    Rod,., I'm living in Mevisa garden residences in Lahug near I.T park and rent prices are dropping here.,., people are moving around the the 5 buildings to different units for better prices or bigger spaces for the same price. My land lord drop my rent for a 29 SQM with balcony 2 swimming pool a ( gym closed at the moment) from 18K to 16K with no condo dues and no lease contract, so i'm just month to month. They all know that ain't no one coming here for awhile.

      Thanks for that update Jon. I am seeing more prices dropping. I read that sales prices for Horizons 101 have dropped 37% this year, so I think there is a major correction taking place, a much needed correction.

I can get this in any german city with higher construction value, a working heating and a first world environment when i leave the house. It's so insane overpriced. 8000 pesos would be the correct value if we put the damned speculation out business.

Where safety and security and amenities are a concern.,., Sure i can live in an apartment in Cebu somewhere for 8K a month,., but you risk a lot for safety and security sake.

    Another great video Rod. I certainly appreciate the work you do. I won't be heading there until 2030 but I thoroughly enjoy seeing the different places and possibilities. I know the prices and rates are very fluid but I really appreciate when you include those, it helps me get an idea of what my budget might get me. Been a fan for a couple of years now, keep up the great work.

      Yes, I love the view also. Noise has been an issue everywhere I have lived to some degree in the US and here. It depend on your neighbors. I didn't hear noise in the building when I was there and the window seemed to seal pretty well also.

    I love the fact the safe in 1 bedroom apartment was loose and obviously lightweight so it can be picked up and taken away

    I stayed in 2 different apartments there. Unfortunately they have problem with the water supply (toilet flush doesnt work properly and so on)

      No problem with the water supply in City Suites for a long while now. I think most of Cebu was suffering the exact same problem a few months ago

      Many of these buildings already pump water up to a tank on the roof John, so no problems here.

      @@AmazingPhilippines1 Thank you Rod for your prompt reply. My third daughter used to own a multi story condo in Sydney. They had a pumping system there with a hot water tank in the roof cavity. The hot water was free but the charges were met out of the building levy.

    Hello, I live in Marco Polo Residences Lahug Cebu. My monthly rent payment go down with 3000 pesos, for 1 bed room 42 sqm now 25 k include Wifi and Association dues for the unit and the Parking. Waiting for buying at bargain price some unit , look like that in this case prices frozen. hope that next year will be very interesting regarding property sale prices.

      No pool or gym Todd. They are managed by Crown Regency a few blocks away. CR has memberships available. They YMCA is also near.

    You may want to advise your subscribers to watch as the 2nd room you showed isnice however i rented a a room at the quest hotel (I thought was ver nice ) but b/c it had 2 windows to the outside on a corner room the view was nice but I had to move after 1 day b/c the air con (1 unit) couldnt keep up even with the large heavy drapes closed all day. I will say the windows weren't able to be opened. As maybe we were on 7th or 8th floor we would have a good breeze to keep it cool but when we we took 1 widow room the air was fine

    Obviously you would want to rent for at least 6 months to know the area. Then decide if you want to buy. What is your opinion post CV19, do you see prices dropping? From what I’m hearing, people are less likely to be moving or traveling to foreign countries.

      It seems people are trying to hold their prices but one should be able to find motivated sellers in the coming months. The economy worldwide and travel restrictions make everything worth less.

      Most but not all landlords will include the HOA fees in the rental quote. Be sure to ask when negotiating the terms.

      I just had an email exchange with the owner who is stuck out of country and he is willing to negotiate offers Zerinth. Apparently a past renter walked off with some furnishings also.

      Zerinth I’m not a cheapskate but there is little value in the Philippines compared to what you get in Bangkok or Saigon. Not even close

      @@whiteboymax250 i agree its the same with hotels as well. However if you hunt around you can find affordable value for money. I had a quick look on rentpad and found decent 1br or studios at: Mivesa Gardens, One Oasis, Mabola Gardens Flats around 12 - 14k with gym and swimming pool balcony etc. I would not pay more than 12k if you dont have these amenities. If i wasnt bothered about swimming pool then its cheaper to rent a bigger house lol.

    I thought your video was informative, however I did not hear you quote a rental price for the one bedroom condo. I don't mean to be disrespectful but the bidet in the bathroom is a French word. Therefore when bidet is properly pronounced the last letter (T) is silent and not included in the pronunciation. Just an FYI in the event that you continue to make videos with this item included in the CR.

    do modern Philippine apartments generally have window screens? In Italy, no. Here in China, some yes, some not. I was surprised by this.

      Most do not Michael. I have also had to use door/window insulation around them to try to keep in more of the cooler AC air. Big gaps around doors, AC units, and poor sealing windows.

      Thank you for your answer. It amazes me to find countries that generally don't use window screens because in the States, if I have even a small tear in a screen, I will definitely have mosquitoes enter. I have to maintain the screens very well because one mosquito is enough to keep me awake and crazy throughout the night. I imagine this would also be a problem in the Philippines.

    what is the process for having your electric turned on in the Philippines like deposits or down payment i am going to move there for retirement and no one is talking about start up fees for electric and water and so forth?

      Great question Bobby. My electric bills have always been in the condo owners name and I just paid it at a "payment" kiosk or business like 7-11 or many others set up to receive payments. One can often do it online now through GCash, etc also. Setting it up in your own name may require a deposit but I haven't had to do that.

    18k for a studio apt. Wow! Im renting a big three bedroom ,two bath. Big 1000 sq. Meter property super nice!! American standards , garage and nice fence. Two minutes from the beach
    16.000 per month. On this beautiful safe, clean island. You can have the city. I will stay in clean air.

      Nice views Marc. I have looked at many units in this building and found many owners trying to sell the view while having what I would call substandard furnishings, but not all. Some are done quite well.

      Robert Ford SE Asia is a cash society. Very difficult for a foreigner to get a mortgage. Rent for awhile. Overall condos are not a great investment

      Queensland Manor has bathtubs but a bit small for an adult. I use it that was occasionally at 5'8". Several 2-3 bedroom units in Horizon 101 have bathtubs I think. The Sentinel is an older condo with larger units and bathtubs in many units, I think.

      I have mentioned this to a couple of owners and agents. They say, "Look at the view", and I say, "Look at the cheap furnishings." Crazy to fill a nice condo with junk.

      Prices start about 17,000-30,000 pesos Mark depending on the unit and the length of stay.

    I'm disappointed in the video because I don't know what the Exchange rate is and what we're talking about what's currency for the apartments are condos

      The exchange rate is about 48.4/1 US dollar. It averages about 50/1 so divide the pesos by the rate of your country.
      15000/ by 50= $300 20,000/ 50= $400
