Hi, people are saying that the Pocono Mountains is now oversaturated. Since this is close to home I really wanted to invest but I am a bit concerned. An Any thoughts?
Hi! Yes, I do believe that it is a bit saturated right now. But like anything, the best properties and the people who take it seriously will be successful. I believe that most of the properties on the market are not that nice

There are restrictions in place for each individual county, township, or HOA. You have to be very careful where you are looking because the restrictions are ever changing.

Hi Shaun. What about pricing? Years ago you could have gotten something around 30-50k range. Now you cannot buy anything less than 100k and theyre beat up.
The problem is a lot of these homes and communities and people are squash in the Airbnb things now, so you hopefully purchasing land it’s not attached to a community
Pricing is outrageous in Arrowhead....you have be insane to buy now....Lakefronts, a large one could go for 500K prior to COVID. Now? Not uncommon to see a house that was built in 1976 and not even renovated, unless you consider painted paneling Hot....and for that 300K and above and you may only get 800 square feet....STR market seems to be over saturated in Arrowhead. Hopefully the market does not collapse due to STR walk aways, once they cannot get the STR they need to meet mortgage and other associated costs due to that over saturated STR market.

It is what it is. I think prices will start coming down as more restrictions are put in place for STRs.
