This was a fantastic video. Perhaps the most interesting component to me is the signs of clear stress in the commercial property market. Ben does a great job being positive about it, but it's clear he's really trying to get out of trouble here. I can't help but thing the issues detailed here are a microcosm to the commercial real estate market as a whole right now...

His ticket to becoming a millionaire was to leave all aspects of being human, and focus solely on the money. He's absolutely ruthless. If he buys a apartment complex and raises the rent so high the elderly tenants who have lived there for years can't pay...Not his problem. A royal prick. I'm not a millionaire, but I wouldn't sell my soul either.
Listen, NONE of you in the comments or watching this video have 1/10th of what it takes to be this guy and do what he did. That's NOT an insult. My family has worked with Mr. Mallah many times in the past 20 years from a legal perspective and he is the most ruthless and morally bankrupt man on the planet. If you can look a pregnant Mom in the eyes and tell her to kick rocks after the mold in your property got her and her 2yr old sick, while evicting her then laugh about it at a $150/plate lunch, then you might have what it takes. This guy is RUTHLESS and I wouldn't trade ANY of his wealth for that life.

I disagree with him on one point, when he said the free breakfast at the hotel has to go. I'm not sure if it's just me, but I look for hotels with free breakfast while on vacation. It's something that we look forward to every vacation!
One gem he gave us is that he doesn’t turn a profit right away. He reinvests back into the property to improve it as much as possible. Once he is in the “gravy” zone, where the property is improved as much as possible, he starts making monthly income. He’s improved the building for tenants, he added tax free value to his property, he reduced his potential for major repairs, and generated a monthly residual income that makes him money while he’s on his yacht.
Graham is starting something with these interviews. It's like watching a Master Class. And we get to view/listen for free?! Tfs and continue success, Graham. 😊

This is how inflation creeps in - he either raises rental rates and that business then raises prices on consumers. Or he loses profit (news flash most millionaires are into less profit for no good reason). Ultimately, the cost of living goes up for all.

That's the mindset of a successful individual who wants to go far in life. It's the same exact thing for someone making $50k a year to save $50 every single month. Because that $50 can go a long way.

I’ve been critical of Graham but I can’t deny that he still puts out some good videos. I like the transparency of Ben.
