Not exactly. Some people consider an estimate their actual proposal. Some people proposal, some people budget. An estimate simply means an estimated cost yet to be determined. But you cannot submit that to a client. They need to know the final number therefore I call it a preliminary bid because your client always tries to negotiate or changes things to reduce the cost. A preliminary bid is basically your ticket to play. Later, you will negotiate and adjust your number.
@iambuilders 90% of the projects I win, they go with the original price, the clients that try to negotiate or start fiddling with my estimate "preliminary bid" are always the problem clients, that's a big red flag for me.
My problem is how to quote for prelims on a lump sum basis ??? The prelims include: site clearance, site preparation and so on Can I use a percentage method ?
Ernest, use the site plan in the plans and also do a field visit. Most of the time you’ll need to submit lump sum pricing. But if you can convince your client to do that part on T&M then that removes your liability.

Yes - We do a version of this but much more efficiently. We research and find the top GCs and reach out to them manually. So for every 20 contacts, we get 5-10 projects to bid, and we get on at least 15 bid lists for the future. If you want to do this yourself, it will take a lot of time, but you can do it through Google maps. We actually partnered with a research and data company that we use to find the best ones.
