    Purchaser नही मिला तो 2.1 करोड का हार गले मे पड़ गया और 14-15 लाख रेजिस्ट्री मे भी लग गया!

    The investor (flipper) would need to first clear the entire amount (be it lower than market rate) to the seller, before proceeding with his activities (renovation & subsequent marketing to find buyers), right?
    Can you please clarify? I would expect the seller not to handover the property just after payment of an advanced portion.

    itna easy hota to poore desh me luxury products k showrooms khul gaye hote, saare seher bombay dilli ho gaye hote, roads pe superbikes or muscle cars dikh rahi hoti har gali moholle me...

    Why any seller wait for 6 months to take the money from renovator? He would simply wants to sell the property once deal is done.
    Second point is if seller waits and see that investor now making good money out of renovated property, he can also ask for the share.

      usne to middle-class k frustration ko book chaap k monetize kar liya...
      yahaan to taxes k baad 12 lakh saal ka aa raha hai lekin koi bhi dhang ki property 1 crore k neeche nhi mil rahi...usse badiya to me 60 lakh ki savings ka 3.5 lakh interest kama lun...usme koi risk bhi nhi hai...

    Real estate sector is not worth to invest now. For 1 Cr proprty you get monthly rental of 22-25K per month.

      Rent kam bhi hua toh kya hua bhai.
      Real estate se jo rent aata hai woh toh bas incentives hota hai.
      Real cheez toh property appreciation hoti hai.
      Aap abhi buy karo aur 10 saal me property bhi appreciate ho jaegi uss time
      Rent bhi mast aega aur value of property bhi mast hogi.

      @@vishalsontakke1651Even with 35k/month, it’s still just 4%. And with the number of buildings coming up in the vicinity, it’s difficult to get that 35k. Most go within 25-30k

    The government of India should demotivate trading of real estate given that its not regulated by a single regulator, lack of transparency, involvement of tax evaded cash component. Trading should be taxed at 50% flat.

      @@akshaysultan925 it’s a non structured grey market, high chance of dispute, most of people will work without any documentation, even with documentation, you will be left in hands of courts in case of disputes.
