Home appreciation isn't the same as cash flow. Cash flow will continue to go up which would hedge against inflation.

maybe because i have bought multiple homes. I first look for is updates, floor size, and neighborhood schools. if i see a 1400 square foot home i know the photography is exaggerating size. show me new hvac and windows.

DO NOT painting tile and counter tops It will come off over time regardless of what paint you use. Also I very much advise against DIY cabinet painting. 90% of people will do it wrong and have just low quality looking cabinets at the end. Many people still love quality real wood finished cabinets...
@@-JonnyBoy- If you're looking for an inexpensive way to upgrade tile and countertops, you CAN paint them. Painting cabinets is definitely a little more nuanced than one might believe, but it's a project you could take on yourself. My wife and I have done it before successfully.

None of these are going to increase the value of the house. The value of the house is determined by comps. Since you cant compare colors, these wont be beneficial to the price. With that being said, it can definitely help the house to get sold faster and/or be more appealing to cetrain buyers. But dont expect this to increase the VALUE of the house.

A white plate and a beige receptacle look tacky. They should both be the same color. Changing a receptacle is fairly simple, but not everyone may be up for the task.

It's actually against code to paint electrical outlets--it is a fire hazard. Please do not do this, and please stop recommending it to homeowners.
It's also a really bad idea to paint tile. There are enough color choices for outlets and face plates you really don't need to paint them

Or you can hire a Professional Organiser who can help you declutter, organise and if needed, pack what you have decided to keep. Styling what remains will increase the appeal to buyers, Professional Organisers can usually help you with that too. Then when you move, a Professional Organiser can unpack and put your items into your new home in a practical and attractive way

Who is leasing solar panels? I'm not sure how I got here.... but I feel the need to drop a comment. Some of this is good content, but not really appealing to the masses. Most of us are not leasing solar panels, considering building an ADU, installing new triple pain windows, or adding smart technology. All of that sounds really expensive. Solid is good, working systems are good, HVAC is good, a newer roof is good. Additional basement or other potential space is good. Beyond that, it's an expensive taste issue. Apologies, must have temporarily escaped fly over country again for a second.

I think the amount of value you choose to add to your home is completely in line with how much disposable income you have to do so. If you don't have the finances to make updates, then solid is good.

See I don’t get updating your kitchens and bathrooms to modern styles. Today’s modern style is not going to be tomorrow’s modern style. And so so many people have horrible taste. I Honestly hate the current ugly minimalist kitchen renovations that remove all of the upper cabinets and put in stupid shelves. I would never buy a house like that. And I can’t imagine anyone wanting to pay more for less. If you do a renovation do a timeless renovation. And that’s hard because the “in” kitchen changes every 2-10 years.
But also most of the people doing that to their kitchens are millennials. I’m gen Z. I just bought a home. But when more of us get into the home buying market. We are going to hate the minimalist millennial renovations.

IDK, I think he touched on something other realtors aren't mentioning in their videos - and I've watched a bunch of them over the last year in prepping to sell my house - and that's timing your listing - especially during the holiday season. I've been working on getting my house decluttered, cleaned, painted, repaired for a few months now and looks like I'll be finished up about the time Thanksgiving gets here. Even though I want to get my house sold soon so I can move near my daughter - think I'll wait until spring.

I hate how different marketed houses look in brochures compared to reality. I've seen homes that are in poor quality or very small but photoshopped pictures alter perception and proportion. Real estate agents can over price to get the listing as well as under price a property for a quick sale. It is not easy to find an agent that can price your home accurately.
I completely understand your sentiment about over marketed homes and them showing different in person then the photos. I've seen it before as well. Pricing is difficult too! I'm actually doing a Livestream this Thursday all about pricing at noon EST.
I sold my first home myself. But we had babies and getting out of the house for showings was tough. I also lived in a community where FSBO was common and there was a company that published FSBO houses. And I was still married, so I was not worried about my safety in allowing strangers into the home. I just sold my ex-husband’s house with a realtor. Fabulous photos, lots of showings, lots of advice about what to upgrade and how to stage for sale. No security concerns. Lots of access to contractors willing to work within a reasonable time frame. Quickly sold. Worth every penny!
@@ellenfoster9764 love this! Yes, it's absolutely possible to sell FSBO, but it almost always pays in the end to hire a professional. But on that same note, you have to hire the right agent. Unfortunately, there are a lot of bad agents out there.

doesn't matter in this market. people just want a house. I looked at houses and really didnt care for the "quality" of chew pictures. in fact I prefer the raw images over the overly adjusted "pro' images. you can spot them a mile away. show me whats inside your house- each bedroom, each bathroom, the kitchen, basement, dining room, staircase, etc. its waste of money to hire a pro.
@@SamBaker-z9h I think each market is different. But the fact is hiring a professional for photos is ALWAYS a good idea, no matter what.
We have sold twice in the last 6 years. Because we used a professional with professional pictures we gained financially. We worked hard to bring a very clean and decluttered home to the market. We did the work, but the professionals gave valuable advice to push it to the top in the presentation .

What really affects the value of a house is crappy work by "professionals". I've seen that way too many times, esp. in flipper homes....

I disagree with paint, its one of the cheaper and easier things to repaint to a neutral color and really if you want to get the most for your home and its been 3+ years since you last painted you probably want to paint for the sale anyway so there's no harm in doing bold colors while you live in it for 3 or more years.

So strange my family is from Europe and we custom renovated homes and even apartments frequently, to keep things up to date and clean. Everything was personalized to the doorknobs. I think this is why American homes all look the same and have the same low bathtubs no one can bath in.
@@guttenaug947 Yeah I think there's a level to customization that I think can be done, but you can definitely go overboard quickly. European homes are so beautiful though!

Crash depends on your market. Florida & TX for sure. As more jobs are lost, foreclosures will increase. The current situation is not sustainable. Homes are not affordable.
