I think I could use your help. I am building a barndominum in Plant City. My builder is awful! He's skirting the law enough that he can't be found abandoning the job. I have caught him in several lies. His work is subpar. Apparently the lender is no help with ensuring the build goes smoothly with him. I am currently 20 months into the build.
I own 2 homes. One by Dr Horton and one by Lennar. One huge plus for DR Horton is that their 2 story homes are all concrete block key in a hurricane Lennar does first floor concrete block but 2nd floor is stick built extremely bad fir hurricanes my two homes are both 2,010 sq feet. The air-conditioned unit in Lennar is WAY better for cooling the house you can feel about a 10 degree temp difference. Both are set at 77 degrees and Lennar aircon 100% better. Also Lennar puts stone on the window sill so people who set wet cups there don't leave a ring. I really love that feature no discoloration or would issues
My builder (Lennar) has moved the closing date 4 times. First April, then May then June now end of July. Come to find out they havent even submitted the required documents to the county to obtain the certificate of occupancy.
Hire a home inspector. Even with one don't expect much quality. They now expect you to be Okay with 20% poor to horrible quality. Do not sign on anyone's word that an issue will be resolved. It most likely will not be completed if you've signed off. Period let me shout out no matter how Honest or truthful your rep is. Once you sign off. They don't have to nor are they likely to fix or correct any of the issues.
You get what you pay for, if you want to live in a gated community you probably have bigger issues anyway. Anyone who wants a HOA deserves what they get. Stop winding and follow the rules. And make sure to turn on your neighborhood when they don’t obey.
8 years ago I used Neal Builders. Before I moved to the lakewood Ranch area of Florida, I was a home builder, so pleasing me was hard. I wanted everything to be as I would have built it. I was 95% satisfied with their construction. The only thing that concerns me was how the roofing sub contract address any protrusion through the roof. They relied heavily on using roofing mastic to keep water out. The protrusion was not addressed as the national standards for protrusions are required. I would choose them again should I want to build a new house.
A HUGE POTENTIAL PROBLEM are all the stucco outside of homes. How long do they last here. Problems with cracking. Cost of repair and maintenance and water and mould getting behind those surfaces

Casually looking in LWR area as I'm retiring in 3-4 years. Any new construction contract will say unlimited inspections done my me, or professional inspector. If they say no, the deal ends there.
They’re mostly one and two stars because the bang for your buck is garbage. I’ve looked at many new builds and everything is hallow and cheap all the way to the appliances.
Very informative! Thanks so much! We have a toll brothers townhome in NJ....it was built like Fort Knox...in it for 18 years. It's got design...which is a breath of fresh air. The boxy homes in some communities could be better designed.

Another builder whose would be in the tier 3 would be GL. They build mostly around Naples and Boca Ratón area. Thank you
I do home repair for a living mattamy and lennar are the worst i have ever seen. I constaly walk into new builds that need 30+ thousand in tepairs just to make them what they were supposed to be in the first place. Nothing about them is good. Shortcuts and shorting materials in walls and critical structural components, zero quality control on finish work, saving money by cutti g corners on electrical, improperly sized A/c units and water Heaters, the list just goes on and on. I have had over 50 customers in brand new builds need 30 grand in repairs just to make the house the way it was supposed to be delivered.
Hmmm, no Homes by West Bay on the list. That was recommended by another realtor to me. I like their floor plans and it looks like quality construction to me.

Toll is in Tier 3 and yes. Very reputable however they have had their share of complaints as well. I always suggest researching the communities of interest as much as the builder.
Try 95% of all of them. If you want something done right in Florida you better either have a connection or do it yourself, otherwise I guarantee you will be disappointed.
Which Taylor Morrison community had issues? I had noticed that the CDD at Skye Ranch pretty muched doubled for new buyer from what it was at the launch of the community and it is currently much higher than comps in other new build communities It kind of makes me think something unanticipated happened and they are passing the cost off to new buyers.
Kolter DOES NOT allow a home inspection prior to closing. We insisted to no avail. They are very inflexible, so beware - Lakewood Ranch. Many customers dissatisfied!

Went into a Dr Horton model and it had all kinds of issues!! I was thinking how do you not fix these things in a model home?!! Just crappy building...

I like Mattamy Homes and have worked with them a number of times.
Is it statute that they complete the build in 24 months? If so please provide info on that.
For most builders that is what the contracts state. However if it is a larger home the builder may be stipulation on the contract to extend that.

KB is along the lines of D.R. Horton but without the longevity or ability to make corrections and concessions as needed.
