M3M is selling this apartment as a 3.5 BHK however this particular unit is customized to make the look and feel of a bigger living area, which actually isn't big. They merged the 0.5 room into the living room. I hate this mindset of playing with customers mind. The room sizes are still smaller incase you fit a full sized wodrobe as per the actual day to day need and not the lavish looking interior with queen size small bed and no tv console. The sad part is there are millions of customers to sell and our voice doesn't make a difference.

And to my comment, my point isn't what we are getting, it's about transparency while advertising. Show people a raw flat and let them judge the worth. Better to go far constructed flats in sectors of gurgaon which are already completed and area is developed with shops , malls , schools and other required facilities. All these being shown here looks good in video but reality will be known when flats will be ready after many years .All these fixtures are not part of flat and thus one can imagine what a raw flat will look like and whether it will be woth the price and wait in getting possession as hardly any project is completed in time .
First of the flats they are delivering in sector 89 are raw flats, and one more thing they are not giving builder buyer agreements to customers not even any single proper documentation they are just collecting interest free money from the people good knows when they will provide the legal documentations. If you are showing sample flats along with you should do the interview of the clients who booked the flat with them how is the customer experience with M3M.
I don't see any Electrical points in the kitchen for kitchen gadgets. There will of course many other shortcomings/omissions which you will have to check.
My bedroom is larger than that. I wonder how is that a huge 'master bedroom' when you can barely cram in a sofa set next to the bed. Also the length of the bed seems funny in relation to the cushion size, they are playing with visual illusions. Short bed in a small room = Huge ( just chop your legs to fit in) 😂

They are selling at 1.2 cr at sector 61 which is a prime location. Sector 89 is a location yet to be developed and hence prices would be less. Also, in deen dayal you will always get around 55 to 60 pct carpet area of the total area because that's how plots are made. Comparing the loading of high rise with deen dayal is stupidity. PS: I don't own in M3M.

The builder has all rights to decide to sell their products at the price they decide and let consumers decide but why to misrepresent facts. - Why to sell it describing ZERO LOADING. Is it not the lie? - The actual layout differs even for 2.5 bhk which is same size as one of sample flat. The balcony is wrongly shown, the actual balcony is till the first glass not the outer part. Is it not tbe misrepresentation? - There is no modular kitchen as claimed by Zricks for Sec 89. Is is not a misrepresentation?

Why Indian Builders are so Kanjoos? Look at the space usage and price tag. Is it really worth it? Land prices are high and buildings construction costs is as per market conditions. But instead of making things affordable and quality oriented, builders linger over a premium cost for scarcity... projects like this one is like... Unt ke moo mein Jeera barabar...!! I have been to this sample unit. Pros: Only location Cons: 1. No direct sunlight in Kitchen (its going be messy in actual situation, when you can only rely on chimney for ventilation. 2. Very small rooms. Its like living in economy class of an airplane. 3. As you open the main door, dining starts. There is no practical space of foyer or any masking in future perspective. 4. Cost per sq/ft is very premium, compared to deliverables. Overall cost seems less compared to nearby projects but if you compare per sq ft. It’s similar.
Smartworld in my opinion is worst one... They have not even made a builder buyer agreement to most of their clients in their project at Sector 89..even after holding payment for more than a 1 year.. Baaten hi badi badi karte hai.. And hide the facts..
They aren't giving the fully furnished option. You will get a raw flat. All that interior and furniture you can customise yourself but if u want to recreate the exact sample flat then I'd say you need to spend close to 30-35 lacs for interior.
