    I do not talk about Airbnb to people who do not do it. I can’t stand when someone doesn’t do it and only repeats what they’ve heard or what they think but it is not from actual experience. That’s like me telling someone how to be a good parent….I don’t have children.

    Dave Ramsey speaks to the employee mindset people. It is good, safe, mindless advice. No one is growing wealth following Dave. They're getting a safety net.

    I have been renting a mother Inlaw unit at my house for the last 5 years and it’s been great I clean it myself usually just a couple times a week takes me about an hour. It’s not a big deal to me if it’s rented or not. And I am able to make pretty good money. It’s the way to go In my opinion

    I was very impressed with DR advise in the past before I became more knowledgeable about finances and investments. I started disliking him because of his attitude. He is so condescending, smug, arrogant and rude. Always calling people stupid among other things. I found other money experts that are more genuine and kind in giving advice.

    Everyone I know that quotes Dave Ramsey is broke. Why is that? They don't have any true understanding of how to develop and accelerate generational wealth responsibly. He paints this picture of leveraging debt as being the worst idea ever. I get frustrated trying to help my family out with investing in real estate when they have the Dave Ramsey mindset, their Achilles heel. If I had listened to naysayers like Dave, I would be way behind the retirement curve.

    Rob, you were WAY too nice! DR is so arrogant and condescending. If anyone wants to deviate from his self-serving advice he will rip them to shreds. He is a very smart businessman though. He's somehow managed to take a postcard worth of the most basic personal financial advice and turn it into 20+ books, a radio show, a multimillion-dollar company.

    First of all.. I myself, can not stand Dave Ramsey, however I fully agree with him this time. I will never do airbnb again with my properties. It's a nightmare, and all the automation you talked about is easier said than done. Very hard to find a good and always available when you need cleaning crew. And cleaning is the most, most important part of airbnbing. Hand man, almost impossible. And that's not even talking about the airbnb platform with no support what so ever to hosts, yet with so many demands on the hosts. All they care about is the guests, no matter how bad these guests have behaved previously on other properties. If you reject guests, they will ask you a thousand questions and wants to know the why for your decisions, plus threat to close your account if you reject too many times. A nightmare. Never again, not for me.

    You have to realize that Dave's audience is the least common denominator. So his advice isn't necessarily the "best" way to do things, but it's the best way for lazy, unmotivated, non self starters that will never follow through with anything to do something. His show is about fixing problems and is definitely good for that. But once you're on track, you've got to move on to something to actually grow wealth and that is not his gig

    I used to listen to Dave Ramsey and followed his steps. I lost all respect for him and no longer follow him... He said he evicted his tenants to raise the rental rates, not because it's his doing, but because it is the markets doing. At the very least, he should own his greediness.

    Well done - good explanations. Ramsey has a nasty habit of crapping on things he doesn't know the ins and outs of... the upside, even when you're doing work, is better than trying to find passive options while working a job.

      A caller mentioned a gofundme for a kid with cancer, he never heard of it and immediately started saying it was a scam. It look about 15 minutes of having it explained to him before he “allowed” it.

    An out of state investor purchased a home next to me at the height of the market and listed it on airbnb. They must not have done their homework as airbnb is not legal in my area. They started getting fined $1000 per day until they finally took it off airbnb. Its been sitting empty for about 4 months now. Gotta check those laws for sure.

    Rob is Right on! I especially like the carpet replacement fallacy. My wonderful wife & I have owned 2 ski resort STRs in Magnificent Mammoth Lakes for 21 & 18 yrs.
    Of all places that could need carpet replacement, it would be in a place that averages close to 400 inches of snow a year. Yes - 400, right now they just broke the 600-inch mark!!
    We also own long-term rentals in Sunny So-Cal. The BIG WINNER in LE$$ carpet replacement is Magnificent Mammoth Lakes.

    The problem with Dave Ramsey is that whenever he steps out of his lane, he talks nonsense. Want to know how to fairly quickly and methodically get yourself out of credit card debt, then he's your man. But other than that, he's rubbish.

    Dave's Financial Peace university is great for getting people that have made bad financial decisions get out of the hole. That said I disagree with him on debt and Airbnb/STR. I automated everything like Rob suggests & it's been going great. ALSO! Turno now integrates with Guesty For Hosts! More automation! 😊

    You changed the title of his video. I just found that video on his channel and he never mentioned you and the title is 3 problems with Airbnb. Your videos are great but you don't need to make fake edits like this. There are a ton of videos on here of Airbnb damage and even though you have been lucky with your guests because of the way you manage/ select them.

    I'm generally not a fan of what DR says about the housing market as he's a permanent bull.
    However he's correct on AirBnB. Short term rentals and finance bros with 20 mortgages will lead this coming correction. Easy money is over and reality will smack them in the face.

    Being mean to vulnerable people is never ok. But the thing that bugs me the most about Dave Ramsey is that he doesn't suggest first that you question the system that makes so many people poor. He has you going through extreme deprivation without suggesting that you call the credit card company first and try to get a better rate or use the system by getting another card with lower interest and transferring the amount or questioning why you have the medical debt, etc. Assuming that people are in debt because they are either stupid or weak or not deserving is more the mindset. It doesn't surprise me that he is so limited on this issue.

    My Air bnb guests hardly ever mess up anything (now pillowcases and washcloths, I buy in bulk haha)
    I've had long term renters cause over 20k in damages. Worst Air bnb was a party with $800 additional cleaning fee and 2 lamps. I vote Air bnb!

    ...but Rob, there is only so much of the job that automation can alleviate. 80-percent sounds high to me. You still need to manage it. And, that's just one aspect of being in the STR biz.
    As a 20-Year Veteran Owner/Host, I agree that it can be a hassle. It's certainly not passive. It is a 24/7 job.
    It's not partiers per se who are the problem. I agree they are the exception. It's everyday folks who outside of their own homes can be problematic. Their filters fail to work.
    I have had a fist put through a bedroom door.
    Quartz Countertops ruined by Guests placing hot pans directly on them.
    The frames of bicycles bent!
    Headboards pulled off of walls.
    Before everyone carried a cell phone, I had a computer and printer in the house for Guest use. I was always calling a tech out to debug that system. These days, I only provide a desk and WiFi.
    My appliance repairman is on 'speed dial.' Guests are always abusing the refrigerator and dishwasher. On his last trip out, the dishwasher was found blocked up with cherry stems?!
    I could write a book. Suffice to say, as much as I am pro STRs, it's not for everyone. I think a lot of investors jump in with rose colored glasses on. They should be considering the cons before committing.
    Again, it can be a hassle. However, running an STR business also can be very rewarding. As they say, 'Buyer Beware.'

    My issue with Mr. Dave Ramsey is that his teachings push and encourage people to have a slightly above comfortable life. His teachings will provide peace financially if you follow them but very few will achieve true wealth. Take the food from Dave and leave the bad. Good financial advice when educating oneself for anyone 😎😎

    who cares what Dave has to say (I like Dave) I get the same crap from people telling me about how bad rentals are. as a low income person I turned a $5000 cash advance into $400K in Real estate and there rented for $3300 a month Keep up the good work Rob you know what you are doing

    Dave Ramsey usually gives terrible advice. He steers people away from leveraging loans, even the super low cost ones. Now people have no cash because of his advice and have to leverage expensive loans.

    Thanks for this video Rob! I actually had seen this video from Dave Ramsey not that long ago and I was disappointed. I do have respect for Dave and what he has done for so many (got me and my wife out of debt in our first two years of marriage), and was surprised by his thumbs down look at STRs. Thanks for your balanced approach and your respectful agree to disagree attitude. I wanted to prove him wrong with all his points, but you even tried to agree with him on some of it, especially point 3. Good work and good stuff!

    I think Dave is right on, STRs are more work, they do get worn down more and leverage isn’t going to be a good strategy for this next part of the economic cycle. I get that your biased toward STR but his advice is solid for the next 5 years.

    Dave Ramsey's problem is he is old, set in his ways and totally risk adverse. And that works for some people but for Dave to pass off his advise as gospel is a disservice to anyone listening, where's the balance Dave? I do however admire his tan and perfectly sculpted beard lines.

    I don't automate anything. I set reminders on my phone to email and text guests. I spend an average of about 2 hours a week dealing with my condo and I net about 30K+ a year.
    4:45 I agree with that. No business with family. Hire a cleaner and find plumbers/electricians/HVAC people that you can call at any time.
    6:45 The worst thing that has happened was they broke the glass out of my coffee table. It cost me $125 to replace. The guest offered to pay for it but I told them I would just consider it a cost of owning a condo.

      I had a renter replace my carpet when he moved on because his dad owned a carpet. However, six months later he left me the carpet destroyed by his dogs.
