Stove is likely worth something so don't be quick to toss it. And the reason for the wood stove is to heat the house. The Fireplace lets most of the heat out of the flue where the wood stove actually controlled heat better and would heat the home.
As someone that tried to sell a perfect Glenwood CI stove, the market for those older stoves is incredibly small. I think he should service it and keep it.
He better save that stove. It’s probably the nicest thing on the property. Ben’e appliance and junk would probably give you 5 bills for that Gem. You can’t find the old Frigidaire stoves anymore.
The wood stove is because fireplaces don't throw off much heat. The stove radiates better, so they were heating the house with it most likely. If you want to heat the house with the fireplace, you'll want an insert with blower motors otherwise 90% of the heat just goes up the chimney (I tried to heat my house with a fireplace in Texas during the SNOVID freeze in Feb 2021 and it didn't work at all). If you just want the fireplace for ambiance and cooking marshmallows then do whatever.
Crazy part is that people lived there. Seeing those chains that were probably used for the dogs is heartbreaking. Anything can be fixed up with work but it might be easier just to start from scratch. You obviously can do it. Looking forward to the change of pace.

Why? The frame is already there. Strip it to the studs, and start from there. Unless he can’t live with the layout, it’s a huge waste of money to start from scratch.

14:27 Ashley heater were pretty common in the '50s & '60s. That one is pretty beat up but it would be more efficient than a fire place as you have more control over the burn. That dial is attached to a chain that opens and closes a damper. If I remember correctly the chain is on a primitive thermostat, it is a coil that opens the damper more if it senses the fire box is cooling down. They worked pretty good even if they were kind of ugly. The other good thing about those heaters is the metal surrounding the fire box gets warm but if you or a child was to touch it while the fire was going it would not burn you.
That house looks like a nightmare. I'm excited to see the transformation, but the further you went, the more it seems like tearing it down and getting a kit house would make a lot more sense. A pre-assembled cabin or something

John Ross, after working on old houses for years, my guess is you'll be far ahead to remove the house, too, and either move in a prefab or modular or else build from scratch. I've been guilty of trying to make a silk purse from a sow's ear and that's what this project is.
He fixed up the shop and needed to explain how all of that work was less than demolishing and building over, but I don't know how many of us were convinced--and it wasn't nearly this bad!
I agree, however I wouldn’t make the decision to tear down until the additions are removed from the house and structure can be evaluated. I expect that their is plenty of water, foundation and termite damage. The bathroom is nasty. I also expect the plumbing and wiring is a mess too.
Environmentally speaking, I like the reduce, re-use, recycle approach rather than trash the lot and bring in new resources. Labour intensive, yes! But it also retains some character. I like a place/vehicle with a story to tell.
Half of me would want to gut it to a bare frame and rebuild EVERYTHING. Other part of me says it's a rental... just make it safe and pretty. Either way, I'm super stoked for this series!

It's going to be so cool! I hope you keep it low key. My friend had a place on Lake Eufala in Oklahoma. It was a short distance from the lake, but you could see it from his lots. He also had dock space that came with the place so he could keep a boat out there. He put a nice shed out so he would not have to keep hauling lawn mowers, grills, fishing equipment out to it from OKC. The Lot area was like a trailer park for lake people, boat slips included, and a security guard that patrolled nightly. Well, his shed got robbed, trailer broken into and the security guard assisted the thieves and pretended to not know anything, even called him to report his place was broken into. Luckily, the neighbors that lived out there reported it all to the police and the security guard was arrested, but his accomplices were family and he never flipped on them, and his property was not recovered. He eventually sold the Eufala place and bought property on Grand Lake in Oklahoma. He kept mowers and other lawn equipment in the small city nearby, so he just had a few miles to bring lawn and grill stuff out. Good luck with this place! It looks like fun!

I bought a wooded lot 3 hours north from my home, so when i go up to do work clearing the land i put a posting on the local Facebook page and get a couple day laboring locals for 15 an hour. It really beats the professional price, and for unskilled labor that's all i need. It also is nice to meet locals, who all seem to "know a guy" and making connections has saved me a bunch thus far.
That's how you get places like this for cheap! Demo, drywall, paint and refloor with cheap laminate. Then clean the lawn up nicely and it'll look like a totally different spot

Not gonna lie, I had a lot of "PTSD" from buying my big property. I cleaned out 4 dumpsters of the previous owners crap. Also took them a good 6-8mos after we closed to finally get whatever they wanted out of there Kudos to you for taking this on!

I grew up in the mountains of south West Virginia back in the 80s,and we had the exact same wood burner ..That thing would put out so much heat that we would have to raise our windows to cool the house down..We could have a foot of snow at 10 below zero and we couldn't feel it..When I saw you checking to see what it was I immediately went back in time when life was so much easier ..

The wood burning stove will provide much better heating than a standard fireplace. I would recommend keeping it!

I'd keep the standard fireplace for ambiance and use a heat pump mini split for heating/cooling

John, please keep the cats. The previous tenants are not coming back for them, if you have them brought to a shelter, they will most likely be put down. For the small price of a large bag of dry food, you’ll have great mice and rat control. It’s the only life and home they know of, not their fault, just consider it🙏

The interior of that house and what’s below that deck gives me the same feelings as looking at a flooded P1. However, this can be fixed for way less money!
