The Group should show a Clean Original Certificate of Title to even start any discussion. Since UP is a government institution, the UP area represents inalienable property because the Government has not declared the same as alienable and disposable. So no valid Contract can ever be entered into without the Government's declaration and that is not forthcoming. Not even the Philippine President can initiate any Sale so a Judge has no authority whatsoever.
