I drive pass old klang road quite few times, one of the main reason jam because some car suddenly stop for illegal parking also because of shop sign is quite confusing if someone not familiar will definitely confused, that so called 4or5 lane road always end up with 1or2 lane
Went here to view their new project. Really impressed on the convinient of Millerz, totally different packed feeling like my condo which is nearby. Hope learn more on their recent new project in bukit Jalil, Kingswood and that one with wellness city
i have been there for the japanese food and give it a visit to the podium. Surprisingly all the facade and landscpa was nicely done. Cant wait for their handover of Fiddlewoodz, hopefully will be another surprise!
Good review Sean. I'm staying at the OUG Parklane Jalan Puchong for bout 3 years, and working and daily travel to KL Eco City. Must admit that OKR is a convenient place to travel to Mid Valley, Kuchai, Sri Petaling, PJ Bangsar, Puchong.. BUT, morning traffic is horrible >.
Haha u can use the kampung road (without toll). My house is nearby ktm petaling so i would just use the kampung road to avoid this jam road and i would exit near the TBM haha (many bumps but no jam at all) and i could reach Jalan Sungai Besi from KTM petaling with only 20-25 minutes😂
Another great review bro! Love it when you explain those architectural/design decision and choice of finish that ordinary people won't pay attention to. First time I heard about "Crusher Run" lol. Exsim seems to be a decent developer. I wish them success with their Central Park Damansara project.
great video !! From my perspective as a person who has stay here for a very long time, you really need to consider transportation, especially during 5-8 pm when people are leaving the office and going home. The jam can be horrible and there's no trains nearby other than the KTM that's not really that near. Yes there is a bus stop but it will face the same congestion issue.
If only Old Klang Road got bus lanes then bus will be the winner here. But for how would it be implemented this one is definitely tough and we will be facing the same traffic issue for the next 10 years.
Personally think that traffic condition around your working place will be much affect you during 5-8pm instead of traffic condition around your house. Usually we will stucked in traffic all the way from working place to our house, no matter where we stay since we work in klang valley.
Question. I've been to alot of new condo projects ranging from 400k to 1mil. All of them don't provide water supply at the balcony. Why don't developers provide like a pipe outlet? It's difficult to clean the balcony!!
I once considered this project but the pricing was on the high side in this area. Is a mixed feeling looking at the end product. Is an industrial theme, It conveys a college-lifestyle ambiance that is appropriately suited to youngsters, and hence these 2 towers are mainly for investment purposes, in particular Airbnb due to fully furnished packages provided. But I'm unsure of how it will turn out in the future because the industrial theme may become run-down if not properly maintained. In addition, the immediate surrounding of this project aren't attractive hence making it hard to be a hotspot of short term stay as well. Track lights all over the lift and facility area are uncommon. The unit seems decent, but is not particularly opulent
One weird thing for that road is, it is always busy, but the “fengshui” seem like no good. Can’t really become very happening. Like scout garden! Hahaha!
@@drsoonsharing4032 if I am not mistaken Scout Garden developer sold the retail lots, hence they are not able to control the tenant profile. But for this project, at least Exim is filtering the tenant profile.
I stayed there short term just a few days ago, and also vivo and Southbank (few years back). This project is much better than the other two and I noticed many tourists using this one as airbnb short-term stay (quality tenants). The gym and swimming pool are also always occupied. However, the rental rates are too low to justify the selling price. If can get lelong units, then worth considering for investment@@jylaw9495
Cool. I don't know why but this review feels a reminisce of your previous review on Curvo. Nestled in a matured address with aged infrastructure. Cool architecture.
After Seeing everyone talking about the jam, feel syukur that I bought the more I front condo. (was quite regret earlier due to higher psf price) it's really very OK for me,
Hi iherng, thanks for the great sharing. I currently looking the project call Ren Resident Bukit Jalil. Can you make a content to talk about this project?😊
Hi Sean, can you review vista wirajaya or vista wirajaya 2 taman melati? Because i found it seems affordable price in my areas. Love all your videos btw! 😊
as someone who used to use OKR every day... the location is a huge no for me because of the congestion. even during weekends, it's horrible especially near Scott Garden area. stupid motorists who simply park along the roadside make my blood boil... not sure why the police arent doing anything
Hi Sean, I see so many pretty gyms in these apartments, but haven't seen any with a nice squat rack with nice plates. Is this because they don't want powerlifters to damage their floors or?
It’s dangerous actually. Especially when inexperienced folks try to impress others with weights they cannot carry. Not many knows how to let go of the bar. If injured, will the management be responsible then? These are very sticky situations.
Hi iherng, thank you for your sharing and video! All of them are fantastic! I like the way how you end your video with 3 on 3. For this project, during launching time, I was there! The moment I walk in, the sales person inform me that 2 blocks had sold to Singapore investor! Hahaha is like wow so gempak! I think the price is consider “expensive” or higher than market value. One of the reason I think the OUG location is not a “good” location is because it is Chinese majority area and I believe MRT will never pass through there! From my point of view, it should have 1 MRT travel from mid valley go to OUG and go all the way to Puchong! But unfortunately I do not think it will happen. May I ask, MRT will be an important factor for you?
why it call old klang road, because most of your time wasted on this heavy traffic road, become an old man, filled with regret ,waiting the traffic light turn green
I'm curious though, how do owners do defect check with fully furnished units like this one? Would be hard to replace the tiles, repaint or redo the wall with all the furnitures already fitted.
Hi sean. Can u make a review at Bandar Serenia, there is 2 newly launched project Semi D and terrace. And as well the ongoing project serenia anira punya mock up unit is available for visit, but need to make appointment with the sales agent.
Another copy and paste layout by exsim. All projects with the same layouts, ntg fancy. You reviewed 1 Exsim project you have reviewed all of them. Don't know why ppl rushing to buy all these overpriced units with basically zero appreciation for the past few years.

Want to own any property in old klang road area, u will need to own a motorcycle first….or…helicopter
Helicopter is a must.
Hahaha this comment made my day 😂
yet sponsored ads highlight "5 mins to mid valley" hehe
Jam like shit

oh ya, one more thing, long term stay... really need to think hard. The jam is crazy. haha as Sean put it, right in your face.
Hi Sean. Can you do a review for Bon Kiara that is freehold and near the new MRT3 station? Appreciated. 😊
Check out Tria, Seputeh. Also along old klang road
Let me try to get access:)

Anyone have clue how much was the initial price?
With all new condos completed, it makes old condos more value for money for wage earners in such economy in malaysia.
You’re absolutely right! Lots of value for older apartments around the area;)
