    Do I need a building and pest inspection done for an apartment?

      Thanks Ali, it's a good idea. I'd pulled out of a contract before due to an unsatisfactory building and pest for an apartment. Was due to the foundations having issues and was picked up in the report. Best $400-$500 you can spend, especially if it saves you from buying a lemon.

    Is it really advised to avoid putting clauses in your offer. Surely you can get yourself in a real sticky situation if something goes wrong?

      Hey @AlphaDog depends on the state you live in - for example in Queensland having a finance clause and building and pest is completely standard. In Sydney the expectation in some cases at the moment is to sign the contract unconditionally. Before you sign any contract defo speak to a lawyer/conveyancer to check everything is above board and theyll let you know what clauses you need. Cheers, Jayden.

      Only by asking the real estate agent, and hoping they tell you the real reason!

    i have question about pre-approval, my loan broker asked me to do the pre-approval, 6 months valid, but i cannot found the property i want to buy in 6 months, too short time, why the loan broker push me to do that?

      Hey @Xiao yeah great question. Unfortunately that is right, so your pre-approval (depending on the bank) is only valid for between 3 to 6 months simply because lots of things can change in that time - how much you are paid at work, how much deposit you have, where you live, even the interest rates.
      So if you are thinking about buying in 6+ months it might be best to wait until you're a little closer to get pre-approved.

    What do you guys mean by quicker timeframes on finance? Do you mean being able to pay the full amount in a short period of time? Or is this just for the deposit or both?

      Yeah we just mean getting the finance approved quicker - so instead of making your offer subject to say 14 days finance you make it subject to 7 days finance.

    1st point you guys make is clashing with each other. Deposit to be known or not known? One of you said don't disclose other said tell them you got a *great deposit... So which one?

      Thanks Istikal, it's best not to say how much you are pre-approved for and how much deposit you have for the bank loan.
