    More info I was told " 1month advance and 1month security deposit for 1month rental
    And for the 1 year rent 1month advance and 2months deposit 1month deposit can consume for the last month stay and the another 1month is where the bills will be deducted for the last month stay or for the damages (if there are any ) of the furnitures or appliances.

    Im sure the prices are perfect, no matter what the prices are much much much much cheaper than even airbnbs on average here in the US, and I dont care if they are a negligible amount more expensive than condos in other countries in the region, PH for the win no matter what, that is where I am going when I get financially able.

    Damn.! You are good 👍 at this! You almost had me ready to enquire on the studio.....but a couple of years too early, at least for retirement. As a couple, you are a great sales team. The fact you showed the retail outlets in the complex was a great touch. I was already picturing in my mind, daily retirement living there. Well done. Give us more of this. Even in other cities.     S&R is my fav grocery store in the Philippines similar to Costco with Kirkland Products. Only P700 membership per year. Cheaper than Costco membership.

      Executive Costco membership cost US$100 annually which gets credited back if u spend $5k annually
      N i usually spend more than
      $5 k annually anyway so my membership fee is free in a sense

    good video, prices are quite a bit more than Thailand, except the last unit which was closer to the prices in Thailand, we are paying $465 CAD, which is about $350 USD for a similar condo with a much better fridge, we choose Hua Hin 2 hours South of Bangkok. I keep hearing good things about Iloilo, good to see what is available, I am quite surprised that the fridges are so small though, and the rents are so much more than Thailand, our condo includes parking, internet, and full use of the Gym even for 1 month

      Guess you need all of that "better stuff" to make up for the fact everything outside of condos and hotels is overrated in Thailand, including the accommodations themselves.

    Great review of 3 condo units. For me, it's a toss up between the studio and 1 bedroom unit. The studio is enough for what I'd need. I also really like that one could rent for a month or two to try it out and see if one really wants to stay there and in that area. It's also great with all the businesses going in at the ground floor so easy access to needed items & restaurants--will any of those be grocery stores or farm markets or are they nearby? . I'm hoping the 5 gal jugs of waters could be delivered to a condo unit--I don't think I'd like having to carry that all the way back to a condo unit. Laundry being on ground floor is also very convenient. Having the good hospitals (which you reviewed before) being nearby is a great plus for us older folks who have concerns about that.
    Any idea about how much of a discount (%) one could expect for changing from a 1 month lease to a 1 year lease?
    Also, having a parking space could be convenient if one has a car/scooter--any idea how much that would cost to include?

    I rented a 2 bedroom modern condo in Thailand for 500 a month. Filipino condos and apartments are overpriced for what you get. The internet in Thailand is cheaper and more reliable. My aircon was 60 in Thailand and 75-150 in the philippines.

    Thanks for showing Michael & Bianca. Nice enough condos but I would say they're very expense. 1 year lease is cheaper as mentioned but it would have to be half price for me to want to move in. Similar places in greater Manila are half the price and in Thailand they're cheaper and nicer. It also looks to be much more of a car neighbourhood and a suburb of anywhere North America. Which is something I'm trying to avoid at any cost.

    My wife and I considered purchasing at Avida Towers when it was pre selling a half dozen years ago. Although you did a wonderful job in showing the units, there some downsides to Avida that I personally simply could not get over. 1) No designated laundry space in any unit. I am too old to want to go out to a laundry mat. Been there, done with that. What is the point of having a second bath if it is used exclusively for laundry? 2) Location. Yeah, it is kind of close to SOME things, but still a hassle to get to them. If you walk, there are only some places nearby, and at least some of that walk is actually on the busy road itself (no sidewalk). Driving from Avida is a challenge during rush hour (4 pm to 8 pm) if you are turning left out of Avida. There is no jeepney that I know of that transits there, so you are either walking a bit on the dangerous road or driving to cross it w/out stop lights or stop signs. The units look good. Just letting you know of the reasons I chose not to buy there.

      Most definitely can see how that would be the case when nothing else was built up yet, there is now new a/c local buses that travel back and forth here. The next phase is breaking ground now that will fill the area between them and S&R. Not sure if it was then but the sidewalks are all there and run both sides. In the Avita showroom they had the laundry option in the hallway, but these are rentals of course

      @@eagleeyes9112 I concur about the sidewalks now being in. We drove past it today while it was light and not overly trafficked, so I did spy sidewalks on each side of the road. Still not certain that the units would have a dedicated laundry area, but but the sidewalks are definitely there.

    I have to tell you two that you make a great pair for real estate promotions. Mim should give you a couple months free rent just for the very professional way you conducted the tour. And Bianca, you look lovely and elegant in that outfit, and the long hair sets it off nicely. BTW, how many outfits do you own? It reminds me of the movie Jaws, when Chief Brody said, "You're gonna need a bigger boat." You two are going to need the bigger of those three apartments.     As always, a great video! We are considering a move to Iloilo but our concern is being able to obtain both domestic help (housecleaning and cooking) full time as well as a full time nurse in our future. This seems to be a challenge everywhere except Manila. Perhaps you could consider a video regarding any reputable agencies in the city, if you have not done so already. It would be greatly appreciated! Salamat!

      So far, from what I can surmise in Mike's YT videos, Iloilo is a better bet long term. The airport will reopen and expand its international flights after hiatus from pandemic downturns. HK, Singapore and possibly Korea and Taiwan is only 30 drive minute drive to the airport, on average. It's only a 4 hour drive to Boracay, which is considered to be one of the world's best in its category and don't forget the 3 hours to Sicogon and Gigantes Is. The daily fresh seafood availability in the local market are some of the world's best catch. The flat geography gives the populace different culture and mindset that developed over 1000s years in comparison to other mountainous islands. Panay Island and Iloilo province is famous for a more egalitarian in attitude and social structure compare to other 7100 islands which is more hierarchical and have "Balkanized" with their respective self-appointed royalty and political families.
      Again, domestic house help and caregiver are plentiful in the city and nearby towns. Iloilo city has several modern medical center and cancer treatment facilities. Brand new ACE hospital will be fully operational soon and will have better facility than Medical City. Medicus cancer institute has equipment at par with Manila's.

      @@greg_regher thank you for your insight! We are having a very difficult time finding what I referenced, however, in Davao Del Norte, specifically Tagum City. But, even in Cebu it's a challenge.
      This is the important element for us as, we are in our late sixties and early seventies.

    Living in Iloilo is cheaper than major cities but it will cost you so much if you're the type to eat out every time... I find Cebu's meals and serving more affordable than Iloilo's... But(and major BUT), Ilonggo foods are much more playing into the taste buds... Sweet, sour, and salty in the end... Manila(lutong tagalog) more salty and spicy...

    This was a great video! Just what I was looking for. I have just one question. Do they have backup power for those brown outs that I keep hearing about. I work online and need reliable power for most of the day. (although I do live in Guatemala and have to deal with random power outages too. It'd just be nice if that development had a generator)

      Pretty sure they only have emergency lighting generators. Things are getting better these past few months, they have planned outages to upgrade the system maybe once a month per area for a few hours with notice if a few days. Since the 3 day one we had last year we only had one 1 hour unplanned outage since. No flickering or anything during the storms. Fingers crossed they will have to western standards soon

    I will be moving to Cebu City on September 25th. I figure I will spend 6 months there while I look around for a more permanent place. I will definitely come visit Iloilo and San Joaquin. What I might do live 6 month in Cebu City, 6 months in Iloilo, 6 months in San Joaquin, 6 months in La Union City, Boracay for 6 months etc etc … in 5 years I could live in 10 different areas before I decide on a permanent place 😂. I’m single and won’t get myself tied down with a girlfriend. All I need is a gym, outdoor pool, a good coffee shop, a few decent local restaurants, a 24 hour 7-11 and a sports bar. I figure I can live pretty comfortably on $2,000 USD in the Philippines. Especially if I am not supporting a girl friend and her family 😂

    The first two bathrooms and two bedrooms at 40000 Filipino pesos a month is not my cup of tea.. I would rather have a furnished rent house for about the same price in a nice subdivision with a pool and clubhouse and gym included.."seek and ye shall find"

      Iloilo is fastest growing and higher family income then all 10 areas of Manila. With only 500k population literally not much time before the prices go up a lot more in our opinion

    I ran the numbers and it looks like those first 2 units are around $1.09 USD per sq ft. I'm paying $1.86 sq ft here in southern California for a nice 750 sq ft one bedroom condo on 3rd floor. Granite counters in Kt and bath with travertine flooring, stainless steel appliances, electric oven/cooktop, dishwasher, washer/dryer, full size SS refrigerator, vaulted ceiling, wraparound balcony overlooking greenbelt, walk-in closet, spacious covered carport, central AC and heat. Free water, trash pickup. Only downside carpeted master bed and living room. What can I get for $1400 a month rental in PI?

      That's fantastic prices for a condo in California! That means a 700sq ft condo is under $800 a month rent furnished. Seriously never move that's way below the average rent in the usa

      Also $1400 a month would be your entire months living budget here. I haven't seen a condo rent for $1400. I'm sure it's exists but it's way higher than we have seen

      @@BiancaBeyond I have lived there for 10 years so the landlord keeps my rent below market which is currently $2,000 to $2,100 for 1 bedroom's. My son who lives in a more expensive area of Orange County pays $3,000 a month for his 1 bedroom. But he can afford it as him and his Filipina make a combined $24,000 a month. Sadly in southern California that that's barely enough income to buy a house in their area. Since mortgage rates jumped to almost 8% they are holding off buying a house. Damn Biden INFLATION.

      @@BiancaBeyond I have seen expat channels where top tier 1 bedroom's in Manila rent for $1,200 BUT who the hell wants to live in a Big City! NO THANKS! My Condo backs to a creek and the green rolling hills, the only noise is coyotes when they catch a wild rabbit. My neighbor has seen a mountain lion and I occasionally see Bobcat's. It's nice master plan community away from the BIG city life and I LIKE IT that way.

      It's about the same price per month since the average condo unit is 8-10 million Peso for a one bedroom. Plus the monthly condo fees. You really must be sure it's the place you want to live before making a decision like that

    All ridiculously undersized. I can't imagine living in any of them permanently. Also, mostly very low quality furnishings. And all of that for very premium premium prizes.

      @@BiancaBeyond If the reference frame is just other condos in the Philippines, then yes, this is a common problem. But there are adequately sized ones around, e.g., even in a location like Makati, mostly older ones.
      After years in the Philippines, nice furnishings are tough to find. I rather rent unfurnished and do it myself, even if it costs more.
      Apart from this, isn't it evident that the prices are out of proportion compared to house prices per sqm in subdivisions with similar amenities?
      This applies even more, like others already mentioned, when compared to other countries.
      I came for business to the Philippines, and now I also have family ties. Without those, I wouldn't consider the Philippines for retirement. I don't see the advantages besides female attraction, which is not an issue to me.

      @@mjgrubert we find better value per sq m in rental houses by far yes, but also understand our house doesn't have 24hr security and a swimming pool with easy access to everything. We still prefer a house at the same time understand why some prefer condos. As for retirement it's beautiful weather, everyone speaks some english. Lots of freedoms.

      I agree, the fridges are way to small, that would be a dealbreaker for me, all the fridges in the condos we have rented in Thailand were either full size or very close to it

      Why do I need a huge fridge? I would be eating out most of the time, and alot of stuff I get is dried goods, the oven? Again, I dont plan on cooking much, or even being in my condo 50% of the time, so Ill just be eating out, it doesnt matter.

    Are you still just doing tourist visa extensions? I lived in Asia for 7 years, and I never see videos on the hassle of constant visa nonsense. If it’s like Thailand, and even with a Thai wife, it’s a hassle and requires a big chunk of cash in a Thai bank.

      Yes we still do every two months, once my wife has her dual citizenship she won't need to ever again and if we leave and come back I stay visa free for one year and you could just do this once a year. But also I can get a 13a work visa once she has dual too

      Pinas studios, 1 n 2 bedroom r really small
      1 & 2 bedrooms r the size of a studio n 1 bedroom here in Wall Street
