Honestly her advice is pretty basic. Take the lead on the date, listen and engage in conversation, follow the traditional male role of paying and have a clean body, clean bed and home. All of these are pretty much table stakes and don't require any unreasonable effort. The bigger issue is what Rich is pointing out is that she already is attracted to a guy BEFORE any of this, so none of this should be seen as attracting women. You have to put in the work to lead an interesting enough life that she'd be interested in hanging out in that life and what was listed are basic considerations when spending time with someone else.
What she is asking for might be possible… If she was young, had no kids, low body count or no body count, and was exactly what a man wanted.

I'm 66, a lifelong bachelor, not entirely by choice, nor for lack of (pointless) effort back in the day, so it is what it is.
If I was a younger man and looking, I'd sure not accept, nor solicit, any advice from divorced women, but I'd also not accept, nor solicit, any advice from divorced men, especially the plethora of divorced men with multiple marriages under their belts.

I was talking to a woman at the bar, I told her to think of 10 qualities she wanted in a man, then I I told her to cross off 3 bc she was a solid 7 and since she was a 7 she would only get a man at best with 7 of those qualities, and that’s end of story time.

Many of those are reasonable but they all depend on what she is going to bring. It’s not transactional, but if a woman makes it worth your while to be with her enough, most of those don’t seem to far out of line. I see them as being the best version of yourself.

Taking any advice from a member of the fairer sex is necessarily fraught with ill conceived notions and reflexive responsibility avoidance.
What she wrote is bang on, any decent woman would think the same, it must happen a lot because I’ve had hundreds of women come to my house and they are always so impressed that my house is well decorated smells nice and is clean, a few have said they’ve left other men’s houses because it was dirty.

Divorced men are the best ones to offer advice to unmarried men. Generally, men still considering marriage (in 2024...incredible, right) have not been exposed to the realities of marriage and the 50%+ divorce rate. As fee males always stand to take the marital home, children, assets and child support/alimony (they are paid to commit fraud and break their vows for any/no/absurd reasons) they initiate divorce 80% of the time.
Now I ask you, why the use of the word "bitter"?
