from India… the India is not of 1950-60 anymore.. bubble can bust anytime. The developers are promising but not offering the basic modern technology to buyers to save money. There are many more factors to write all the Ramayana… but it’s a more supply than the demands & within 5 years you’ll see the clear picture of the busting bubble… just wait & Watch

    Thank you for all the detailed information. I exclusively invest in real estate. Very few investment in equity and Gold. I dont feel comfortable investing in the Equity due to fluctuation. Real estate down side might be limited to 10 to 20% percent. My only concern is high supply of inventories

    Very Nice video. Yours is the only channel that covers real estate in too much depth. Can you please consider the following points:-
    1) Impact of AI? Since it will impact the Indian engineers earning power the most
    2) Currently we have majority of the population which earns less than $2500. Therefore,, is the property prices sustainable?
    3) End user still doesn’t have the capacity to pay for these escalated prices. Therefore, can this result in a crash because its mostly the investors who have bought the new supply?

    1 point is you said parents are financially independent and children do not have to take their responsibility but those parents have already bought a flat and as the have only 1 child the flat will get transferred to that child also Indians are migrating abroad due to heavy taxes and lack of amenities.. they get a better flat abroad so I feel this is bubble and will burst in the next 15 yrs..

    Population will peak at 1.65 Billion people, which is 16% above current population. There will be mass exodus to urban cities but there will also come up new tier-2 / tier-3 cities. Current prices are extreme and absurd.

    Age between 30- 55, most people are out side India. They will not come back to India. Facing such a situation. So many lands and properties are laying vacant now itself. No transanctions are going on due to heavy taxes nd registration charges. A very few are going on only ina particular cities like metros, industrial areas.

    People are not doing maths....simply crying about high property prices.
    50lacs 2BK 1200 sqft flat in 2016, with 7-8% inflation will cost 85-92 Lacs now in 2024. If it is getting delivered in 2028 it will cost 1.15 to 1.25 cr. Why people are crying I am not sure.

      Well with my job, that 40-5 lakhs used to be affordable in 2016-17.
      Now same with the cost of Rs. 1 cr looks very costly..
      So it looks like our salary is being eaten up somewhere else.😅

    There are no industrial area no education no jobs high crime rate no appropriate law and order no one interested to live in btpr respectively no clean water (khara paani) ,lot of mosquito 🦟 but even after land prices going high and high 50k/sq yard why?????
    Answer is demand and supply

    property develops first roads and other facilities comes after why is that? developers throng around metro line or expressway
    why not do a proper urban planning? chandigarh luteyns delhi banglore are so good examples of that era
