    Great timing seeing this video. My partner and I have just discovered our “perfect” house (to live in) being a renovator Queenslander on the inner north side and have discovered your channel after watching your renovation series all week. I called the agent today and unfortunately they have just sent the contract off and he said it would likely be signed electronically this afternoon and then be under offer which was a bummer to hear. However we aren’t giving up yet and are trying to get ourselves ready to make an offer anyway incase it falls through, but we weren’t expecting to buy so soon and aren’t quite ready with the finance side so it’s a bit stressful. This video provided a little more comfort because at least I understand the process better and that our best strategy is to just offer our best amount rather than trying to offer lower and negotiate up.

    This is one of your best videos yet, a treasure trove of information and strategies. I would love to know your thoughts on how to handle body corp if you are buying a townhouse/apartment.

      Thanks mate! Best way to handle body corporate is to try and be involved in meetings and make recommendations that you'd like to see happening at the property

    Would it be best to engage a solicitor before putting in an offer and before building and pest inspection?

      Most solicitors will do a free contract review prior to you making an offer but there's generally no real need to engage them prior to making an offer. Definitely want to have a solicitor engaged by building and pest

    When paying cash,
    How do you do this???
    All the big 4 banks will only let you Transfere 50-100k a day,
    Do you pay it into the real estate agents trust account to hold or do you walk into the bank on settlement day and do a cheque but then you could be waiting 3-4 days for the cheque to clear so you would potential have to send money to the seller 4-5 days before settlement date?
    Your help would be greatly appreciated

      You would generally transfer the money into your lawyers trust account over 3 to 5 days a week before settlement. The lawyers will then settle the fund and transfer the property title with the sellers solicitors

      Is that how you have done it in the past e.g.
      you have 700k pulled out in equity and you want to purchase out right,
      Just ensure all funds have cleared in your solicitors trust account then they do the heavy lifting from there?
      Do not want to make any mistakes as we are potentially doing this mid January 2024.
