    Synopsis
    Put your offer in writing
    Stipulate a 14 day finance clause in the contract
    Have a building and pest clause
    30 days settlement is ideal
    Consider how much interest there is in the property before asking for special conditions
    When you make your offer use your full legal name it needs to be exact

    You guys recommend 14 days finance clause what about when paying in cash no bank loan involvement also any on tips buying property with the cash?

      Thanks David, great question. The finance clause is required when requiring funding from a bank or lender. If you are buying the property outright with cash, then this clause wouldn't be required. It would be wise to consult with a solicitor or conveyancer to ensure they review the contract plus include the relevant clauses to protect you.

    Hi guys, love your videos they're so helpful thankyou! I found a home that I fell in love with and when I went to reach out to the agent, they said it was under offer and has been taken off the market and will let me know if it comes back up for sale... could you explain a little more about what it means when a property is "under offer"? And is there a way to still get into the running of it?

      Hey Larissa, great question. "Under Offer" means someone else has the property under contract, and it is still conditional to them meeting their finance and building and pest clauses. In other words, the contract could still possibly fall over if their finance falls through or there are problems with the building and pest - so the property isn't quite sold yet.
      From the other perspective - lets say if you had got the property - if you had your offer accepted and signed your contract subject to 14 days finance +14 days building and pest the property would be "under offer" while you are in your 14 days finance/building and pest window. Your contract is still conditional upon you being happy with your finance and building and pest.
      Once you are satisfied with your finance and building and pest, you move to make the contract unconditional - this is also called "under contract" meaning you are locked in to settlement.
      That sucks that you missed out on the property you loved, sorry to hear that stay in touch with the agent you never know what can happen!

    Why might a longer finance clause be bad? Does that just mean you have more time to come up with the money? And if youre worried about it being too long cant u decide to just get finance approved earlier?

      Thanks Nitro, great question. Generally we are finding in a situation where there are multiple offers on the 1 property, having sharper clauses, such as a shorter finance clause can be the difference between having the offer accepted and not. This isn't always the case, however, might be the 1% that gets it across the line.
