      We were also so completely surprised at how high the prices were in that beach community and to be honest, in most beach communities in Mexico. They are all wayyy overpriced.
      We have found that the best deals in Mexico are now located in barely discovered areas or in higher elevations.

We would love to see different rental properties in the other places you visited. It was so helpful because it gave us a really good Idea of what we can expect for the money.       If we visit other cities within Mexico, and then in other countries, we can keep that in mind and endeavor to record and speak about what's available. You're right, it would be kind of like having a friend on the ground exploring with/for you! Good idea.

    Great video! It was nice to see the available options in Puerto Escondido. If it weren't for the currently questionable 180 day FMM situation, we would likely have done the same. Currently, we are booked for 2 months in Sayulita, then 1 month (April) in Puerto Escondido. Hopefully our place is decent; it looked pretty good on Air BnB and came with good reviews. I look forward to your upcoming videos, keep them coming. Feel free to pop by our most recent video on our channel to see some great winter snow photos of Winnipeg!     Did you find all these rentals in Airbnb or did you know an agent? I usually do Airbnbs and filter entire place but Looking for a 3 month stay and maybe a connection would be better. Any contacts?:) thanks again great video!

      Well first, thanks so much for watching our video, we hope you got some information and some help from it. Please click that like button for us! 🙏👍
      So when we travel long term we use all means and methods we can fine to look for rentals. We use Airbnb, booking.com, VRBO, Google searches, Facebook groups, Facebook Marketplace, erc. We basically use any available means to get our feet on the ground. Very very often it is Airbnb for the first week or 10 days and then we hit the streets on foot. We generally find our best deals from local people once our feet are on the ground and we start walking around and talking to people. It is on the onerous side and often people are not home and you just get a sign with a phone number. Then you start chatting on WhatsApp... it's a lot a lot of work and a lot of messages back and forth on WhatsApp and a lot of meeting and talking to people but that's basically the way we find our best deals is by walking the streets and talking to people.
      We do have some contacts in the area (probably 3-4) but of course we would have no idea if you would like the prices, layouts, sizes of their apartments, locations, if they would be available, etc. The best would be to leave your email here and we can connect with you and send you some names and numbers via email.

    In Mexico, you'll spend more time outdoors doing things, so don't look for the biggest place or a central location - best to be in the Colonias instead of being on the central area where most expats or tourist live - you'll do better to be a tad more remote; then, pricing is also more economical, so there's more BANG for your PESOS!!!!

      Here here on the more bang for your pesos, especially in 2024 when the peso is so strong!
      We actually found the proces to be much lower in the central areas of Puerto Escondido, close to the markets. You have found that to be different?

      @@PlanFree I have noticed higher prices like my $6.50 US$ breakfast is now more like $8.50. My observation is over the long, long term the peso continues to weaken against the dollar; however, the dollar has been lagging, too. I sincerely pray for strong economies everywhere. Often, the more economical places are more to Mexican standards, but renters can pay less and upgrade their apartments, too.

    Hi guys. Thanks for the efforts showing what you looked at. Nothing there interested us, except the place you ended up renting. How much was that unit? If we came down there, we would have a rental budget of $600/month CAN. Would hope to get something like what Mexican Tours people have, who commented on your post. I speak reasonable Espanol.
    Where are you going to explore in Oaxaxa? Have you seen William Taudian's videos on TH-cam? He is kinda crazy, but has travelled Mexico extensively, lots of Vids of great beach resorts. Maybe check out Mazunte, Playa Zipolite, Augustine, Huatulco, Puerto Angel. We hope to come down to Oaxaca for March/April, 2022. Probably stay some in Puerto Escondido, Mazunte, Huatulco, etc. Keep sharing, all good helpful info.

      Thank you for watching and commenting. Agreed most of the places we looked at/showed were somewhat underwhelming.
      The place we ended up renting was ~$530 CAD. We'll share a video on it at some point soon.
      Yes, we would all like to rent something like what Mexican Tours described. They have a lot of experience/tools that allowed them to score that deal. Maybe you can score similar!
      There should be more availability of spaces on the months you plan to come, so that may be in your favor.
      I have seen some of William's videos yes, he does a good job producing them. He's been to a pile places!
      We tend to slow travel, meaning we select an area, then pretty much live there. We'll likely explore some here and there, nothing specific planned currently.

    Great stuff! I like these informative videos. My wife and I have been touring Mexico a little over six months now. We have used a combination of airbnb and facebook groups to locate accomodations. We like to stay 1-3 months in each location. Air bnb has gotten more and more expensive. The fees are high and vary wildly. As a result, we have discussed doing exactly just what you have done for future destinations. We are considering heading to Puerto Escondido at the end of February to stay for 1-3 months. We plan to book an accomodation for 3-4 nights and search for an apartment in person after arriving. Questions: You indicate that your first place was booked for ten days. Do you think a few days would be long enough to find something? I would also like to know if you use other methods for locating the apartments such as "for rent" signs as you explore the neighborhoods, facebook marketplace, realtors, etc. Finally, I was wondering if you ask for a contract from the landlord. Please keep making videos like this, they are helpful. Safe travels!

      We agree airbnb has evolved (in Mexico anyway) to where it is currently better for the owner of the space than it is for the renter. It used to be awesome....We think that booking accommodation for 3-4 nights ahead of time would be sufficient-if looking at additional places was your primary focus on arrival and you are energetic. We booked 10 days because we had other things going; acquiring transportation, running several businesses, producing YT videos, plus we prefer going at a relaxed pace when possible, where we only looked at 1-3 places/day.
      Yes, we use all of the other methods you mention when trying to find a place for rent; posted signs, local classifieds, and word of mouth being at the top of the list. We must say, so far in PE we've had limited success, we have continued to look since we arrived 2 months ago. We are hopeful that availability will increase now that the holiday season has passed but......remains to be seen.
      Regarding contracts, we usually go with the flow of the landlords preference. So, if they want a contract we are happy to enter one, if they don't mention it we don't either. Realistically however we should be asking the landlord for contracts and would recommend doing so to others. When we think of the real estate that we own, we would never think of renting it without a contract in place.

      Why would you use Gringo type methods for finding accommodation? Why not just walk around in the area you like and ask people there for places to stay?

      We used many methods: Facebook Marketplace (which is popular in Puerto), Airbnb, Agoto (not very useful bit we still had a peek), asking people we know from the gym and around us, walking and driving our scooter up and down streets in the areas we liked. If there are any other ways we certain do not know about them. Online and offline. Are there other ways!?

      @@PlanFree I find if its in English the chance its going to be priced sky high is also high. But I understand you want a nice environment for your videos and living in cheap accommodations just won't give you that. Surroundings dictate mood often.
      One way I find is very good is when you first arrive just go anywhere. Doesn't matter. Get settled, learn the area the next day and ask around hopefully finding a better place immediately, locally. Then after you're in the area a while, talking to others, you'll find your best place. So its at least a 2 step process.
      You mention noise a lot and this is really true for everyone. No one thrives in a chaotically noisy environment and we should place a high priority on peace and quiet. Especially for sleeping. For us cheap people without air-con its way more important as our windows have to be open. Couple the noise problem with the fact that you'll almost never see carpets in coastal, humid areas of Mexico and you have a very reverberant room that amplifies all noise entering it.
      The solution to this is a soundproof bed chamber or pod with ducting bringing in fresh air from the outside but absorbing the sounds because of its twists and turns, also sound absorbing material in that ducting. Air filtration can also be incorporated improving the outside air quality and making sure no fibres from that sound absorption material are emitted. Of course the same principle could be used to just draw outside air in to each room all the while pulling it out at the ceiling where the heat rises. Sort of a sealed, air vented home. And cheap to run as fans consume very little electricity. Then people could live in noisy cities in peace and quiet AND breathe clean air. Until they go outside....:)
      Another option is to fill the inside of a closed windowed room with a million plants!

    I'd like info on places to rent for a family of 4. 2 adults & 2 kids. Id also like to know whats available for schools for kids who only know english. Maybe there's a bilingual school there?

      Hi there @Jammie Z, great questions!
      If we were still in Puerto Escondido we could look into those things for you but at this time we have moved on back to Canada for our 6-month stay there.
      We are a family of two adults and so we would not have been looking for places in the price range and size that a family of 4 would need but those kinds of housing options would definitely exist! 2 and 3-bedroom apartments and homes are definitely out there. It would just be a matter of what you are willing to pay! Many places are already very overpriced, especially the closer you get to the beach and the close to La Punta you go!
      Not too sure about the schools for kids but please remember that Puerto Escondido is very much a local Mexican beach town. People speak mainly Spanish. Everywhere! There ARE many English speakers (expats and tourists) but there's not really a lot in the way of biligualism for raising kids that we were aware of. Best to learn and speak Spanish in this location. 👍

    Hello. I have always used Air BnB in Mexico to try to avoid anything going wrong but love the idea of saving money by renting in person. Have you had any bad experiences? Do you leave a deposit? Is there a contract? Any tips or advice would be greatly appreciated. Thank you for the useful video.

      We have very often used Airbnb to find a property and then during the chats (being careful! so that the host doesn't get penalized by the Airbnb platform) but we usually ask to book a few nights on the website (that is kind of like a deposit...kind of like reserving it, and the host blocks the dates for us also) and then we ask if we can pay the rest in person when we meet them. Generally for less dinero and no website fees.
      Not everybody is responsive to that approach but we always look at it like the ones who are... it was meant to be.
      Then it depends how long you rent and it depends on the landlord you find: some want contracts and most don't. If the rental is shorter term there's probably no need for a contract. If it's 3 to 6 months or a year then you might want to look at a contract. We only did a contract one time, when we lived in Aruba for 6 months. The landlord wanted it so we had no problem with that.       We can't recall any bad experiences renting anywhere we've travelled. We have met great people who have never taken advantage of us and generally when people meet us they know we're honest, stable and trustworthy. 🙏

      And further on the speaking Spanish question, and didn't help when negotiating rents: we did not negotiate much. We arrived to Mx at a time when the people here are gearing up for Christmas and New Years (busy and expensive). There is no real negotiating unless you can stay for 6 full months. Then you might be able to ask for a lower monthly price in exchange for a longer stay.
      We never ask for a lower price jusr to get a lower price, if you know what we mean? We usually negotiate. So that it's a win-win situation for both parties. ;)
      We ask for lower rent in exchange for being able to stay for 6 full months. Landlords usually like that in touristy areas.

      At the moment of this writing anyway it's Christmas/New Year's time ...there's the least amount of available spaces probably of the whole year. That said we have still seen rental
      signs up in every community (from Bacocho to La Punta) and/but when you call/message... they're not available until January or February.
      *note: we have spent some but not a lot of time in Zicatela or La Punta.
      Checking Facebook Marketplace is another good option for people who are posting online. 👍

      Oh good for you, the New Year should be a little calmer in Puerto, there are a LOT of tourist and vacationers now! Sooo many people (expats and Mexican holidays alike) who come to Puerto for the holidays and for weekends. 😊 It's a bustling place!
      So in Jan, places should start to free up more.
      Look up Losodeli, its another cafe/coworking/place to stay. Not in Zicatela but nice.

    We are from Ontario, Canada. We are looking for a 5 week rental. On air bnb and VRBO prices are really high. It’s hard to navigate online. Would you suggest we grab a hotel room down there and then house hunt?

      Hi @Carin Adam well first of all thank you so much for watching our video and for your comment and question we appreciate that very much.
      We found the prices online high also. And we're quite surprised to learn that basically all over Puerto Escondido on Airbnb, VRBO even Facebook Marketplace and locally when you walk around the streets. So we hate to say it here but I think you're going to have a tricky time finding something within your price range or you will be underwhelmed with what you find in your price range. That was our experience. We still had an awesome time but we had to compromise a little on what we prefer for accommodations (a studio with no bedroom door for instance) because it was the price we wanted to pay.
      I mean... what's the difference really between a hotel room and an Airbnb room? Perhaps choose whichever one fits your budget for about 7 days or so (we say 7 days because often Airbnb hosts give you a deal when you book a week vs 5 or 6 days), pay it, pay the fees etc (that's what we did) and then we hit the ground and look in person, ask around, search Facebook Marketplace. We also negotiated with Airbnb people off Airbnb (not on the chat platform but in person when we went to see the unit).... we got creative! And we often found they gave us a better deal.
      Does that help at all?
      Also, Puerto is not so "undiscovered" anymore. You'll see when you go. It's so awesome, but it's busy and packed already. So, as a busier tourist center now rental prices are really climbing.

      @@PlanFree Thank you so much for responding so quickly. We are looking mid range I think. A clean bathroom, our own kitchen to cook, and a bedroom. A pool would be lovely to cool off before going to bed, but no biggie. We have 2 chihuahuas so we need pet friendly for sure. Is it safe to say do not pay outside Airbnb? When discussing price with a renter, we can discuss that with them right? Pay when we get there? It’s possible property might be taken though eh? So if we booked a place for say 2 weeks, looked around for something cheaper would this be doable? I’d hate for us to be on the streets lol. We have only Airbnb once, so very unfamiliar with the process. I really hate bugging with all these questions. Btw… your videos are awesome and very informative and enjoyable to watch! Thank you Al and Carin. Now that I’m thinking our budget would be around say 1200.00 a month cad, if I had to guess a rough estimate.

      Hi again Al & Carin, well your budget is really decent. We believe you should be able to find something in your budget of Cad$1200/mo pretty easily on Airbnb and we would recommend paying in full on Airbnb for the first week or two (whatever you're comfortable with). Then, once you've paid in full OR once you're there and you communicate more with the owner just ask them if they would extend for another 2 weeks, a cash deal off the platform. Most are willing to do that.

    Wow ..talk about newbie Airbnb prices. (Yes I understand it’s still business, and prices have been rising) but we have been here years, Now we have a “real” 2 bedroom private home, with all NEW furniture, beds appliances, dishes, washing machine , solar hot water, air conditioning, bococho ( very quite area). cable tv, wifi included… for less the. 500. Cdn.. but then again my wife is Mexican speaking perfect Spanish when we phone….we always look on local adds in Spanish ( not Airbnb English) and always get a min 6 month lease, gives you way less price as you say, not Airbnb prices. Barter is everything, …
    ….were you even speaking any Spanish? Less Spanish = higher price….
    They are out there, just got to know where..but not on Airbnb …usually…

      Hi there @Mexican Tours, well you hit a couple of key things right on the head!! You are completely right. And ya crazy Airbnb pricing, right!?
      So:
      a) yes! Prices HAVE been rising in Puerto Escondido, quite fast actually. (BOO!)
      b) we started looking from Canada and used Airbnb as a starting point only (there are other Mx websites and Facebook MktPlc ads, word of mouth, signs on the street, etc, but we started with Airbnb to show people what info you see, to show how big the difference IS/can be as opposed to when you hit the pavement!
      c) you're been here for years (meaning you've looked around) and you wrote "Now we have a real 2 Br home"....exactly. NOW. It likely took you a while to get that lay out (2Br), that price, those amenities, that community, etc. :)
      d) you are married to a Mexican lady and she speaks fluent Spanish, not all of us have that tool in the tool box! (Especially me, Lori!)
      e) yes we speak some Spanish but not enough to completely "blend" in and OH YA, we're WHITE skinned! hahaaaaa So, it doesn't matter, almost what we SAY, but how we look. We all do the best we can with what we've got, right!? I did get us better pricing when I spoke decent Spanish to the landlords/agents.
      f) 6 months lease is also a difference worth noting as to why you have that price. We entered in dates of 4-6 weeks for this "exercise".
      g) our video is kind of more for the people arriving new to the area also. :)

If you looked at some of my videos..I’ve been doing real estate stuff, ..been doing it for 20 years now..I had another channel way back, same thing did marketing videos while I was in Guatemala for ten years, maybe meet for coffee and exchange ideas what works and stuff if you like… ps where you from in Canada ..me Vancouver island…yes my wife speaks perfect English and teaches Spanish if your interested..

      Yes, we did rent a place in Bacocho, we'll be hanging around for a few months fore sure.
      Small world, as we just came from spending a couple of months in Victoria and Qualicum Beach before arriving here. We are technically from Alberta but.......mostly just have mail sent there these days. We had a look at your channel, you have a lot of videos on there, we always enjoy the drone perspective. We own a drone but left it in Canada because of the Mexico drone laws-miss having it right now!
      I'm sure we can connect for a coffee and chat sometime, yes.

      Yes, we felt pretty much the same way after looking at these places, we rented none of them. If you look hard enough (feet on the ground) you can find some reasonable options.🍹

    Why in G's name would anyone want to rent in Puerto Escandido? One of the most unpleasant places I have toured to date in Mexico. Even some of the gulf refinery towns seem to have more appeal.

      It's pretty great especially out if the built up, touristy zones. Have you checked out Bacocho, Granjas del Pescador, Los Mangos and Costa Chica areas (ones in that area)? They are great! They are not too built up as business areas, they are not hotel zones they are nice normal communities and we have quite enjoyed our time in and around them, the proximity to the beaches that they bring as well as how close those kind of communities are to amenities (tiendas, grocery stores, water supply, house wares etc)... the things you need for every day life. Not to mention the nice, normal local people you meet in them.
      So, we wonder which area it was in Puerto Escondido you toured exactly...? There are some that don't appeal to us either!
