Make a lifetime of memories at this Abbot Maine log cabin on 190 +/- acres of managed forest land including over 2,000 feet of frontage on beautiful Kingsbury Stream. It is strategically located to enjoy the best of the state’s outdoor recreation opportunities like hunting, fishing, trail riding and more.
LOG CABIN - This is a made in Maine, 960 +/- square foot Ward cedar log cabin set near the property’s high point. This elevation delivers amazing views of the surrounding forest and hills from the covered porch. Electric power to the cabin is provided by photovoltaic panels and battery storage at this off-grid location.
Come inside and be welcomed by the smell of cedar. You will notice the beautiful wood floors leading into the living space. Kitchen, dining and living room are combined into one open space that feels larger because it is open to the loft and catwalk connecting the gable ends. Off-grid doesn’t equal hardship as this cabin has a full bath with an on-demand water heater and a washer/dryer hookup, that connects to the living space and the first-floor bedroom. The split loft currently accommodates 2 beds in each end.
The cabin is built on a frost wall and the basement area includes a vented storage box for the 16 batteries that power the cabin and the water pressure tank. A private drilled well is the water source. Waste management is a designed and permitted private septic system. Heating for the cabin comes from two direct vent LP gas heaters, one 35,000 BTU heater in the main living area and a smaller one in bathroom, and an attractive glass front wood stove. The cabin heats up nicely and is toasty warm in the winter.
WOODS - Land of this quality is what we are all searching for. The land has been certified by the American Tree Farm System. This certification is earned by sustainable management of waters, wildlife, wood and recreation. To meet these goals the owners have spent over a decade working on timber stand improvements, developing recreational trails, protecting the waters on the land and creating and promoting food and cover for the wildlife such as upland birds, whitetail deer, moose and black bear.
The area surrounding the cabin is an hour glass shaped field of approximately 1 ¼ acres. This clearing has lawn, wildflowers, apple trees and is rimmed by hardwoods including oak trees. A half-acre and another ¼ acre food plot located westerly of the cabin are prime hunting locations as is the 5 ½ +/- acre meadow on the western boundary. There are several other food plots within the canopy. The remaining land is a very diverse uneven aged forest of both deciduous and coniferous tree species.
Accessing the land is easy with over a mile of improved trail leading to all the boundaries and the waterfrontage on Kingsbury Stream. The cabin is located at about 630 feet above sea level with elevations on site ranging from 560 to 638 FASL.
WATERS - This property is blessed with some quality waterfrontage with over 2,100 +/- feet on Kingsbury Stream and an additional 2,000 +/- feet on an unnamed tributary of Carlton Stream. Kingsbury is a freestone stream that flows out of Kingsbury Pond and into the Piscataquis River in Abbot. In the springtime this is a wilderness canoe trip opportunity with some class II and III whitewater sections. This large stream forms the eastern boundary of the land and is mostly quick moving riffles and runs with one major pool perfect for a swimming hole.
LOCATION - If you are looking for privacy this is the place. Abbot is a small town of about 714 people in Piscataquis County. The county has a population of just over 17,000 and encompasses 4,378 square miles making it the second largest county in Maine. To put that is perspective you could put Rhode Island and Delaware in Piscataquis County and have room for more!
This area is known for its mountainous terrain, large undeveloped forests and the 100 Mile Woods section of the Appalachian Trail. This is where you will find rivers such as the Penobscot and Piscataquis and Moosehead Lake; Maine’s largest freshwater lake.
The cabin in Abbot is located about 30 miles from Moosehead Lake, 53 miles from Bangor, about 18 miles to the county seat of Dover-Foxcroft and 234 miles or about a 3 hour 47 minute drive from Boston, MA.
A LIMITED OPPORTUNITY - Property such as this is rarely on the market and if you have been searching lately you know you need to act fast. Call now for a property information packet and schedule a time to see Cedar Drive in Abbot today.

Wow, 190 acres, a river, trails and a ca in! Man, what a great place. Beautiful, worth every penny!
Glad you enjoyed it
We agree.
If I could only handle 6 months of Maine winter.
People don't understand how u become one w the land & the amount of effort it takes to keep a forest healthy. Deciding what tree to fall & what to leave. Always planting new varieties that'll keep the wildlife fed. Then blazing new trails & finding a new absolutely perfect place. I miss my mountain home secluded in the forest
Thanks for sharing.
The owners letter was absolutely beautiful!!
From the heart💖
ThNk you!
Excellent property! Somebody's dream is going to come true...
Thanks for the comments.
It’s the property steal available
The stream is my dream come true! Beautiful property and hiking trails and I would sit in that tree stand and watch all the deer-im a little bit obsessed with watching deer live cams. Haha The only negative I saw with the cabin was no closets, unless there was some and they didn't show or talk about them or any storage in the cabin. But it is overall one of the most beautiful places I have ever seen. The letter from the home owner was full of heartfelt emotion that had me wishing my teenage daughter and myself could end up at this peaceful property. I've dreamed the last few months of living by a stream and just having peace. Why would anyone want to leave this slice of heaven?
Thanks for watching and sharing your thoughts.
Thank you very much for that lovely introduction. Stunning home. Thank you.
Your welcome. Thank you for watching and sharing.
...sold or not, another great McPhail presentation of a super property. Great get!
Man! What a dream place!!! It’s perfect!!
We think so too. Thanks for watching Brenda.
Wow! Just need to win the lottery!!
Thanks for watching Cynthia. Keep our fingers crossed for you.
The intro alone brought tears to my eyes. Very reminiscent of the narrating of parts of “Peyton Place”. It’s a beautiful property 😌❤️
I know. You can tell how much love has been put into the property over the years.
👍
Peyton Place is in NH. Based on a town, not really called Peyton Place, but I believe Gilmanton. I know bc I used to live near there.
@@kookietherapy9398 My grandmother gave me the paperback decades ago. It’s quite the book. I connect it with Maine because a lot of the scenes were filmed in Camden. The owner’s open letter reminds me of that
Just beautiful. I have a cousin who builds log cabins as beautiful. Sending blessings to the Sheet, family in Missouri.
That is awesome!
What a BEAUTY!!
Sure is! Thanks for sharing.
Very well done guys! Trout stream is perfect. Precisely what I will be looking for when I retire.
Thank you. The stream is icing on the cake. In case you want to buy before you retire, it has great Air BnB potential.
WOW What a property beautiful!!!
It really is Vicki. I've been in the real estate business for 30 years and this is a rare find.
I would love to live here. In my opinion, now is the perfect time for a place like this. I love that state. Hiked the appalachian trail through Maine and just love that place.
Give us a call lets find you a place.
Me too Gary. Its one of those places that you never want to leave. I think the morning I spent there filming, added 5 years to my life. We appreciate you watching and commenting.
Why anyone would want to leave this piece of heaven is beyond me.
Thanks for watching and commenting.
What a Beautiful Cabin and Land!,Absolutely Beautiful!!!!
Thanks for watching out video
That's what I want! Very tempted to take the drive up!
It's worth the drive or Bangor International Airport (BGR) has direct flights depending on where you are coming from.
I'd give my left arm to own this .
I need the right one to chop wood🤠

Thanks for making us smile😁
Absolutely Perfect!! It won't last long. If I had the money, It would be sold today.

Awesome, thank you!
Loved the personal introduction. Doubt it will still be around in October. Will be in touch.
Hi Chris. She did an amazing job with the personal introduction!! I will be shocked if it makes it to October. Thanks for watching.
Gorgeous property, I love it and the price is reasonable. The creek and food plots are incredible. The solar could use an upgrade and moving the inverter sounds like a good idea to me. I could live on this homestead year round. Building a nice barn style garage would be a good idea, having a place for toys and equipment is a must. Overall I'm sure it will make someone very happy, thanks for the upload. 🌴😎🌴

Beautiful discrimination of your georgous property and cabin.

Thanks for watching and commenting.
Would be good to hear about plowed roads and where they stop and access from there to the cabin
The plowed road ends 1/2 mile from the cabin. The properrty has been sold.
How much did it sell for? And how much was the property tax? Just curious
If I can only convince my husband!!!!!
haha, I was just thinking "if I could only convince my wife!"
You should share the video with him.😉
What's to convince...if you have the $$$
I can't believe the price on this. Here you would pay well over a million dollars for this much land and that cabin. If I could take the winters, which I could not, I might think about Maine.
Thanks for sharing
Winters but that bad if you prepare for it. Gets some winter hobbies and you will be surprised that you might enjoy them.
Hi Guys, love your videos. Currently own property in NH but who knows-we love ME also! Question: I know you are using Google maps-is there any way to slow down the “zoom” or perhaps enlarge the font in the beginning of your videos? I always struggle to get a sense of the surrounding area. It zips by quickly and I often can’t see the names of nearby towns. Thx, Bill. In any case-love your work-you do a great job promoting ME!
Thank you for the comments and constructive request, Bill! We can definitely work on slowing those down so it is easier to get your bearings.
Hi Bill, we appreciate your support and feedback. Phil and I have talked about opening an office in NH. What part of NH?
@@petercarson7277 Freedom! Where else?! Email me we can talk: billteixeira@hotmail.com
The inside of the house starts at measure 8:15 just in case you were sold on the property now have to see inside the cabin?, house? hunters cabin? whatever.
The front step in a big rock. Makes me feel I was living in a hut. Good looking place for the right person.
Thanks for watching.
Great
Thanks for watching.
How does the tree program work. Benefits? This is close to what im looking for. I'm very interested in property that would could be in a tree program.
Here is a link to the state website regarding the tree growth tax program www.maine.gov/dacf/mfs/policy_management/woodswise/tree_growth_tax_law.html
Awesome property !!! No doubt ,,,,,, pretty expensive for a "camp" though..some pretty pricey venison,,,,, Lol ....
This is more than a traditional camp. It could be a year round home.
What is the winter access. How close is the plowed road.
Plowed road is about 1/2 mile from the cabin.
@@lifestyleproperties Thanks....so the owner wound have to plow about a 1/2 mile. Not too bad. Is there any cell service at the cabin or internet access. Did the present owners live in the cabin full tine?
We are looking to move North from Pittsburgh ..
This one has sold. Keep watching we have more coming.
Hi Phil, how is the cell phone reception from the cabin?
very good
Looks really peaceful. After living in the country in WV and the peace being crushed by screaming 4 wheelers by the hundreds any mention of atv's makes me a little nervous. I wish I could have found a place like this when I was much younger.
Thanks for watching. The trail does not go over the property but is reachable from the property.
Your never too old to find your dream.
And what is that buzzing noise by the inverter...lol but def. nice property i was interested in at first...
It has sold. That was the inverter making the noise.
You should have her write letters for all your properties.
We agree. Well done.
looks like sasquatch central.
You can see it from there.
What I’m wondering is how I could go about getting 10 minus acres of land for no more than $10,000 by splitting it off from a larger piece of land that’s being sold in bulk how would I go about that I’m looking for something that’s halfway between Bangor and Waterville. How would I go about that
It will be hard to find 10 good acres between Bangor and Waterville for $10,000. You might check Uncle Henrys magazine.
@@lifestyleproperties what I’m thinking is something more like 3 acres for $9000.01 acre for my business 1 acre for my house and 1 acre for recreation/hobby farming. I’ve narrowed it down Within 10 minutes of the Troy Dixmont Townline
This won't be available for long, hurry up.
It's out of my budget but what i have seen is that good ones are always clinched up before you can decide.
👍
You got that right it went pending quickly.
Somebody spent a lot of money on that beautiful home and did not put a full basement in it?
I want it, can’t afford it 😭
Fun to dream Larry! Thanks so much for watching.
fyi not looking for sold prop
Are Maine landowners required to have a license to hunt/fish on their own property?
Here is what Maine.gov says www.maine.gov/ifw/hunting-trapping/licenses-permits/hunting-license.html#whoneedslicense
Taxes will go up ! How much … unknown!
Thanks for watching.
Doesn't a full bath include a tub?
Gorgeous nonetheless
We consider a full bath if it has a shower, flush and sink.

It is under contract.
Where is the house located on the land?
Pause the video at 11:47. In the northeast quadrant, you will see a clearing. The cabin is on the west side of the clearing.
Beautiful but boy there has to be enough forest around that cabin for at least one hundred Clans of Sasquatch beings.
