      Finished it… great beginning , could of been maybe 22 minutes. But it landed the ending. Lots of good content and gets better with repeat viewings. I give it a Elbert and Siskel two thumbs up…. Can’t wait for the sequel!

    ❤ airbnb grew very fast, which is good for the platform. Ending someway. It is helpful to homeowners a whole want to do short term rental. However, one issue with growing so fast is the lack of care. It is now the Walmart of short term stay, and that speaks volumes to the low quality. You’re smart to Give renters more control❤

    I'm still frustrated by how ignorant bankers are about real estate investing in general. They just dont get it when I explain where my money is coming from and why I want to borrow money to buy more properties

      Amen. I have 4 properties on Airbnb and I manage two other ones but a bank thinks I'm broke because they won't accept my Airbnb income as "proof of income". Makes no sense.

      Should be on your TAX returns. Pretty straight forward. My loan officer and I discuss it.

      ​@@dynamicphotography_ unfortunately lenders have told me to show less loss/write offs in order to secure a loan. If I'm getting a 25k tax refund tonadd to the closing costs then why? That's the frustrating part.

      Perhaps it's not ignorance but rather excess risk aversion. The solution is to find another banker. We've never encountered any problem with our bank.

    0:25 yes, agreed that there’s opposition to STRs. My lender is asking for a written statement for our township zoning guy to provide assurance that our STR won’t be zoned out. But I’m in the commercial zone. To me that says that some big opposition exists.

      That sounds crazy to me. Can you imagine asking someone to provide paperwork that "assures" them that you can predict the future? 🤦🏼‍♂️

      @@343smur Right. Especially with commercial property. But I have seen rezoning take place. I think our business model of a Makers Stay can be allowed here. The customers keep asking for classes. That means new construction on our lot to accommodate expansion. To get the building to pay for itself, we need an STR component. I feel the extra burden of justifying our STR as an art education retreat and not as a place for vacationing partiers. Otherwise, we may not get funding. Thanks for your comment & bit of levity.

    I have future for Airbnb trust me things always get booked I’ve seen it even on the booking side. I’ll save them to come and see they got booked. Clicked on this by accident stood the whole video ! Always love you’re videos

    Ya, just don't tell the bank you assumed the loan or they may accelerate the loan and call the loan due. I know, then you may have to get a hard money lender and make a new loan.🤔

    There are so many SCAMS.... I think my worst guess was a paranoid schizophrenic that had bipolar disorder.
    He was a nightmare.... But that was a one-time thing.
    I feel very fortunate to have so many great guests and I've just rolled with the price changes throughout the oversaturation of units in my area.

    Hawaii is passing a Law for 33% tax on any home rental for less than 2 months.. That is the start of the BIG CRACKDOWN.Also massive fines if you don't register your property, even if you are granted a permit which will be very limited.Every State will follow. It makes those neighborhoods UNRENTABLE BY LOCALS... So, in conclusion, that ship has sailed.

      That’s so communistic. But not surprising for democrat run Hawaii. People should be able to do what they want with their own property, within reason. I’m sure the corporate hotels got together and lobbied the politicians, just like they did in Vegas.

      @Mama Bär6 may be too late , last time in Maui & Kuai traffic and lines for everything. When you turn every house into a Hotel, this is what happens... You are supposed to live in the house if you want to rent a room but that's not happening. Neighborhoods become AIR B AND B HOODS...

      @@justinbieber12373 I get your point, but Hawaii wouldn’t survive without tourism. I don’t blame the locals for being upset about having multiple STR’s surrounding them. Perhaps a more reasonable solution would be to issue a certain number of permits per neighborhood. Those of us who visit the islands and have large families need accommodations that often times hotels can’t provide. If we can’t get a room at the timeshare/ condo style hotels, we have no choice but to search for an Airbnb. I’m not splitting up my family into multiple hotel rooms.

      @Mama Bär6 Do a little research, Hawaii is going Hard after AIRBNB that are illegal and not paying any taxes. Hotels have 43% occupancy because like you said, you can rent a home cheaper and split with 10 people. Kauai only has 75,000 population . MONTHLY visitors up to 140,000 per month. Residents are being overwhelmed . The other Islands are the same. The LIBERALS will not fix it, they just look the other way and take an envelope.. They destroy everything...

    I'm not sure working class hosts are going to be able to combat the societal effects of large institutional and private equity investors buying huge quantities of housing units. There are some really negative impacts that stem from a disproportionate amount of housing in the hands of a few.

    Hi! I have a rental property in a good location in Salt Lake City. I am Planing on leasing the property to someone else. It could be great for Vacation rental, because of the size of the house, the amenities, and proximity to the city and ski resorts, but I don’t live in the area, or want to run it as airbnb If interested let me know

    The reality is that a vast majority of people would rather stay in hotels than AirBNBs. Ever since AirBNB added excessive cleaning fees and booking fees the majority of people I know have left the platform

      This is just a false TikTok illusion. Airbnb had a 40% YoY revenue increase in 2022 so that means that more people than you think are staying at Airbnbs

      I think airbnb is making it so the fees are more clear. They dropped the ball a bit but are trying to make up for it.

      Short term rentals and hotels are 2 different products. The people saying this probably either never stayed at an Airbnb before anyway or only did back in the days when they were a bargain.
