    I would eliminate the whole dining and just get bar chairs for the island. I went through this with my new home and just decided the open space worked out great!!! Can’t wait for baby Havens 🥰🥰🥰

      @@carlaharris4879 yeah I thought about that too but I don’t think they have ppl over often enough to make it worth it feeling like such a tight space. Or maybe just remove the two fuzzy chairs for another couch so it feels like less chairs in that space? Not sure! But I’m sure they will figure it out and make the decision that works best for them! ❤

      Or a smaller coffee table so the chairs in the living area can be moved slightly closer to the sofa. It is definitely cramped in there

      I feel like the boucle chairs right against the dining chairs makes it look more confined because there are so many single chairs so close together. So tricky in a small space

    The townhouse is so pretty! Okay, here me out. I love love love all your furniture.. but in such a tight space it seems like a lot of chairs. Don’t you have a matching couch to the one that’s already in the living room? I feel like two of those facing each other would be perfect! And maybe doing a smaller round table in the dining room so the chairs are in a circle Vs squared off because it might break up all the shapes that you have back to back from the living room to the kitchen island. If that makes sense!

    I’d say leave the living room as is with a 9x12 rug and completely switch out the dining chairs, I think they are just too bulky for the space. Everything looks beautiful and it’s coming together so good 😊

    I love the way your living room is set up, and I love your furniture (I want it 😅). I think it would look nice with the couch facing the fireplace and the chairs over by the windows. That way, when you have more company over, you will have more seating by turning the dining chairs around, so the guests can be part of the conversation in the living room.
    I feel like it would open up the flow a little more.

    9x12 rug FOR SURE the 10x14 wouldn’t give as much separation between the dining and living room and when you want to pull the chair out to sit at the dining table it’ll give it more room.

    You’ll probably want the bassinet in your room so you can breast feed through the night without having to go into another room. You can put the crib in the nursery and use it during the day for naps and such. I just had a baby two months ago and that’s what’s been working for us. So excited to see the nursery decor! ❤

      completely agree. Having 3 kids in their 20s now think I can offer some advice. Don't spoil them by keeping him/her in you arms too long. It will be awful when you try to lay them down to sleep cause you trained them to sleep in your arms. My firstborn dud not sleep well for 2 years because of it. Learned our lesson so try to pass on the advice. Put them in their crib as soon as they get sleepy.

    I love the new place so much. Personal opinion/suggestion: I would ditch the dinning room chairs. I would buy something thinner/less bulky and a little more modern to balance out the room. I love the idea of the marble table! If you get barstools that tuck under like you were saying it’ll also take up less visual space

    I have a smaller master like this and we actually did small dressers as night stands and then we were able to do a more aesthetic console under our tv instead of a tall dresser in that spot! Just an idea but I’m happy I did it!

    Julia, when I was pregnant with my son, I just knew he would come early! And sure enough he did at 37w6d!! I have a feeling you will go early too! Also, I know you know, but please take time for yourself and rest. Take it easy. The house will get done when it gets done. Easier said than done, I know!! Can’t wait for little man 🥰

    As far as breastfeeding, I feel like social media makes it look like all sunshine and rainbows, but there is a reason there are lactation consultants lol. So much goes into breastfeeding (can be such a mental battle too), but don’t be afraid to reach out for help and talk to other moms!! I wish someone would’ve told me that breastfeeding can be hard, I felt so defeated the first few weeks. Thankfully I was able to get a lactation consultant to come out twice and she helped me soooo much! We are now almost 3 months into breastfeeding and going strong! But I totallllyyyy get how hard it can be.

    I love the layout. Maybe try swapping the couch and the boucle chairs? that way they are not back to back with the dining chairs and the couch will kind of section off the living area and dining area... while still leaving it as an open concept! also the boucle next to the windows could be a nice little seating area too facing the room or outside!

    Get your iron levels checked! I was exactly like you and ate ice during my pregnancy it could be an indication of iron deficiency anaemia. I’m sure you doctors would be on top of it with bloods but wouldn’t hurt in checking especially being so close to delivery ❤

    Love the townhouse. Wow I would have a melt down for sure being 9 mths or maybe almost 9mths pregnant and see everything in bags etc. I give Julia props for holding it together . I love the couch and the chairs in the living room and how you have it laid out and I am sure you will figure out the rug situation. As far as the dining room chairs go, as much as you love them and how sentimental they are to you all, I think I would save them for another space in time or move them all the way to the tippy top floor and get a whole new dining room set that would work in that space with the color that you are enjoying in those chairs. My two cents. LOL Also I think things will come together as you go but I have major anxiety about things being ready for the baby, I know weird and it's not my baby. As long as you have your bedroom situated you will have time for the nursery because I'm sure the baby will be staying in your bedroom for a month or until he outgrows his bassinet. Remember all the baby clothes, blankets, crib sheets etc have to be washed in baby detergent before using. All pacifiers, bottle things will need to be sterilize before use. I am sure I will get some hate for saying that and yes I know they know what to do. Just a reminder. One last word of advice. Try to rest as much as you can this last month in your pregnancy because you will not realize how much rest you won't be getting once the baby gets here. Enjoy.

    I would put the couch facing the fireplace. And then get a table with benches that you can slide under.. or get rid of the table all together and just do bar stools

    My daughter had a rash reaction to all the tags in the clothes and I made sure to wash all the baby clothes right away. My best suggestion is buy a pack of receiving blankets fold in half on top of crib sheet so when the baby spit up you don’t have to wash the sheet multiple times a day. Works really well. Take care

    Love how detailed y’all are, Thanks for sharing the house building journey. I love the natural color cabinets as well. In my home we did white wash stain and the Clear coat and that gave me the closet to the natural look in my house. Hope this helps.

    I got a rocker for my first and like NEVER used it. Maybe once or twice… it jsut housed the clothes (which is not like me in any other room) …. So i sold it before our second knowing I wouldn’t want one. I never regretted it or craved one with our second. Rocker jsut wasn’t for me

    After baby came we literally stopped watching any tv in our room! After they go to sleep (in bassinet in our room) you don’t want noise and even in her own room we stay downstairs until we go to bed!

    I think a TV in your room will be very nice once baby comes! You’ll spend tons of time in your room with baby in those first few weeks/months! Also nice for recovery - a momma who just gave birth 9 weeks ago 🤍🤍🤍

    I really love the dinning room chairs in that area, the bulkiness goes with the flow. If you guys can find a thinner table everything will look great!!!! I like what you guys have come up with so far:)

    You should hire a company to come organize everything. I now was craving lemonade but sugar free but couldn’t find any. You should check the water line to the freezer might be off. A smaller rug would look better Julia is correct .

    You should try drawing out a furniture plan so you can get a good idea of some different layouts without having to purchase stuff to see if it works. I imagine they already have a floor plan of your townhouse that they could send you so you don’t have to draw the base plan on your own. So exciting to see things come together!
    Also, the dining chairs are based on a design by Pierre Jeanneret for anyone looking for something similar :)

    Barstools first!!!! That way you can visualize the walk paths. If the rug is too big into the dining space then you won’t be able to pull the chairs out

    It looks so cute!! If you’re going to keep the dining chairs in a square shape, I think the bigger rug would be cutting it too close. You have to consider the space needed to scoot the chairs in and out, especially if you’re hoping they slide under whatever table you choose!

    Just a suggestion may try and flip the couch and chairs And put the sofa table behind the couch next to dinning room.
