This is amazing, please talk more about structural designs and layout design and how it affects property demand and more! We would love to learn more!!
The living hall is huge! The doors facing the hall is a bit of a no-no for me. However, it looks good for 400k price point surrounded by residential components.
As usual Sean, technically informative. Haha, sometimes I wonder where do you learn all these bits of knowledge that are supposed to belong to engineers and architects or developers.
Thanks Sean! Viewing these videos from SF Bay Area is great. I'm waiting for COVID to be controlled and travel to open up as I want to try living in Malaysia for awhile. So I find a lot of value to distance shop real estate (for rental) and see the construction, the options and the surroundings. For the same amount of space here in the bay area, you would at least $3200/mo (mry 13,300).
Welcome to Malaysia William!! Thanks for sharing your story and yes, Malaysia is a very affordable place to live compared to international standards=) Thanks for watching.
One thing I like the most is the peacefulness of the location. Can't hear any noise when you are doing take 3 on 3. That location is a total opposite of my current house so noisy!!!
Well the room you suggest to have a bigger window for the master bedroom and I guess is how you design your interior ...As what I can see the bed should be placed to accommodate the window and the wardrobe should be next to the door...Why Malaysian when they open the door they want to showcase their wardrobe as I have mentioned hopefully Malaysian developers should try to focus having the walk in closet for all bedrooms in their modern design Condo rather than having the outdate wardrobe ....
If you stay there, you have to pay toll once every round trip + there's no basic necessities like restaurant, grocery store, dobby etc in that area. Architectural shame with this kind of design and floor layout especially the windows and door. With that kind of facility floor, I might start doubting what 'The Netizen' gonna looks like once it's completed
Yea, there will be a toll required to go to Sg Long or Mahkota Cheras commercial area. I wouldn't call it shame as its just a strategy of cost effective design. As a result, you get a very attractive price for the unit:) Anyway, thanks for sharing yea!
Sorry bro m Kajang never has high rental or high appreciation in its track record due to worsening traffic to KL. Agree to put the principal washroom internally to free up the facade to have wider windows. That's a good catch. Kajang is intended for retirement indeed without having to go to work in KL. It is an honesty that this is purely an owned stay product without hopes for appreciation.
It depends, if the wall is a shear wall (or Load-bearing wall), you can't. He may request a detailed floorplan or consult the management to check whether the walls are hackable or not.
How come Malaysia developers do not provide walk in closet with sliding doors to all their rooms as what I can see from this video the closet they are using is so outdated with all their modern facilities in the unit....
I would like to get a property in kajang, super cheap 400 per sqft. but its like 45km from my workplace. So i decided to buy 520 per sqft in kl. I dont think i see myself waking up at 530am everyday and hustling to work everyday.
Yupe. So the best arrangement is when you can operate from a distance away from office, then only go back for meetings when required. That seems to be the profile of tenants there=)
9am to 6pm working for others. 7pm to 1am working for sendiri. Maybe now he master the skill no need to sleep so mucg liao so another shift 1am to 4am. Just joking bro and many thanks again for the good video.
I live at kajang close to sungai long an my mother dad and mom want to find a place to live because they live at mantin and my mother dad can't hear and one eye can see other eye cannot and the parking ramp is straight or spiral
I just feel KEB people design is the floor plan is so brainless, damn funny, mana ade floor plan design like this, it just feels like 3 years old kid design a floor plan

Anyway, thanks for watching 😁

Hi Sean, I came across 1 project Transloyal @ Bangi Avenue. 298k for 1045 sqft freehold + 80% furnished. RM285 psf. Any input on this project?
Have you went through the 4 basics video Firdaus?

Erm I forgot, but you can arrange site visits anytime with the agents.

If the owner want to 装修,can he break the wall of principal bendroom to extend the window??
It depends, if the wall is a shear wall (or Load-bearing wall), you can't. He may request a detailed floorplan or consult the management to check whether the walls are hackable or not.
Great explanation Edward!!
Dont like the aircond on the balcony. if any of the aircond is On..the living room is going to be hot, hot air will be blown in..

The balcony is also not very safe. Anyone can step on the slab and jump over the railing. Not very safe for kids!
Sharp eyes nineaqua! I didn't thought of that. Thanks for sharing!!!
Can you review Rica Residence Sentul?

Not a fan of this lay out tbh. Too straight foward and plus the privacy issues
Thanks for watching Firdaus:)
I like this house height, 3m
? RM PSF ? JEAN?
